Roofing in Coogee
Roofs in Coogee have a particular way of going wrong and it pays to know it before you spend anything.
Coogee is a genuine oceanfront suburb on Cockburn Sound and that brings coastal salt back to full strength after the part-sheltered Melville river suburbs. On the exposed blocks here, delignification is a serious check on tiled roofs and salt does more besides: corrosion of roof hardware and fixings, wind-driven rain and weathering of exposed metalwork are all real. Coastal exposure. Wind and weather off the Sound, means roofs, eaves and flashings deserve particular attention. Worth knowing. The ground is limestone ridge , with some slope down toward the coast, so limestone near the surface affects footings , coastal-facing slopes need sound drainage and the oldest homes. In the original nineteenth-century Coogee Beach pocket, may sit on limestone footings . Those heritage buildings are a small but distinct part of the suburb. Most of Coogee's housing, though, is 1980s-onward coastal stock, now joined by new estate and marina density around adjoining Port Coogee (so some inspections are strata ). It is a wide era spread, so establishing the build is the starting point. Between full coastal salt, the limestone ridge and the range of eras, a Coogee report is very much a coastal inspection. The sort where salt and exposure lead.
The ocean air reaches further inland than most people assume. It settles on every sloping surface and because a roof stays damp longer than a wall does, salt gets a much better grip up there. Fixings usually go first.
Humidity does more damage in this pocket than storms do. A roof that never dries fully will grow lichen and lichen holds water against the surface long after the sky has cleared.
A high or seasonal water table changes what happens at ground level after a downpour. Gutter overflow pools against the house instead of soaking away and the damp air above keeps the roof surface wet into the morning.
What that means for a Coogee roof
Character housing carries materials that reward care. Steep pitches, decorative ridge work and reworked flashings all mean slower work and a repair that ignores the profile is visible from the footpath for the next thirty years.
Genuine OCEANFRONT (Cockburn Sound). Worth knowing. Full coastal salt exposure. DELIGNIFICATION a serious check; plus salt corrosion of fixings/roof hardware, wind-driven rain and metalwork. Coastal salt is back at full strength here. Limestone-ridge ground with some slope to the coast. Limestone near surface (footings), coastal-facing slope drainage; older limestone footings on the 19thC Coogee Beach stock.
Current residential mostly 1980s-onward + new marina/estate density (strata near Port Coogee) + a few 19thC Coogee Beach buildings. Wide era spread; establish the build. Exposed coastal position. Wind/weather exposure; check roof/eaves/flashing condition.
The inspection matters more than the quote. We walk the roof, check what the tiles are fixed to, look at the valleys and the ridge and get into the roof space if we can. Then you get a written price for the work that is genuinely needed.
A proper look covers more than the obvious. We check ridge and hip capping for cracked bedding and perished pointing. Valleys get cleared enough to see the crease, because that is where rust starts. Flashings at every abutment, chimney, parapet and skylight. Penetrations for vents, whirlybirds, flues, aerials and solar mounts. Gutters for fall, sag, corrosion at the back edge and the condition of the fascia carrying them. Downpipes and where they discharge. Broken, slipped or previously cemented tiles. Sarking, if any was ever installed. Battens and rafters from the roof space where the manhole allows it.
What goes on your roof should suit the site rather than the price list. Pointing gets a flexible compound. Coatings go over prepared and sealed surfaces, never straight onto dirty tile. Metalwork is specified for the exposure, which matters enormously near salt or industry. Tiles are matched from salvage where a profile has been discontinued. As accredited AcraTex applicators we can extend the Dulux product warranty and our own workmanship warranty runs ten years alongside it.
You will get a written quote that says what is included. No square metre guess, no verbal figure, no pressure to sign on the day. If we find something underneath that changes the scope, we photograph it and ring you rather than adding it quietly to the bill.
How we approach a Coogee job
Perth weather gives a roof two different problems each year. Summer bakes the surface, drives moisture out of mortar and chalks whatever coating remains. Then winter arrives as a run of cold fronts off the Indian Ocean, throwing rain almost horizontally at the western face of the building. Most leaks announce themselves in June rather than January, though the damage that caused them happened months earlier under a very hot sky.
Timing is worth planning. Coatings need a dry surface and a dry stretch afterwards, so the practical window runs from spring through to autumn. Repairs happen year round. Storm work happens whenever it has to.
Our work carries a ten year workmanship warranty. Manufacturer product warranties are separate documents with separate terms. You should finish a job holding both.
One more practical note. Our crew are employees rather than a rotating cast of subcontractors, so the person who quotes your roof is generally the person standing on it. Gear gets carried in, rubbish gets carried out and the garden survives. Small things, but they are the difference between a tidy job and a fortnight of picking mortar out of your lawn.
We cover the whole of the City of Cockburn. Around Coogee that takes in Lake Coogee, North Coogee and Melville. Short drives keep roofing affordable on smaller jobs and most of ours are smaller jobs.
Sometimes the honest answer costs us the job. If the tiles are sound and only the ridge has failed, that is what we will quote, even when a bigger number was on the table.

Questions we get asked in Coogee
What does it cost? Impossible to answer honestly without seeing the roof. Pitch, access, storeys, condition and the amount of ridge metreage all move the figure considerably.
Will you work on a two storey house? Yes. Access equipment and edge protection are part of the quote rather than a surprise afterwards.
Do you handle solar panels? We can coordinate removal and refitting with your installer where a restoration requires it.
Is a coating just paint? No. It is a high build membrane over a sealed substrate, and the preparation underneath decides whether it lasts a decade or fails in two summers.

There are 206 reviews on our Google listing. Photographs of finished work sit alongside them, which is more useful than anything we could write here.
Products we specify and why
Where sheet metal is involved the grade decides how long the work lasts. BlueScope marine and industrial specification guidance is explicit about severe marine environments, recommending COLORBOND Ultra steel within a few hundred metres of breaking surf. Profiles come from Lysaght roofing and guttering. Standard product near the water is a warranty problem rather than a saving.
