What's Involved in a Full Roof Restoration, Step by Step

A restoration is a sequence of jobs, each of which matters. Understanding the steps helps you judge a quote, spot where a cheap job cuts corners and know what you're actually paying for when you restore a Perth roof.

People are quoted restorations without ever being told what the word covers. The gap between a thorough job and a quick one is enormous and almost none of the difference is visible once the coating goes on.

Here is the sequence, in order, with the reasons each stage exists.

Step one, inspection and quote

Before anything happens somebody should walk the roof, examine the ridge and hip lines, look at the Roof Valley Repairs Perth, check flashings and penetrations and get into the roof space where a manhole allows it.

That produces an itemised scope. Not a rate per square metre applied to a roof nobody has stood on.

This stage is also where a roof gets ruled out. Where battens have degraded, restoration is the wrong product and should be declined rather than sold.

Step two, treat the organic growth

Roof Cleaning Perth and lichen do not sit on a roof. They root into aged concrete and anything left alive regrows straight through a new coating within two or three summers.

So growth gets treated with a biocide and given time to die properly. Days, not minutes. Skipping this is the single most common reason a coating fails early and it is invisible on the day the job finishes.

On a heavily affected shaded pitch, this stage alone can change the outcome by years.

Step three, clean at the right pressure

High pressure cleaning strips accumulated grime, dead growth and the chalky remains of the old surface.

Pressure has to suit the tile. Sixty year old concrete that has been damp for decades has a softened surface and excessive pressure removes material rather than dirt while forcing water up under the laps.

A competent operator varies pressure across a roof as conditions change. A careless one picks a setting and walks.

Step four, repairs

Broken and Tile Roof Repairs Perth are replaced with matched stock. Roof Valley Repairs Perth are cleared and inspected and replaced where the metal has perforated.

Flashings get checked at every abutment. Any previous repairs made in roof cement or sealant come out rather than being coated over.

This stage is where scope occasionally changes, because things are visible after cleaning that were not visible before. Anything found should be photographed and discussed before it is actioned.

Step five, bedding and pointing

Ridge and hip capping gets re-bedded where the mortar bed has broken up, then pointed in a flexible compound.

Doing this before coating rather than after matters. Roof Bedding & Pointing Perth a coated roof means disturbing new coating and patching it afterwards, which is visible and avoidable.

The line the caps are set to is worth watching. A wandering ridge is permanent and obvious from the footpath.

Step six, sealing the surface

Aged concrete tile is porous. A sealer or primer soaks in, binds the surface together and gives the coating something stable to adhere to.

Applied over a dirty or damp surface it fails, taking the coating with it. This is why weather matters and why a genuine operator will reschedule rather than push through a marginal day.

Step seven, the coating itself

Two or three coats of a high build membrane, applied to the manufacturer's specified thickness, in the colour you selected from a physical chip rather than a screen.

Build matters more than brand. A thin application of an excellent product will not outperform a correct application of a good one and thickness is where corners get cut invisibly.

We apply Dulux AcraTex as accredited applicators, which is what makes the manufacturer product warranty available on the finished work.

Step eight, cleaning up properly

Gutter Replacement Perth get flushed of everything the job created, which is considerable after cleaning and re-bedding. Overspray is removed. Surrounds and paths are washed down.

You should also finish holding two documents: the manufacturer product warranty and a written workmanship warranty. They cover different failures.

Common questions

How long does the whole thing take? Three to five working days for most single storey homes, spread across a week or two because the treatment stage needs time to work.

Do I need to be home? No. Access to power and water is useful. Nobody needs to be inside the house.

What about my garden? Surrounds get protected before work starts and washed down afterwards. Some plants directly against the house are worth covering, which we will discuss.

Can it be done in winter? Repairs yes, coating no. The surface must be dry and stay dry while it cures.

Restoration work runs constantly through Hamersley, Warwick, Duncraig, Kingsley and Greenwood. Ring 0421 768 842 to get yours looked at.

What can go wrong at each stage

Skipped treatment is the classic. The roof looks superb on handover and grows dark patches within two summers.

Excessive pressure during cleaning strips material from aged tile and drives water under the laps into the roof space. The damage is done that day and discovered much later.

Coating applied over a damp substrate loses adhesion. It may take a year to show, by which time everyone has moved on.

Under application of film build is the invisible one. You cannot measure it afterwards without specialist equipment, which is precisely why the specification belongs on the quote.

Weather and scheduling reality

The practical restoration season in Perth runs from roughly September to May. Repairs happen year round. Coating does not.

A job booked in June will move. That is not a contractor being unreliable, it is a contractor refusing to apply a membrane to a wet roof before a front arrives.

Be suspicious of anyone who guarantees a winter coating date. The weather does not negotiate.

What you should receive at handover

Photographs of the work, including the repairs that are now invisible under the coating.

The manufacturer product warranty documentation.

A written workmanship warranty naming what it covers and for how long.

The product name and colour, which you will want in five years when something needs touching up.

Keep all of it together. It matters at sale time as much as at failure time.

Maintaining it afterwards

Clear gutters and valleys twice a year, more under trees. Water sitting against a roof is the enemy of every coating ever made.

Deal with organic growth when it appears rather than when it establishes. Early, it washes off. Late, it roots in.

Keep branches off the roof. Shade plus debris equals growth and growth is what shortens coating life more than sunlight does.

None of this is expensive. It is the difference between fifteen years and eight.

Questions homeowners ask midway through

Why is nobody here today? Almost certainly the treatment stage. Biocide needs days to work through established lichen and rushing it is how coatings fail.

Why does the roof look worse than before? After cleaning and before coating, a roof looks stripped and patchy. That is the substrate showing honestly for the first time in twenty years.

Something extra was found. What now? It should be photographed, explained and priced before any work proceeds. Scope changes are normal on old roofs. Silent scope changes are not.

Materials, warranties and matching

Where sheet metal is involved the grade decides how long the work lasts. BlueScope marine and industrial specification guidance is explicit about severe marine environments, recommending COLORBOND Ultra steel within a few hundred metres of breaking surf. Profiles come from Lysaght roofing and guttering. Standard product near the water is a warranty problem rather than a saving.
