You can read a roof from the ground more than people assume. Most of the warnings are visible from your own driveway if you know what you are looking at.
None of this requires a ladder and all of it is easier to act on in April than in July.
Grit in the gutters
The most reliable early warning available and the one almost nobody checks. Grey crumbs and coarse grit sitting in the bottom of a Gutter Replacement Perth are perished pointing washing off the ridge line.
Rigid sand and cement mortar shrinks as it cures and keeps shrinking for years. Eventually it cracks along the joint and the material that breaks away ends up in the gutter.
It costs nothing to look. If you find it, the ridge line will admit wind driven rain this winter and it is worth addressing first.
An uneven ridge line
Stand back and sight along every ridge and hip. They should read as straight lines.
Caps sitting proud of their neighbours, dipping, or visibly out of alignment mean the mortar bed underneath has broken up rather than simply the pointing on top. That is a bigger job and worth knowing about early.
Vegetation growing out of a ridge joint is a bad sign. Seeds germinate where mortar has broken down enough to hold moisture and roots then widen the crack.
Tiles out of line
Look across each roof plane for tiles that have slid down the slope, sit lower than their neighbours, or are visibly cracked.
A single Tile Roof Repairs Perth is a small job. Several across a roof suggests the battens are no longer holding fixings and that is a structural question rather than a tile question.
The tell is repetition. If the same tile slips back after being reset, the timber underneath is the problem.
Tiles that stay dark after rain
Watch the roof after a shower. It should dry fairly evenly and reasonably quickly.
Areas that stay dark for hours are holding water, which means the surface has become porous. That is the factory treatment having worn away and it is the point at which a roof starts absorbing rather than shedding.
It is not urgent this winter. It is the signal that sealing and coating is due within the next year or two.
Dark streaking and growth
Vertical dark streaks running down the slope are algae. Largely cosmetic in the short term and an indicator that the surface is holding moisture.
Green or grey patches, particularly on southern and shaded elevations, are Roof Cleaning Perth and lichen. Those hold water against the roof indefinitely and moss establishing in the ridge joint works into failing mortar.
Growth in the mortar joints specifically is worth acting on, because it is both a symptom of mortar breakdown and a cause of more.
Fascia, gutters and the edge
Look at the timber behind the gutter. Blistered paint, staining, or a section that has visibly sagged all point at water that has been running where it should not.
Gutters sagging between brackets, pulling away from the fascia, or holding standing water an hour after rain has stopped are separate problems with separate fixes and only one of them is clearing.
Rust staining running out of a Roof Valley Repairs Perth into the gutter tells you the metal up there is going and that is the Leaking Roof Repairs Perth that arrives in ordinary rain rather than needing wind.
Inside the house
Faint discolouration on ceilings, particularly in corners, in rooms you rarely use and around light fittings.
A musty smell in a roof space or a room that does not clear.
Cornice separating slightly from the wall, or paint bubbling on an upper wall below a roof junction.
Any of those means water has been above that ceiling at some point and the question is whether it still is.
What to do with what you find
Photograph it, from the ground, dated. Comparing images year to year reveals gradual change that memory will not.
Deal with the cheap things first: gutters and valleys cleared, broken tiles replaced, branches trimmed back.
Get the ridge line looked at if you found grit or an uneven line, because that is the failure most likely to put water inside this winter.
An inspection costs nothing and includes the roof space, which is where the expensive findings live. Ring 0421 768 842.
Signs specific to metal roofs
Fixings backing out, visible as raised points along a sheet line. Those let water in directly and they worsen with thermal movement.
Rust at cut edges, around fasteners and at laps rather than in the middle of a sheet. Corrosion starts at the edges because that is where the protective coating stops.
Sheets that have lifted slightly at the laps after a windy season, which is the beginning of a failure rather than a cosmetic issue.
Streaking down from a fixing point, which usually indicates water tracking under the sheet.
Near the coast, all of the above happen faster and warrant looking at annually rather than every few years.
What is not a warning sign
Faded colour with no growth and no other symptom. That is ultraviolet exposure and it is cosmetic. Cleaning will not restore it and it does not indicate anything structural.
A single cracked tile with no water coming in. Worth replacing, not worth worrying about.
Minor surface staining on the shaded side, particularly on a coated roof, which is normal weathering.
Efflorescence, the white bloom that occasionally appears on newer concrete tiles as soluble salts migrate outward. It looks alarming and generally weathers away without intervention.
Knowing what does not matter is as useful as knowing what does, because it stops you paying for work you do not need.
Getting a second opinion without wasting time
If you have been told your roof needs replacing, ask three questions. Which specific component has failed. Whether anybody entered the roof space. Whether photographs exist.
Clear answers to all three usually mean the assessment was genuine. Vagueness on any of them means it was a sales visit.
Bring the existing quote when you get a second opinion. We will tell you where we agree with it, which happens more often than people expect.
Roughly one in eight roofs we assess gets a recommendation other than the one the owner was expecting and that cuts in both directions.
Reading the roof space, which is where the answers are
Everything visible from outside is comparatively cheap to remedy. The expensive findings live in the cavity and they are accessible to anybody with a torch and a manhole.
Daylight through the covering is unambiguous. Anywhere you can see sky, water can arrive.
Staining on rafters and battens shows the path water has travelled and following those marks uphill leads to the entry point rather than the drip.
Rust around nail plates, corroded fixings and discoloured insulation all indicate sustained moisture rather than a single event.
Press a screwdriver into battens near any stained area. Firm resistance is fine. Timber that gives way or separates into fibres is the finding that changes what your roof needs and it is invisible from every other vantage point.
Ten minutes with a torch tells you more than an hour with binoculars.
