Roofing in Hillman

Every suburb wears its roofs differently. Hillman is no exception and the pattern here is fairly consistent.

Hillman is a small, contained 1970s residential suburb. It happens quietly. Barely more than a square kilometre, which makes its stock fairly uniform: 1970s brick-and-tile , now around fifty years old. That uniformity is useful to an inspector, because the same age-related items tend to come due across similar-age streets: roofs, hot water systems and wiring reaching the end of their first run. Establishing exactly where in that era a house sits is the routine starting point. Hillman's northern and eastern portions fall within the Rockingham Lakes Regional Park , which is salt-lake country (Lakes Cooloongup and Walyungup). So the park-edge and low blocks carry the salt-lake ground story. A saline water table, damp and salt attack on footings and brickwork, along with termite pressure off the bushland. As an affordable suburb it has a real rental share, so deferred maintenance and untracked renovations are worth checking. Being inland. Salt lakes rather than ocean, atmospheric delignification is a low priority in Hillman. The report here is about maturing 1970s stock and, on the park side, the saline lake-edge ground.

Salt does the damage here long before age does. It gets drawn into anything porous and it sits in the laps and creases where water lingers, so fixings, valley irons and gutter seams give out while the tiles above them still look perfectly serviceable. Owners are often surprised by that order of failure.

Leaf litter is the recurring problem up here. Jarrah and marri drop constantly, gutters and valleys pack solid and backed-up water goes sideways under the tiles into a roof with nothing else wrong with it. That is the most common call we get from these streets.

Low ground holds moisture and the air above it stays damp. Roofs in these pockets dry slowly, mortar stays wet longer than it should and overflow has nowhere useful to go because the soil is already saturated.

What that means for a Hillman roof

This vintage of housing runs to concrete tile bedded in rigid sand and cement. That mortar has a working life of roughly two to three decades. Most roofs of this age are well past it, which is why ridge caps loosen and mortar crumbs turn up in the gutter.

Small, contained 1970s residential suburb. Fairly uniform 1970s brick-and-tile, now ~50yr: first-to-second services (roofs, hot water, wiring) coming due across similar-age stock. North/east in Rockingham Lakes Regional Park (salt lakes). Park-edge/low blocks: saline water table, damp, salt attack on footings; termite pressure off the bushland.

Affordable. Rental share (deferred maintenance) + renovations to trace. Inland (salt lakes, not ocean). Atmospheric delignification low priority.

On any Hillman roof the first thing we do is look properly. That means the ridge line, the valleys, the flashings and, where there is access, the roof space from underneath. Photographs of everything. You get told what is actually there, including the parts that are fine.

A proper look covers more than the obvious. We check ridge and hip capping for cracked bedding and perished pointing. Valleys get cleared enough to see the crease, because that is where rust starts. Flashings at every abutment, chimney, parapet and skylight. Penetrations for vents, whirlybirds, flues, aerials and solar mounts. Gutters for fall, sag, corrosion at the back edge and the condition of the fascia carrying them. Downpipes and where they discharge. Broken, slipped or previously cemented tiles. Sarking, if any was ever installed. Battens and rafters from the roof space where the manhole allows it.

What goes on your roof should suit the site rather than the price list. Pointing gets a flexible compound. Coatings go over prepared and sealed surfaces, never straight onto dirty tile. Metalwork is specified for the exposure, which matters enormously near salt or industry. Tiles are matched from salvage where a profile has been discontinued. As accredited AcraTex applicators we can extend the Dulux product warranty and our own workmanship warranty runs ten years alongside it.

On price, we quote the work rather than a rate per square metre. A roof with sound tiles and dead pointing is a different job to one with failing battens and pretending otherwise helps nobody. You get an itemised written figure after the inspection, not a number over the phone. If something unexpected turns up once we are underway, you hear about it before we do anything about it. Nobody enjoys surprises on an invoice.

How we approach a Hillman job

Two seasons, two mechanisms. Long dry summers strip the surface off tiles and bake flexibility out of old cement. Winter fronts then push water uphill under laps and into any crack that opened during the heat. That is why a roof that behaved perfectly through February suddenly stains a ceiling in July.

We book coating work for the drier months and fit repairs around the weather. Emergencies get attended when they happen, not when it suits the calendar.

Ten year workmanship warranty on what we do. The coating carries its own manufacturer warranty under our accreditation. Two documents, two different things covered.

One more practical note. Our crew are employees rather than a rotating cast of subcontractors, so the person who quotes your roof is generally the person standing on it. Gear gets carried in, rubbish gets carried out and the garden survives. Small things, but they are the difference between a tidy job and a fortnight of picking mortar out of your lawn.

We cover the whole of the City of Rockingham. Around Hillman that takes in Cooloongup and Rockingham. Short drives keep roofing affordable on smaller jobs and most of ours are smaller jobs.

We will also tell you when work is not needed. A roof that looks tired from the street is often sound underneath and a clean plus fresh pointing can buy years. Selling somebody a replacement they do not need is a short career.

Roofing services we do most in Hillman

Gutter Replacement. Re-hanging, resealing or replacing, including the fascia behind it when that is the real fault.

Roof Valley Repairs. The metal trough between two roof planes. It carries the most water and hides the most rust.

Roof Replacement. For roofs where the structure has gone rather than the surface.

Roof Repairs. Targeted work on a specific fault rather than a whole roof.

Leaking Roof Repairs. Tracing where water actually gets in, which is rarely where the stain appears.

Storm Damage Repair. Make safe first, document for the insurer, then repair properly.

Questions we get asked in Hillman

Do I need scaffolding? Sometimes. Steep pitch, two storeys or difficult ground make it a safety requirement, and we would rather price it properly than cut corners at height.

How do I know the pointing has failed? Look in your gutter. Mortar crumbs and grit sitting in there are the giveaway, along with hairline cracking along the ridge line.

Can you match my tiles? Usually. Salvage yards carry decades of discontinued Perth profiles, so a handful of broken tiles almost never forces a re-roof.

Who actually turns up? Our own crew. We do not subcontract the work out to whoever is available that week.
