Roofing in Heathridge

We have worked on enough Heathridge roofs to know what we will find before the ladder goes up.

Heathridge is the inland member of the Whitfords group and that single fact reshapes the inspection compared with its coastal neighbours. It has no ocean frontage. It is bounded by arterial roads and the freeway, not the beach, so the salt-driven problems that dominate Ocean Reef, Mullaloo and Kallaroo are a lower priority here . Chemical Delignification Perth in the roof space, the first check on the coastal roofs, is a much smaller concern a few kilometres inland. It was built in two phases : the original suburb from 1976 (the first land sales were in the south, around Caridean Street. Admiral Grove), then the northern and western pockets filled in during the late 1990s . So a Heathridge house is typically either late-70s-to-80s or late-90s , twenty years and two construction eras apart and worth pinning down before you inspect. The suburb sits on sand ridges. The heath vegetation on them gave it its name. It is avoidable. Sandy ground is low-reactivity and kinder to footings than clay, but it brings its own watch-items: slab settlement where estate fill was placed and compacted and drainage across the ridge-and-swale terrain. Heathridge is also younger and more affordable than the coastal Whitfords suburbs, with more rental. Investor stock, which tends to mean deferred-maintenance and wear-and-tear findings , the marks of houses that have been tenanted rather than owner-occupied for long stretches.

The ocean air reaches further inland than most people assume. It settles on every sloping surface and because a roof stays damp longer than a wall does, salt gets a much better grip up there. Fixings usually go first.

Reactive clay moves through the year. It swells in winter, shrinks through summer and takes the house with it. Rigid cement pointing has no capacity to absorb that, so it cracks. Tiles bind against each other and split without anything ever striking them.

Free-draining sand keeps ground moisture out of the equation, which removes one variable. Roof problems in these streets are usually about age and exposure rather than anything happening underneath the house.

What that means for a Heathridge roof

This vintage of housing runs to concrete tile bedded in rigid sand and cement. That mortar has a working life of roughly two to three decades. Most roofs of this age are well past it, which is why ridge caps loosen and mortar crumbs turn up in the gutter.

The inland, more affordable Whitfords sibling. No ocean frontage, so salt/delignification is a lower priority than for its coastal neighbours. Different risk profile from Ocean Reef/Mullaloo despite adjoining them. Late-1970s-80s original + late-1990s infill (north/west). Two-decade span, two construction eras.

Built on sand ridges. Sandy, low-reactivity ground, but watch slab settlement on fill and ridge/swale drainage. Younger demographic, higher rental/turnover. Investor stock, wear-and-tear findings.

On any Heathridge roof the first thing we do is look properly. That means the ridge line, the valleys, the flashings and, where there is access, the roof space from underneath. Photographs of everything. You get told what is actually there, including the parts that are fine.

The checklist runs top to bottom. Capping first, since failed mortar accounts for most calls. Then valleys, which hide corrosion under the tiles either side. Flashings at walls, chimneys and skylights. Every penetration, including anything a solar installer added later. Guttering, brackets, fascia and downpipe discharge. Tiles that are cracked, slipped or patched with roof cement by somebody in a hurry. Underneath, we want to see battens, sarking and any staining on the rafters that tells us where water has been travelling.

The materials conversation is short but it decides how long the work lasts. Flexible pointing, not rigid cement. Sealed substrate before any membrane. Fixings and sheet chosen for the exposure rather than for the invoice. Matched tiles from salvage where the original profile has gone out of production. Dulux AcraTex applied under accreditation, so the manufacturer warranty stands, with a ten year workmanship warranty from us on top.

Quotes here are itemised and written. We price what the roof needs after looking at it, because a square metre rate applied blind is a guess dressed up as a number. Where the scope changes mid job, which occasionally happens once tiles come off, we stop and talk to you first. That is the whole policy.

How we approach a Heathridge job

Perth weather gives a roof two different problems each year. Summer bakes the surface, drives moisture out of mortar and chalks whatever coating remains. Then winter arrives as a run of cold fronts off the Indian Ocean, throwing rain almost horizontally at the western face of the building. Most leaks announce themselves in June rather than January, though the damage that caused them happened months earlier under a very hot sky.

Most work here is easier outside the winter fronts. That said, leaks do not wait and we will make a roof watertight in any weather that is safe to work in.

Our work carries a ten year workmanship warranty. Manufacturer product warranties are separate documents with separate terms. You should finish a job holding both.

A word on how we operate. Employed tradesmen, not a subcontractor lottery. Surrounds protected, gutters flushed of the mess the job creates, site left clean. It sounds obvious. Plenty of people have stories suggesting otherwise.

We cover the whole of the City of Joondalup. Around Heathridge that takes in Ocean Reef, Marmion, Mullaloo and Kallaroo. Short drives keep roofing affordable on smaller jobs and most of ours are smaller jobs.

There is no value in overselling. Plenty of roofs in this suburb need a repair rather than a replacement and we would rather do the smaller job properly and be called back in ten years for the larger one.

Roofing services we do most in Heathridge

Gutter Replacement. Re-hanging, resealing or replacing, including the fascia behind it when that is the real fault.

Roof Valley Repairs. The metal trough between two roof planes. It carries the most water and hides the most rust.

Roof Replacement. For roofs where the structure has gone rather than the surface.

Roof Repairs. Targeted work on a specific fault rather than a whole roof.

Bedding & Pointing. Re-bedding ridge caps and pointing them in a flexible compound instead of rigid cement.

Questions we get asked in Heathridge

Do I need scaffolding? Sometimes. Steep pitch, two storeys or difficult ground make it a safety requirement, and we would rather price it properly than cut corners at height.

How do I know the pointing has failed? Look in your gutter. Mortar crumbs and grit sitting in there are the giveaway, along with hairline cracking along the ridge line.

Can you match my tiles? Usually. Salvage yards carry decades of discontinued Perth profiles, so a handful of broken tiles almost never forces a re-roof.

Who actually turns up? Our own crew. We do not subcontract the work out to whoever is available that week.

Products we specify and why

Where sheet metal is involved the grade decides how long the work lasts. BlueScope marine and industrial specification guidance is explicit about severe marine environments, recommending COLORBOND Ultra steel within a few hundred metres of breaking surf. Profiles come from Lysaght roofing and guttering. Standard product near the water is a warranty problem rather than a saving.
