Twenty eight years on Perth roofs
Powerdrive Roofing has worked across the Perth metropolitan area since 1997, from a fixed address in Sinagra. Family run, employed crews rather than a rotating cast of subcontractors and the same phone number for nearly three decades.
That longevity matters for one practical reason. A ten year workmanship warranty is only worth something if the business is still trading in ten years and a great many roofing companies are not. Ours has outlasted several property cycles, two recessions and a mining boom.
How we actually work
Somebody comes and looks at the roof properly. That means walking it where it is safe to, checking the ridge and hip capping, the valleys, the flashings and every penetration, then getting into the roof space where a manhole allows to test the timber rather than glance at it.
You get photographs of what is actually there, including the parts that are fine. Then a written itemised price for the work that is genuinely required, not a package.
Roughly one in eight roofs we assess gets a recommendation other than the one the owner was expecting and that cuts both ways. Sometimes it is worse than they hoped. Frequently it is considerably less.
What we will tell you that costs us work
That most roofs quoted for replacement do not need it. On the majority of Perth homes the tiles outlast the battens holding them, so lifting, re-battening and relaying your existing tiles delivers a structurally renewed roof at a fraction of a full replacement.
That a tired looking roof is usually a surface problem rather than a structural one and that age alone decides nothing.
That terracotta generally should not be coated, whatever anybody has offered to do to it.
That a coating over degraded battens is money wasted, because the finish will look excellent while tiles keep slipping.
And that sometimes the honest answer is that your roof needs nothing yet. Restoring early does not extend a roof's life, it simply starts the clock on a consumable sooner.
Accreditation and warranties
We are Dulux AcraTex accredited applicators, which is a registered network arrangement rather than a badge. Its practical consequence is that the manufacturer product warranty becomes available on your roof and the same coating applied by an unaccredited operator does not carry it.
Our own workmanship warranty runs ten years and arrives in writing. Those two documents cover different failures and you should finish a coating job holding both.
Chemical delignification treatment is patented, the only process of its kind in Australia and it carries a transferable warranty. Transferable matters, because it becomes an asset when the property changes hands.
The questions we get asked about us
Are you licensed and insured? Yes and we carry current public liability cover. Ask for the documentation and verify it independently rather than taking a business card at face value. That applies to us as much as to anybody else knocking on your door.
Do you subcontract? Our crews are employees. It matters most when a warranty claim arises, because a workmanship warranty from a business that subcontracts everything and supervises nothing is a document rather than a protection.
How big a job will you take? Anything from a single slipped tile to a full commercial re-roof. Small jobs are not a nuisance and we would rather do one properly than talk you into something larger.
What if something goes wrong? Tell us, in writing and give us a genuine chance to put it right. Almost every dispute in this trade resolves at that stage.
A short history
Powerdrive began in 1997 doing repairs and restorations across the northern suburbs, at a point when much of the post war housing stock was reaching the end of its original mortar life for the first time. That work remains the backbone of what we do.
Chemical delignification treatment came later and grew from a specific problem: roof timbers that looked structurally sound while having lost the strength to hold a fixing. Conventional wisdom said replace the roof. The patented treatment we now hold restores and protects affected timber instead and it remains the only process of its kind available in Australia.
The business has stayed deliberately mid-sized. Large enough to carry proper insurance, equipment and warranties, small enough that Dean still answers the phone and turns up on site.
Equipment, safety and the unglamorous part
Working at height is the genuinely hazardous element of this trade and edge protection, harnesses and scaffolding get priced into a quote rather than skipped to win one. Where a job needs an elevated work platform, that appears on the quote up front instead of surfacing as a variation.
Asbestos identification happens before anything is disturbed on pre-1990 buildings. Fibre cement sheeting is never pressure cleaned, drilled or walked on and where removal is warranted it goes to a licensed operator with documented disposal.
Ladders get footed, surrounds get protected, gardens get covered and rubbish leaves with us. Small considerations and they are the difference between a tidy job and a fortnight of picking mortar out of a lawn.
Where we work
The whole Perth metropolitan area. North through Joondalup, Wanneroo, Yanchep and Two Rocks. The coastal strip from Cottesloe and Scarborough up past Hillarys and Mindarie. East into the hills through Kalamunda, Lesmurdie, Mundaring and Roleystone. South through Melville, Cockburn, Rockingham, Baldivis and down to Mandurah.
Different parts of the city produce genuinely different roofing problems. Salt corrosion near the water, leaf litter and limb strikes in the hills, reactive clay movement through the south east and post war concrete tile reaching the end of its mortar life almost everywhere in between.
