The layout came from a 1920s garden-city plan, curving streets, retained tuart forest, with the earliest homes from the 1930s. The Games Village sits in the middle from the early 1960s. And large modern rebuilds now fill the gaps and the prime coastal streets. A pre-purchase inspection turns entirely on which era you are buying, because a 1930s house, a 1962 Games house and a 2018 rebuild share the postcode and nothing else. It is built on the old Lime Kilns Estate, the name is not decorative. This is Tamala limestone country, which means limestone footings and retaining and the variable ground that goes with limestone: solid shelf in one spot, softer material the next. And it takes the full force of the coast. City Beach fronts the open Indian Ocean, with a long documented history of foreshore erosion and groynes built to manage it. That is the heaviest salt and wind-driven-rain exposure a building can get in Perth, hard on anything metal, hard on the outer leaf of a wall.
