Most people call a roofer when something leaks. An inspection is what tells you what is coming before it does and on Churchlands homes it routinely finds problems a year or two before they reach a ceiling.
Roof Inspection in Churchlands: the short version
Plenty of the roofs we inspect need nothing. Saying so is part of the job. Full detail on our roof inspection page.
Why Churchlands roofs behave the way they do
Churchlands takes its name from a genuine piece of history: the Roman Catholic Church bought the land from the Trigg family in 1891. It stayed largely undeveloped, bar the high school, well into the 1960s. That late start matters, because it means Churchlands is younger than its established western-suburbs neighbours and a large share of its housing is modern premium stock. Nothing dramatic. The clearest example is the former Edith Cowan University campus, which closed in 2008 and was redeveloped into premium residential estates, so a real part of the suburb is recent, large-home construction. On those, the inspection is about new-build quality and slab performance on estate fill rather than the wear of age. The suburb's eastern edge is defined by Herdsman Lake Regional Park and that lake is the main ground consideration. Blocks toward the lake sit closest to a seasonal water table and former lake-and-swamp margins, so subfloor and slab-edge damp and drainage that copes with a wet winter are worth attention there. Elsewhere Churchlands has older pockets mixed in, so, as ever, the age of the individual house should be established rather than assumed from the premium postcode. Being an inland, lake-side suburb, coastal salt and delignification are a low priority; in Churchlands the water that matters comes from the lake and the ground, not the sea. What that means for roof inspection in Churchlands
Grade is worth establishing during the assessment. Knowing what was originally specified tells us how much life is realistically left rather than guessing from appearance.
We check where extraction fans discharge as part of any assessment here, because fans venting into the roof space produce more misdiagnosed damp than genuine roof defects do.
On listed properties the assessment should note what controls apply, because that shapes every subsequent decision about materials and appearance.
Where a coastal roof has lost tiles in a front, the ones either side are usually loosened too, so an inspection after a storm covers the run rather than the gap.
Churchlands roofs: symptom and fix
| What you are seeing | What it usually means | What it needs |
|---|---|---|
| Storm damage to document | Claim needs evidence | Photographic assessment for the insurer |
| Roof looks tired from the street | Usually surface, not structure | Establish which before spending |
| Building report flagged the roof | Identified but rarely scoped | Specialist assessment and quote |
| Quoted a replacement, unsure | Age often mistaken for failure | Independent second opinion |
Guide only. Every roof differs, which is why we look before quoting.

Roof Repairs in Churchlands
Learn moreMost Churchlands roof problems come down to a handful of failures: cracked or slipped tiles, perished ridge pointing, rusted valley irons and tired flashings. We trace the leak to its actual source — which is rarely under the ceiling stain — and fix the cause, whether that’s replacing matching tiles, re-bedding and re-pointing the ridge in a flexible compound, or renewing a corroded valley.
We’ll always tell you honestly when a roof is genuinely repairable versus when the repairs are mounting up and a restoration would serve you better, as it often does through nearby Innaloo. Prompt repair matters: a single cracked tile left through a wet winter becomes soaked insulation, stained ceilings and, eventually, damaged roof timber. Every repair is backed by our workmanship warranty, and because we photograph what we find and talk you through it, you’ll understand exactly what was wrong and what we did about it rather than being handed a bill and a shrug.

02Roof Restoration in Churchlands

Roof Restoration in Churchlands
Learn moreA roof restoration renews a tired but sound Churchlands roof for a fraction of replacement: we treat the moss and lichen, high-pressure clean, replace broken tiles, re-bed and re-point the ridge caps in a flexible compound, then seal and coat with a Dulux AcraTex membrane as accredited applicators.
It’s the right call when the tiles have decades left but the surface and pointing are gone — the same judgement we bring to nearby Karrinyup. We’ll tell you honestly whether a restoration suits your roof or whether repairs or a re-roof make more sense, and the finished job carries both a manufacturer coating warranty and our 10-year workmanship warranty. Most Churchlands homes take two to three days depending on the repairs needed before coating. As accredited applicators we prepare to the manufacturer’s specification, so the membrane actually holds — a coating only lasts if the surface beneath it was treated, cleaned and repaired properly first, which is exactly where a cheap spray-over fails within a couple of summers.

03Roof Replacement in Churchlands

Roof Replacement in Churchlands
Learn moreWhen a Churchlands roof reaches the end of its life — porous tiles, rusted-through valleys, or a roof that’s been patched one too many times — a full re-roof is often the honest answer. We strip the old covering, check and repair the timber and battens underneath, and install a new tile or Colorbond roof with fresh sarking, valleys and flashings throughout.
A tile-to-Colorbond conversion is popular here for its lighter weight, clean lines and colour range, and because the lighter roof changes the wind uplift we reassess the tie-down as part of every conversion. We’ll also be straight about whether you’ve genuinely reached replacement or whether a restoration, as we do through nearby Doubleview, would renew the roof for a fraction of the cost. Every re-roof is engineered and tied down to Australian Standards and backed by our 10-year workmanship warranty, and we handle the guttering, flashings and tie-down as one job so nothing is left for you to chase afterwards.

04Roof Carpentry in Churchlands
Learn more
Roof Carpentry in Churchlands
Learn moreRoof carpentry is the structural timber under your tiles — the rafters, battens and trusses that hold everything up. On Churchlands homes we repair and rebuild that framing to standard: sistering weakened members, replacing rotted or termite-damaged timber, and reinstating trusses that have been cut for a skylight, duct or downlight.
We also test for delignification, the chemical breakdown that leaves roof timber looking sound but unable to hold a fixing — the same treatment we carry out through nearby Gwelup where the timber is worth saving rather than replacing. As registered builders we can certify structural carpentry, which a general handyman can’t, and we assess the whole load path while we’re in the roof space so a repair addresses the cause, not just the symptom. Where a member is load-bearing we prop it safely with acrow props and work to a structural engineer’s design before anything is cut — it’s the natural companion to our tie-down and structural-defect work.

