How to Choose a Roofer in Perth (and Avoid the Dodgy Ones)

The roofer you choose matters more than any product. This covers the licences, warranties and warning signs that separate a proper roofer from a dodgy one.

Roofing attracts a certain amount of opportunism because the work is invisible, the customer usually cannot inspect it and problems surface years later.

The defences are straightforward and mostly free. Here is what genuinely separates a competent contractor from an expensive lesson.

The doorknock

Somebody arrives unannounced and reports alarming damage they noticed from the street or while working nearby.

This is the oldest approach in the trade and it works because it creates urgency. The damage may be real, exaggerated or entirely invented and you have no way to tell.

You are never obliged to decide on the spot. Anyone applying pressure to sign immediately is telling you something important about the rest of the transaction.

Quotes without inspections

A price given over the phone, from a photograph or from a satellite image is a guess.

Nobody can assess mortar condition, Roof Valley Repairs Perth corrosion or batten integrity remotely. Those three things determine most of the work required.

A contractor who has not been in your roof space has not inspected your roof. They have looked at it.

Cash discounts and no paperwork

A discount for cash usually means no tax invoice and no tax invoice means no documented warranty, no proof of payment and no recourse.

It also means no manufacturer product warranty, because those require accredited application and documentation.

The saving is small. The exposure is total.

Deposits that do not add up

A modest deposit to secure materials is normal and reasonable.

A large payment up front before work begins is not and it is the mechanism behind most of the disappearances reported to consumer protection.

Progress payments tied to actual stages are the sensible structure and any decent contractor will explain theirs without hesitation.

Checking they are who they say

Ask for the business name, the ABN and the licence details, then verify them independently rather than accepting a business card.

Ask for public liability insurance and check it is current. Work at height on your property without it exposes you.

Look for a fixed address and a history. Recently registered entities with no trading history are worth additional scrutiny, particularly after a storm event when they appear in numbers.

Reading a quote properly

A good quote names things. Products, coat counts, ridge metreage, what is included and what is explicitly not.

A poor quote describes outcomes. Restore roof, clean and paint, fix Leaking Roof Repairs Perth.

Vague scopes are where variations live. If it is not written down, it is not included and the conversation about that happens when the crew is already on your roof.

Questions that reveal competence quickly

Did you get into the roof space and what did the battens look like.

What pointing compound do you use and why that one.

How long between treatment and cleaning.

What primer is specified for my substrate.

What happens if you find more damage once you start.

Competent contractors answer all five immediately and without irritation. The answers are also comparable between quotes, which is the real value.

Warranties worth having

A workmanship warranty in writing, naming a duration and what it covers.

Where a coating is involved, a manufacturer product warranty issued in your name, which requires the applicator to be accredited.

Two documents. They cover different failures and you want both, particularly at sale time when a purchaser asks what was done to the roof.

After a storm, be more careful rather than less

Storm events bring genuine urgency and urgency is exactly what opportunists rely on.

Make the roof safe, photograph everything, contact your Insurance Roof Repairs Perth and take the time to check whoever you engage. A temporary cover buys you that time.

Powerdrive has operated in Perth since 1997 with a fixed address, employed crews and documented warranties. Ring 0421 768 842 and check us the same way you would check anybody else.

Subcontracting and who actually turns up

Ask whether the people doing the work are employees or subcontractors and whether the person quoting will be on site.

Subcontracting is not automatically a problem. Not knowing who is coming, or a different crew arriving each day, generally is.

It matters most for warranty claims. A workmanship warranty from a company that subcontracts everything and supervises nothing is a document rather than a protection.

Reviews, and reading them properly

Volume matters less than pattern. Look for reviews describing the specific work rather than general praise and look at how the business responds to criticism.

A run of five star reviews posted in the same week is worth noticing. So is a business with a long history and no negative feedback at all, which is statistically unusual.

Photographs in reviews are the most useful signal, because they are hard to fabricate at scale.

What good communication looks like

A written quote arriving when promised. Questions answered directly rather than deflected. Clear statements about what is not included.

Willingness to say a job is not needed, or that a competitor's quote was reasonable.

Somebody who explains why rather than asserting what. That distinction is the most reliable indicator of competence in any trade.

If something goes wrong

Raise it in writing and give the contractor a genuine opportunity to fix it. Most disputes resolve here.

Keep the quote, invoices, warranties and any photographs. That paperwork is the whole basis of any later claim.

Consumer Protection in Western Australia handles building service complaints and there are formal pathways for unresolved disputes. Knowing that exists is usually enough.

A short checklist to keep

Licensed, insured and verifiable independently.

Inspected your roof properly, including the roof space, before quoting.

Written quote naming products, quantities, inclusions and exclusions.

Sensible deposit, progress payments tied to stages.

Workmanship warranty in writing and a manufacturer product warranty where a coating is involved.

Answers technical questions without irritation.

Prepared to say a job is unnecessary.

Seven items. A contractor satisfying all seven is very unlikely to be the problem and one failing three or more is worth walking away from regardless of price.

Powerdrive works across the Perth metropolitan area from Two Rocks to Mandurah. Ring 0421 768 842 and put us through the same checklist.Beware two specific phrases. Nobody legitimate offers to fix your roof using leftover materials from a nearby job, because reputable businesses order what they need and do not carry surplus around suburbs looking for somewhere to dump it.

Similarly, an inspection offered free while somebody is already up a ladder next door is a sales visit rather than an assessment. Genuine free inspections are arranged, booked and documented.

Finally, trust your own discomfort. Homeowners frequently describe a feeling that something was wrong days before they could articulate why and in hindsight the signals were usually there. Evasive answers, reluctance to put commitments in writing, unexplained urgency.

You are not obliged to justify declining a quote. A polite no thank you requires no explanation whatsoever.
