Roof Cleaning: Removing Moss, Lichen and Black Streaks

Roof Cleaning Perth, Roof Cleaning Perth and black streaks do more than spoil a roof's looks, they hold moisture and shorten its life. This covers what the growth is, why it matters and how a roof is cleaned properly.

Three different organisms grow on Perth roofs and they are not the same problem. Treating them as though they were is why so much roof cleaning fails within a season.

Understanding what is actually growing tells you what will remove it and what will simply make it angry.

Moss, the one everybody recognises

Roof Cleaning Perth is a genuine plant with tiny leaves and shallow rhizoids anchoring it to the surface. It needs sustained moisture and shade, which is why it colonises southern and south eastern roof planes first.

It grows in the mortar joints along ridge lines particularly enthusiastically, because that is where moisture collects and where there is something for it to grip.

It is the easiest of the three to remove physically and among the most damaging if ignored, because it holds water against the surface indefinitely and its anchoring works into failing mortar.

Lichen, the difficult one

Roof Cleaning Perth is not a plant. It is a partnership between a fungus and an alga and the fungal component bonds chemically to the surface it grows on rather than simply sitting there.

That is why lichen resists physical removal so stubbornly. Scraping it off aged concrete tile removes surface material with it and anything left behind regrows from what remains.

It appears as flat crusty patches, frequently pale grey or sage green and on Perth roofs it is extremely common on anything that has been up there more than twenty years.

Black streaking, which is algae

The dark vertical streaks running down roof planes are usually a hardy algae rather than dirt or mould.

It feeds on moisture and airborne particles and it spreads downward with each rainfall, which is why the streaks always run with the slope.

It is largely cosmetic in the short term and it indicates a surface holding moisture, which matters in the longer term. On light coloured roofs it is disproportionately visible.

Why blasting alone fails

Physical removal takes off what you can see. With lichen in particular, the bonded fungal structures remain and regrowth begins immediately.

Worse, aggressive pressure on aged concrete strips the surface of the tile, increasing porosity and making the roof more hospitable to growth than it was before.

So a roof blasted clean can look excellent and be measurably worse off, which is a genuinely perverse outcome for money spent.

Treatment, and the waiting

The effective approach applies a biocide, then waits. Days, not minutes. The treatment kills the organism including whatever is bonded to or rooted in the surface.

Dead growth then releases far more readily and requires much less physical force to remove.

That waiting period is the single thing distinguishing a lasting clean from a cosmetic one and it is also the stage most frequently skipped because it does not look like work.

What makes a roof susceptible

Shade, which is why southern elevations and anything under a canopy suffer most.

Moisture retention, which is why porous aged concrete is far more affected than glazed terracotta or sheet metal.

Debris, because leaf litter holds water against the surface and provides nutrients.

Slow drying, which is why the river suburbs through Melville, Bicton and Applecross see more growth than the dry sandy suburbs further inland.

What to do about the conditions rather than the symptom

Trim back branches overhanging the roof. This is the single most effective preventive measure and it costs nothing beyond arranging it.

Keep Gutter Replacement Perth and Roof Valley Repairs Perth clear so debris is not sitting on the roof holding moisture.

Where the surface is porous, sealing and coating changes the equation substantially by giving growth far less to hold onto.

Cleaning without addressing conditions means cleaning again in three years.

Common questions

Will bleach work? Household bleach damages plants, corrodes metal components and is not the right chemistry for this. Purpose formulated products exist for good reason.

Is roof cleaning safe for my garden? With proper protection and rinse down, yes. It is a legitimate question to ask any contractor before they start.

Can I do it myself? The chemistry is available. The height is the problem and mossy tile in the wet is genuinely treacherous.

We clean and treat roofs throughout Perth including Attadale, Bicton, Palmyra, Melville and Booragoon where the conditions make growth relentless. Ring 0421 768 842.

Why growth returns faster the second time

A roof cleaned aggressively has a rougher, more porous surface than it started with and rough porous surfaces are exactly what spores need to establish.

So the second colonisation arrives sooner than the first and the third sooner again. Owners describe it as the roof getting worse, which is accurate, though the cause is the cleaning method rather than the roof.

Breaking that cycle means either sealing and coating the surface, or changing the conditions that encourage growth, or both.

Neighbouring roofs and spore load

Spores travel. A heavily colonised roof next door contributes continuously to yours, which is why some streets have a visible pattern of affected properties.

You cannot control that and it is not worth worrying about. It simply means your own conditions matter more, because the supply of spores is constant.

Shade, moisture retention and debris are the three things you can influence.

Safety during and after treatment

Treated roofs are slippery while wet and dead growth is slipperier than living growth.

Keep children and pets away from downpipe discharge points during and immediately after treatment and cover or disconnect any rainwater tank.

Sensitive plants directly beneath the roofline are worth covering. A competent operator rinses surrounds thoroughly afterwards.

Ask what product is being used and whether it is appropriate near your garden. It is a reasonable question.

What a good result looks like

Even colour across each elevation rather than patches following the operator's route.

No visible growth remaining in the ridge line mortar joints.

Gutter Replacement Perth and downpipes clear afterwards, since a clean produces a considerable quantity of debris.

Surrounds rinsed and no residue on paths or windows.

We treat and clean roofs across Perth including Como, Manning, Karawara, Waterford and Salter Point. Ring 0421 768 842.

The biology, briefly, because it explains the treatment

Algae reproduce by spores carried on wind and rain, colonising any damp surface offering minimal nutrients. They photosynthesise, so shade slows them without stopping them.

Fungi obtain nutrition by secreting enzymes that break down whatever they sit upon, which is why fungal components etch mineral surfaces over decades.

Lichen combines both. The algal partner manufactures sugars through photosynthesis while the fungal partner supplies structure, anchorage and mineral extraction. That symbiosis makes lichen extraordinarily resilient, capable of surviving desiccation for months and reviving within hours of rainfall.

Bryophytes, the group containing mosses, absorb water across their entire surface rather than through roots. They cannot regulate moisture internally, which explains why they thrive exclusively where dampness persists.

Biocidal treatment interrupts cellular function in all three groups. Mechanical removal alone interrupts nothing, which is the entire argument for chemistry over force.

We treat roofs biologically rather than aggressively throughout Perth including Nedlands, Dalkeith, Claremont and Cottesloe. Ring 0421 768 842.

What goes on your roof

Where sheet metal is involved the grade decides how long the work lasts. BlueScope marine and industrial specification guidance is explicit about severe marine environments, recommending COLORBOND Ultra steel within a few hundred metres of breaking surf. Profiles come from Lysaght roofing and guttering. Standard product near the water is a warranty problem rather than a saving.
