Roof plumbing is the metalwork that makes a roof watertight where the covering alone cannot: flashings at every junction, valleys, box gutters, downpipes and every penetration. On Cottesloe homes that is where most leaks originate rather than in the tiles.
Why Cottesloe roofs behave the way they do
Cottesloe's housing stock begins in the mid-1890s. Land was taken up in a rush, houses went up quickly and by the end of that decade the population was already around a thousand. What that means for an inspection is straightforward: a great deal of Cottesloe is well over a century old and the original building fabric was never designed for the century it has since had. Then it sits directly on the Indian Ocean. There is no suburb in the metropolitan area with a higher salt load and salt is the most destructive thing in a Perth building. It corrodes lintels, wall ties and fixings inside the wall where nobody can see them. It frets the face off brickwork. It migrates through porous terracotta tiles onto the battens beneath, which is why chemical delignification exposure here is as high as it gets and why our first stop is the roof space. Add Tamala limestone, which Cottesloe is built on and frequently built with. Limestone footings and limestone retaining walls erode and the older the wall, the longer it has been doing it. Two more things this suburb does that others do not. There are 430 heritage-listed places in the Town of Cottesloe and heritage listing constrains what you are permitted to do about a defect, which is a genuine consideration before you buy a problem. And the Norfolk Island Pines that define the streetscape have been in the ground since 1915. Century-old root systems, running alongside century-old drainage. Finally, the apartments. Coastal strata in Perth has a specific and expensive failure mode: chloride from the sea air reaches the steel reinforcement in the concrete, the steel rusts. Rust takes up more room than steel did, so the concrete cracks and spalls from the inside out. Worth knowing. On a balcony soffit or an exposed slab edge it is one of the more serious things we find. It is a common property problem, which means it arrives as a special levy with your name on it.Roof Plumbing in Cottesloe: the short version
Box gutters and internal drainage fail into the building rather than outside it, which is why they deserve attention eaves guttering does not. Full detail on our roof plumbing page.
What that means for roof plumbing in Cottesloe
Valleys fail first on this coast because they stay wet longest and sit under overlapping tile edges where salt laden moisture is held against the metal.
Older Perth homes frequently carry lead flashings, which shape beautifully around irregular brickwork and last a very long time. They should not drain onto modern coated steel, because the two corrode at the join.
Skylights and vents added to these roofs in later decades are a common entry point, because the retrofit detailing was rarely as good as the original construction.
Cottesloe roofs: symptom and fix
| What you are seeing | What it usually means | What it needs |
|---|---|---|
| Leak dating from a solar install | Penetration never detailed properly | Re-detail the mounting points |
| Corrosion where two metals meet | Galvanic reaction at the join | Replace in one consistent material |
| Damp high on an internal wall | Apron or step flashing failed | Cut out and re-flash |
| Stain on a chimney breast | No back gutter, or it has corroded | Install or renew the saddle |
Guide only. Every roof differs, which is why we look before quoting.

Roof Repairs in Cottesloe
Learn moreCottesloe's beautiful old beachside homes take the full brunt of the salt air, and it's the metalwork that suffers first — a valley iron thinned through, a flashing lifted, corroded fixings letting a ridge loosen in the sea breeze. On these character properties we work carefully, match old profiles where they're needed, and trace the leak to its real source, because a Cottesloe roof has to look the part as much as stay dry.

Roof Restoration in Cottesloe
Learn moreRestoring a roof on a Cottesloe character home is careful work — the salt air is relentless this close to the beach, and the homes are worth doing properly. We treat the growth the sea damp feeds, clean back to sound tile, deal with the corrosion the salt's started on the metal, re-point what the wind's loosened, and coat it in a system rated for genuine coastal exposure and a colour that suits the house. Done right it protects a lovely old roof for years.

Roof Replacement in Cottesloe
Learn moreWhen a Cottesloe roof is genuinely finished by the salt, a re-roof has to be built for the exposure and sympathetic to the house. We spec the right coastal-grade materials and fixings, detail the flashings to shed wind-driven rain, and sort the framing and sarking underneath, mindful of keeping a look that fits one of Perth's grand old beachside streets. On heritage-affected homes we'll flag anything that needs approval before we start.

Roof Inspection in Cottesloe
Learn moreA gorgeous Cottesloe home can hide a roof that's quietly corroding from years of salt, so knowing exactly what you're buying matters here. We inspect on top and inside the roof space and look hard at the metal the coast eats first — valleys, flashings, fixings — plus the tiles and the older framing, then give you a clear written report with photos so you're negotiating on facts, not on how good the place looks from the street.

Roof Carpentry in Cottesloe
Learn moreUnder many of Cottesloe's older roofs is timber that's taken decades of sea air and the odd slow leak, and coastal leaks are the quiet kind — a thinned valley weeps unnoticed until the rafter beneath it softens. We repair the structure properly, cutting back to sound wood, matching old timber, and fixing whatever corroded above it, so a beautiful old home isn't left with rot working away under a roof that looks fine.

Roof Cleaning in Cottesloe
Learn moreThis close to the water, Cottesloe roofs carry salt film and coastal grime that hold moisture against the surface, and the shaded pitches grow moss readily. We treat the growth so it dies at the root, then clean carefully — a lot of these are older, porous roofs that won't take an aggressive blast — and check the metal while we're up there, since a clean is often where we spot the salt corrosion that's about to leak.

Materials and specification
Sealant has a role and it is a secondary one. It backs up a mechanical detail rather than forming it and any junction relying on sealant alone has a service life measured in seasons rather than decades. Fifteen years is optimistic for a sealed termination in Perth sun.

1886, by Governor Frederick Napier Broome Mid-1890s, a rush to take up land and a number of houses erected Roughly two-thirds separate houses; roughly one in six flats or apartments None of that decides what your roof needs. It does tell us what to expect before we get the ladder out in Cottesloe.
Recent work

What the work involves
- Trace the water before touching anything. Metalwork leaks enter well inside the roof and travel along framing before they drop, so the stain is almost never under the fault
- Remove the old detail rather than covering it. Failed flashings come out so the timber and masonry behind can be seen. Roof cement over a failing junction hides the deterioration while it continues
- Fabricate and lap it correctly. Metal shaped to the actual junction rather than forced into shape, lapped so water runs over each joint instead of into it, mechanically fixed with sealant as a secondary defence rather than the primary one
Common questions about roof plumbing in Cottesloe
Why does my chimney leak when the roof is fine?
A chimney is a masonry column punched through a waterproof surface and water runs downhill into its uphill face. That side needs a back gutter or saddle to divert water around it. Many older Perth homes never had one, or it has corroded away.
Can flashings be repaired or do they need replacing?
Occasionally repaired where the metal is sound and only the termination has failed. More often replacement is honest, because half the cost is access and doing it twice wastes both.
Why did my leak start after solar was installed?
Mounting feet penetrate the roof covering and they are installed by electricians rather than roofers. Good installers detail them properly. Not every installer is good and it is the most common new-leak cause we attend.
What is a box gutter?
A rectangular channel set within the roof structure rather than hung on its edge, usually behind a parapet or between two roof planes. It fails inward, which is why a blockage puts water into the ceiling rather than over the side of the building.

Yes and the surrounding suburbs. Ring 0421 768 842 and tell us your street. If we are not the right people for the job we will say so rather than quoting anyway.
Before you commit to anybody
Ask what happens if the scope changes. On older Cottesloe roofs things become visible once work starts and that is normal. What is not normal is discovering the variation on the invoice. It should be photographed, priced and discussed before anybody acts on it.
