Booragoon is the retail heart of the City of Melville. Worth knowing. Home to Westfield Booragoon (the old Garden City centre, opened 1972) and the council offices. That activity centre is one key to inspecting it, because it drives higher-density housing : apartments and units around the centre mean a share of strata inspections, concrete structure, waterproofing and common property. Alongside the traditional houses. The name “Garden City” is the other key. Booragoon was the archetype of the district's garden-suburb character: quarter-acre blocks, established gardens and jacaranda-lined streets , built out in the 1960s-70s. So a routine part of the job here is the mature-garden checklist, big old tree roots near decades-old drainage and footings. And, because those large lots are now valuable, a lot of subdivision and infill (battle-axe rear lots, new builds behind old houses), which means two inspections and shared access to sort out. Booragoon also wraps Booragoon Lake, a wetland in the Beeliar chain and an Aboriginal campsite for tens of thousands of years. So blocks near it carry low ground and a high water table . Being an inland suburb near the Canning, salt-driven delignification is a low priority ; Booragoon's report turns on strata-versus-house near the centre, the mature garden-suburb stock and the wetland edge.

The ocean air reaches further inland than most people assume. It settles on every sloping surface and because a roof stays damp longer than a wall does, salt gets a much better grip up there. Fixings usually go first.

Specification is not window dressing. Flexible pointing compound outlasts sand and cement because it moves with the roof instead of splitting under it. Coatings need a sealed, prepared substrate or they peel. Sheet metal and fixings should suit the exposure of the site, since coastal and industrial air chew through standard product.
