Low reactivity, but watch the water table, the drainage and slab settlement where estate fill was placed and compacted quickly. East of Baldivis Road the ground is flat and it is sand and clay. Clay is reactive. Nothing dramatic. It swells when it is wet and shrinks when it is dry and it does that under your slab, every year. That is the mechanism behind slab heave, footing movement, seasonal cracking, doors that stick in winter and free themselves in summer and floor tiles that crack in a straight line across a room. Two houses in the same suburb, on opposite sides of one road, with genuinely different risk. We do not inspect them from the same checklist. Two other things worth knowing here. The estates retained mature tuart trees, which is good for the streetscape and worth thinking about near footings and drains. And Baldivis sits inland: the coastal salt load is lower than the western suburbs. Chemical delignification is not the first thing we would expect in a Baldivis roof, although the houses are also mostly too young for it.
