Every suburb wears its roofs differently. Currambine is no exception and the pattern here is fairly consistent.

Currambine is a mid-1990s transit-oriented estate , built around the Currambine train station that opened in 1993 and neatly quartered by two dual carriageways. That gives it fairly uniform mid-90s stock. There is a small quirk worth knowing on two fronts. The suburb's name is a word meaning “heaps of rocks”. A fair hint that near-surface rock and limestone can turn up in footings and excavation here. Every time. And the south-eastern corner contains five holes of the Joondalup Golf Course , so homes on that margin carry the usual fairway-side considerations: irrigation raising the local water table. A history of ball strike on glazing and roofs. Currambine is inland , so the coastal salt problems, delignification among them. Are a low priority . The inspection here is about the age and construction of a 1990s planned estate, the ground it sits on, and, for some, the golf course at the back fence.

Salt does the damage here long before age does. It gets drawn into anything porous and it sits in the laps and creases where water lingers, so fixings, valley irons and gutter seams give out while the tiles above them still look perfectly serviceable. Owners are often surprised by that order of failure.

Low ground holds moisture and the air above it stays damp. Roofs in these pockets dry slowly, mortar stays wet longer than it should and overflow has nowhere useful to go because the soil is already saturated.

Fixings and sheet chosen for the exposure rather than for the invoice. Matched tiles from salvage where the original profile has gone out of production. On price, we quote the work rather than a rate per square metre. A roof with sound tiles and dead pointing is a different job to one with failing battens and pretending otherwise helps nobody. You get an itemised written figure after the inspection, not a number over the phone. If something unexpected turns up once we are underway, you hear about it before we do anything about it. Nobody enjoys surprises on an invoice.