05Structural Defect Repairs in Churchlands

Structural Defect Repairs in Churchlands
Learn moreWhen a building or pest inspection flags a roof-framing defect — a sagging rafter, a cut truss, inadequate bracing, rot or termite damage — the REIWA contract needs it rectified before settlement, and in Western Australia that rectification must be certified by a registered builder. Powerdrive holds Builders Registration BC105819, so we can both rectify the fault and certify it for your Churchlands sale.
We assess the defect, bring in a structural engineer where a load-bearing member is involved, and put it right — propping, sistering, reinstating cut members and adding the connections the frame needs. It’s the same certified rectification we handle through nearby Woodlands. An unregistered handyman can patch the timber but can’t certify it, which is exactly what stalls a settlement. An engineering assessment typically runs $800 to $2,000 and gives everyone a defined scope, and we hand back a documented record you can pass straight to the buyer — so it’s done once, properly.

06Storm Damage Repair in Churchlands

Storm Damage Repair in Churchlands
Learn moreWhen a storm hits a Churchlands roof — lifting ridge caps, cracking tiles or dropping a limb through it — our first job is always to make the roof safe: tarp the opening, stop the water, and take the immediate danger out of it. Only then do we scope the permanent repair and deal with your insurer.
We document the damage thoroughly, separating genuine storm damage from pre-existing wear so the claim is properly supported, and we check the framing around any impact because a limb strike shock-loads more than the visible hole. It’s the same rapid response we bring to nearby Innaloo. Getting there quickly limits the internal damage — an hour of water ingress can mean ceilings and insulation you’ll otherwise be replacing later. We liaise with your insurer directly and hand back a documented, photographed scope, so the claim is straightforward and the repair holds up in the next blow rather than becoming the next emergency.

When a Churchlands roof is worth having inspected
- You are buying and the building report mentioned the roof
- You are selling and want to know what an inspector will find
- Nobody has been on the roof in ten years or more
- A leak that comes and goes without an obvious cause
- Storm damage that needs documenting for an insurer
Local conditions in Churchlands
Substantial MODERN premium stock, especially the ex-ECU campus land redeveloped after 2008. Newer large homes: new-build defects and estate-fill slab performance, rather than age.
Herdsman Lake Regional Park on the eastern edge, seasonal water table/drainage for lake-side blocks; former lake/swamp margins.
Older pockets + modern estates, establish which; late-developing suburb (undeveloped into the 60s).
Inland (lake-side), salt/delignification low priority; ground/lake water is the concern.
We cover the whole of the City of Stirling. That takes in Trigg and the streets around Churchlands. Short drives keep roof inspection affordable on smaller jobs and most of ours are smaller jobs.
Materials and specification
Keep the report. At sale time a purchaser or a building inspector will ask what has been done to the roof and documentation converts a question mark into a positive. It is particularly valuable for work that is invisible afterwards, such as re-pointing, valley replacement or re-battening.
A little about Churchlands
Mix: some older stock, but substantial Modern premium estates (esp. ex-ECU land); large homes Premium, tightly-held western suburb; Herdsman Lake Regional Park on the eastern edge; ~8km NW of CBD Churchlands SHS, Hale School, Newman College; former Edith Cowan University Churchlands campus Closed 2008, redeveloped into premium residential estates None of that decides what your roof needs. It does tell us what to expect before we get the ladder out in Churchlands.
Recent work

What the work involves
- A written report you can act on. Photographs of each finding, what is urgent and what can wait and a price only for work that is genuinely needed. Including the finding that nothing is
- The roof surface, methodically. Ridge and hip capping for cracked bedding and perished pointing. Valleys, cleared enough to see the crease where rust starts. Flashings at every abutment, chimney, parapet and skylight. Every penetration, including anything added later for solar or air conditioning
- The drainage. Gutter falls, laps, internal corners and the fascia carrying them. Downpipes checked for flow and for where they actually discharge, because water dumped beside a footing is a problem of its own
Common questions about roof inspection in Churchlands
How often should a roof be inspected?
Every few years for a roof in ordinary condition and after any severe storm. More often on older stock, coastal properties or anything with a history of leaks.
Is it useful before buying?
Very. Defects found before settlement are negotiating positions. Defects found afterwards are your problem entirely.
Do you charge for an inspection?
No. The inspection, the photographs and the written quote cost nothing, including when the outcome is that your roof needs very little.
What makes an inspection thorough?
Entering the roof space and testing timber physically rather than glancing from the manhole. Anyone who has not been underneath has looked at your roof rather than inspected it.
How long does it take?
Around an hour on a typical single storey home. Longer on complex rooflines, older properties with a history of repairs, or where access is difficult.
Do you work throughout Churchlands?
Yes and the surrounding suburbs. Ring 0421 768 842 and tell us your street. If we are not the right people for the job we will say so rather than quoting anyway.
Three questions worth asking first
Three questions separate a genuine assessment from a sales visit and they apply to us as much as to anyone else. Which specific component has failed, rather than a general statement about age. Whether somebody entered the roof space, because batten condition cannot be judged from outside. And whether photographs exist. Clear answers to all three usually mean somebody looked properly.
Getting a quote in Churchlands
Ring 0421 768 842. Somebody who has been on roofs will come and look at yours, photograph the findings and price the job itemised rather than by the square metre. Quotes on Churchlands homes stay open for a reasonable period so nobody is rushed.
