Every suburb wears its roofs differently. Hilton is no exception and the pattern here is fairly consistent.

Hilton was built after the Second World War by the Housing Commission to accommodate returned servicemen and new immigrants and it was planned in the late 1940s as a garden suburb. Large blocks, generous planting, parkland woven through. That character survives and the Hilton Precinct was adopted as a heritage precinct in 1994. You cannot tell what a Hilton house is made of by looking at it The suburb's documented building mix includes imported prefabricated homes from Austria, timber houses, homes clad in asbestos. Double brick or brick veneer, four quite different construction types, side by side in the same streets. Usually, anyway. Each demands a different inspection: subfloor and framing on the timber and prefabricated stock, asbestos assessment on the clad homes and cavity and damp behaviour on the brick. Identifying what the house actually is comes before anything else here and getting it wrong means inspecting for the wrong problems. Because asbestos cladding is explicitly part of the suburb's building mix , assessment for it is central rather than incidental on any unrenovated home. And particularly important before renovation, drilling or demolition is contemplated. The garden-suburb layout has aged into its own set of considerations: mature trees working near seventy-year-old drainage and footings, real limb loads over roofs and subdivision pressure on the generous original blocks. Design of the era was modernist and deliberately “functional without being decorative”, so these are plain, well-planned houses whose value lies in their bones rather than their ornament. Makes an accurate read of those bones the whole exercise.

Character housing carries materials that reward care. Steep pitches, decorative ridge work and reworked flashings all mean slower work and a repair that ignores the profile is visible from the footpath for the next thirty years.

Roofs from this era tend to fail in the same order. The tiles hold up. The bedding lets go. Pointing cracks, caps shift and wind-driven rain finds the gap during a winter front.

Newer roofs here are nowhere near the end of anything. Where they leak it is usually a detail that was never right, or a penetration added later for solar or air conditioning. That is a targeted repair rather than a restoration.

What that means for a Hilton roof

Check the status of the address. Relatively large blocks with mature trees. Root activity near 70-year-old drainage and footings, limb loads over roofs and subdivision pressure on the bigger lots.

Nothing gets quoted from the footpath. We get up there, photograph what we find, look underneath where access allows and put it in writing. If a roof needs less than you were told, we will say so.

A proper look covers more than the obvious. We check ridge and hip capping for cracked bedding and perished pointing. Valleys get cleared enough to see the crease, because that is where rust starts. Flashings at every abutment, chimney, parapet and skylight. Penetrations for vents, whirlybirds, flues, aerials and solar mounts. Gutters for fall, sag, corrosion at the back edge and the condition of the fascia carrying them. Downpipes and where they discharge. Broken, slipped or previously cemented tiles. Sarking, if any was ever installed. Battens and rafters from the roof space where the manhole allows it.

The materials conversation is short but it decides how long the work lasts. Flexible pointing, not rigid cement. Sealed substrate before any membrane. Fixings and sheet chosen for the exposure rather than for the invoice. Matched tiles from salvage where the original profile has gone out of production. How we approach a Hilton job

Perth weather gives a roof two different problems each year. Summer bakes the surface, drives moisture out of mortar and chalks whatever coating remains.
