When a homeowner experiences a problem with their roof, a lot of the same questions often come up. A new roof is a big investment and it is important that you keep it properly maintained. In today’s quick Blogpost I have put together a list of six frequently asked questions.
1) My roof is leaking; do I require a roof replacement?
If you have a roof leak, you don’t necessarily need a completely new roof. In fact, that is always our last resort. Leaks can result from a wide range of things such as loose flashings or a section of the roof may become damaged from debris or storms. If the rest of the roof still intact and in good condition, generally only the damaged section of the roof would require repairs or maybe a few roof tiles replaced.
2) How long will my new roof last?
Most roofs are designed to last at least 2o to 30 years. However, roofing materials are different. Some roof types, such as Slate, Concrete Roof Tile, and colorbond systems, can last longer than others roofing materials. The lifespan of your roof also depends on several different factors including local climate and environmental conditions, installation methods, material quality, and suitability and whether the homeowner provided adequate roof maintenance over the years. 3) How do I know if my roof should be replaced?
Often, homeowners don’t recognize or choose to ignore a problem until the roof starts to leak or other serious damage occurs inside the home. By taking advantage of our free roof inspection once or even twice a year, issues can be discovered and rectified before the damage turns into more costly roof repairs. Cracked, warped or missing roof tiles, loose seams and deteriorated flashings, tech screw rubbers/grommets hardening and split are all signs that your roof could need a re-roof or at the least roof repairs. The interior of your home, you can look for cracked or blistering paint, discoloured plasterboard and peeling wallpaper can all be signs of a damaged roof and water ingress.
4) What type of roofing material should I use?

5) Can a new roof be installed over my old roof?
While it may seem cheaper, quicker and require less labour, installing a colorbond roof over your old one could cause issues down the track. We highly recommend stripping the old sheeting off completely, including the battens and anticon and installing the new ones. Any defects, vulnerabilities and potential problems in the original sheeting could eventually transfer through to the new sheets, you also have the problem of built up condensation between the layers promoting mould growth and other potential nasties.
6) What will a new roof cost me?
The price of a new roof can vary dramatically. It will come down to the type of materials chosen, the contractor or company doing the work the location (country or rural areas can be slightly higher) and of course the complexity of the job, ie is it single or double storey?
