Roofing in Doubleview
Roofs in Doubleview have a particular way of going wrong and it pays to know it before you spend anything.
Doubleview is named for exactly what defines it: from its elevated ground you get a double view. The Indian Ocean to the west and the Darling Range to the east and that elevation is the key to inspecting it. That is the pattern. This is ridge and hillside country , so retaining walls, cut-and-fill building platforms and down-gradient drainage come into the picture in a way the flat suburbs never face. The water tower on Princess Street, visible across the whole region, is a fair marker of how high the suburb sits. The housing splits neatly by history. After the Second World War, the government built homes for returning soldiers in the northern section and those original dwellings are timber-frame. Which, as ever, means stump, borer, framing and subfloor checks, plus asbestos-era materials to watch for. The southern section , by contrast, has 1960s and International-style housing, a different era with its own detailing. So a Doubleview inspection depends first on which half of the suburb and which era, the house belongs to. Being up on a ridge only a couple of kilometres from Scarborough Beach , Doubleview catches more sea breeze than its inland neighbours. There is some salt exposure, delignification becomes a genuine check on the older tiled roofs here, more than in the suburbs further inland, though less than right on the coast. A nice historical footnote for buyers: the early subdivisions used Perth CBD street names to fool investors into thinking they were buying in the city. So the address style can look grander than the suburb's quiet post-war origins suggest.
The ocean air reaches further inland than most people assume. It settles on every sloping surface and because a roof stays damp longer than a wall does, salt gets a much better grip up there. Fixings usually go first.
Forest sites bring a maintenance load that flat suburbs never see. Debris fills the valleys within months, the cooler wetter conditions keep everything damp for longer and moss establishes in ridge joints where it can prise the mortar apart over a few seasons.
Character housing carries materials that reward care. Steep pitches, decorative ridge work and reworked flashings all mean slower work and a repair that ignores the profile is visible from the footpath for the next thirty years.
What that means for a Doubleview roof
This vintage of housing runs to concrete tile bedded in rigid sand and cement. That mortar has a working life of roughly two to three decades. Most roofs of this age are well past it, which is why ridge caps loosen and mortar crumbs turn up in the gutter.
Genuinely elevated (double view, ocean + ranges). Ridge/hillside sites. Slope brings retaining, cut-and-fill and down-gradient drainage; the elevation is the suburb's defining feature. Northern section = post-war soldier-settlement TIMBER-FRAME government houses. Timber-frame checks + asbestos era.
Southern section = 1960s & International-style stock. Different era/detailing. ~2.8km from Scarborough Beach and up on a ridge catching sea breeze. Some salt exposure; delignification a moderate check on older tiled roofs.
The inspection matters more than the quote. We walk the roof, check what the tiles are fixed to, look at the valleys and the ridge and get into the roof space if we can. Then you get a written price for the work that is genuinely needed.
A proper look covers more than the obvious. We check ridge and hip capping for cracked bedding and perished pointing. Valleys get cleared enough to see the crease, because that is where rust starts. Flashings at every abutment, chimney, parapet and skylight. Penetrations for vents, whirlybirds, flues, aerials and solar mounts. Gutters for fall, sag, corrosion at the back edge and the condition of the fascia carrying them. Downpipes and where they discharge. Broken, slipped or previously cemented tiles. Sarking, if any was ever installed. Battens and rafters from the roof space where the manhole allows it.
What goes on your roof should suit the site rather than the price list. Pointing gets a flexible compound. Coatings go over prepared and sealed surfaces, never straight onto dirty tile. Metalwork is specified for the exposure, which matters enormously near salt or industry. Tiles are matched from salvage where a profile has been discontinued. As accredited AcraTex applicators we can extend the Dulux product warranty and our own workmanship warranty runs ten years alongside it.
Quotes here are itemised and written. We price what the roof needs after looking at it, because a square metre rate applied blind is a guess dressed up as a number. Where the scope changes mid job, which occasionally happens once tiles come off, we stop and talk to you first. That is the whole policy.
How we approach a Doubleview job
Two seasons, two mechanisms. Long dry summers strip the surface off tiles and bake flexibility out of old cement. Winter fronts then push water uphill under laps and into any crack that opened during the heat. That is why a roof that behaved perfectly through February suddenly stains a ceiling in July.
Most work here is easier outside the winter fronts. That said, leaks do not wait and we will make a roof watertight in any weather that is safe to work in.
Ten year workmanship warranty on what we do. The coating carries its own manufacturer warranty under our accreditation. Two documents, two different things covered.
A word on how we operate. Employed tradesmen, not a subcontractor lottery. Surrounds protected, gutters flushed of the mess the job creates, site left clean. It sounds obvious. Plenty of people have stories suggesting otherwise.
We cover the whole of the City of Stirling. Around Doubleview that takes in Manning and Perth. Short drives keep roofing affordable on smaller jobs and most of ours are smaller jobs.
Sometimes the honest answer costs us the job. If the tiles are sound and only the ridge has failed, that is what we will quote, even when a bigger number was on the table.
Roofing services we do most in Doubleview
Gutter Replacement. Re-hanging, resealing or replacing, including the fascia behind it when that is the real fault.

Roof Replacement. For roofs where the structure has gone rather than the surface.
Roof Repairs. Targeted work on a specific fault rather than a whole roof.
Leaking Roof Repairs. Tracing where water actually gets in, which is rarely where the stain appears.

Questions we get asked in Doubleview
Do I need scaffolding? Sometimes. Steep pitch, two storeys or difficult ground make it a safety requirement, and we would rather price it properly than cut corners at height.
How do I know the pointing has failed? Look in your gutter. Mortar crumbs and grit sitting in there are the giveaway, along with hairline cracking along the ridge line.
Can you match my tiles? Usually. Salvage yards carry decades of discontinued Perth profiles, so a handful of broken tiles almost never forces a re-roof.
Who actually turns up? Our own crew. We do not subcontract the work out to whoever is available that week.

Products we specify and why
Materials matter more than most quotes admit. We match discontinued tile profiles through salvage stock at Roof Top Industries rather than putting a modern profile across an older elevation, and current ranges come from Bristile Roofing, Perth founded in 1929, or Monier. Coatings are the Dulux AcraTex roof restoration system, applied under accreditation so the manufacturer warranty stands.
