It is built on the old Lime Kilns Estate, the name is not decorative. This is Tamala limestone country, which means limestone footings and retaining and the variable ground that goes with limestone: solid shelf in one spot, softer material the next. And it takes the full force of the coast. City Beach fronts the open Indian Ocean, with a long documented history of foreshore erosion and groynes built to manage it. That is the heaviest salt and wind-driven-rain exposure a building can get in Perth, hard on anything metal, hard on the outer leaf of a wall.
