Roofs in Beeliar have a particular way of going wrong and it pays to know it before you spend anything.
Beeliar is the modern estate member of this lakes belt. Its name (approved only in 1993) honours the Beeliar Noongar people and the suburb was built out through the 1990s and 2000s as a masterplanned estate. So its stock is newer than the older Cockburn suburbs, which shifts the inspection: the relevant work is the kind that suits younger homes, newer-build defects, early pre-purchase and defect-liability checks and slab-on-ground performance. On a fairly consistent build type across the estates. Beeliar wraps the Thomsons Lake Nature Reserve and part of the Beeliar Wetlands, one of the least-disturbed wetland areas in the metro. Blocks near the reserve carry the wetland signature: a high water table, low ground. Drainage to manage, plus possible habitat-protection constraints on what can be built or cleared on adjoining land and a little termite pressure off the bush edge. Nothing dramatic. Being an inland suburb, salt-driven delignification is a low priority in Beeliar. The report here is really about building on relatively young estate stock beside a significant wetland, the slab, the drainage and the reserve edge. A distinctly different job from the old market-garden and public-housing suburbs to the north.
Salt does the damage here long before age does. It gets drawn into anything porous and it sits in the laps and creases where water lingers, so fixings, valley irons and gutter seams give out while the tiles above them still look perfectly serviceable.
