A roof paint or coating job is only ever as good as the preparation underneath it. Homeowners focus on colour, but the difference between a finish that lasts a decade and one that peels in a year is almost entirely in the cleaning, repairs and priming that happen first.

How long should a roof coating last? Properly prepared and applied to specification, a long time, with a manufacturer warranty behind it. Poorly prepared, two or three years whatever the product.
Can I paint terracotta? Generally you should not. Terracotta is a fired glazed product that does not need a membrane and painting it permanently changes a building in a way that is very hard to undo.
Is a cheaper quote ever the same job? Occasionally. Usually the difference is treatment time, film build or repairs excluded. Compare the scopes rather than the totals.

How to compare two quotes properly
Put them side by side and look for four things. Treatment time before cleaning. Repairs specified rather than implied. Bedding and pointing included or excluded. Product, coats and film build named.
One quote will usually be shorter. Shorter is not simpler. Shorter means fewer commitments.
Then ask both to explain their preparation sequence out loud. The answers diverge quickly.
The tells of a rushed job

Price is driven by roof area, pitch, storeys, access, condition and how much repair work sits inside the scope.
Two identical footprints can differ substantially if one has a complex hip and valley layout with far more ridge metreage than the other.
The genuinely cheap quotes almost always exclude something. Usually treatment time, sometimes bedding and pointing, occasionally film build. Compare scope, not totals.
A final word on shortcuts
Every corner cut in roof coating is invisible on handover day. That is the entire problem and it is why price alone tells you almost nothing.
Treatment skipped. Pressure wrong. Surface damp. Film thin. Repairs excluded. Five shortcuts, all hidden, all guaranteed to surface between year two and year four.
The defence is a written scope naming products, coats and sequence, from somebody prepared to explain their method without getting defensive about the question.
