Quick answer

If your Hilton roof leaks at a wall junction, around a chimney, near a skylight or beside solar mounts, that is roof plumbing rather than tiling. Free inspection, written quote, 10-year workmanship warranty.

Why Hilton roofs behave the way they do

Hilton was built after the Second World War by the Housing Commission to accommodate returned servicemen. New immigrants and it was planned in the late 1940s as a garden suburb, large blocks, generous planting, parkland woven through. That character survives and the Hilton Precinct was adopted as a heritage precinct in 1994. You cannot tell what a Hilton house is made of by looking at it The suburb's documented building mix includes imported prefabricated homes from Austria, timber houses, homes clad in asbestos. Double brick or brick veneer, four quite different construction types, side by side in the same streets. It shows. Each demands a different inspection: subfloor and framing on the timber and prefabricated stock, asbestos assessment on the clad homes and cavity and damp behaviour on the brick. Identifying what the house actually is comes before anything else here and getting it wrong means inspecting for the wrong problems. Because asbestos cladding is explicitly part of the suburb's building mix, assessment for it is central rather than incidental on any unrenovated home and particularly important before renovation, drilling or demolition is contemplated. The garden-suburb layout has aged into its own set of considerations: mature trees working near seventy-year-old drainage and footings, real limb loads over roofs and subdivision pressure on the generous original blocks. Design of the era was modernist and deliberately “functional without being decorative&rdquo, so these are plain, well-planned houses whose value lies in their bones rather than their ornament. Makes an accurate read of those bones the whole exercise.

Roof Plumbing in Hilton: the short version

Box gutters and internal drainage fail into the building rather than outside it, which is why they deserve attention eaves guttering does not. Full detail on our roof plumbing page.

What that means for roof plumbing in Hilton

Successive repairs by different hands leave a mixture of lead, galvanised iron and coated steel on one roof. Bringing a junction back to a single consistent material is usually the durable answer.

Because these roofs are uniform across whole streets, valley failure tends to appear in neighbouring houses within a few years of each other.

In this environment we assess all the metalwork rather than only the failure, because corrosion here rarely confines itself to one detail.

Roof Repairs in Hilton

Most Hilton roof problems come down to a handful of failures: cracked or slipped tiles, perished ridge pointing, rusted valley irons and tired flashings. We trace the leak to its actual source — which is rarely under the ceiling stain — and fix the cause, whether that’s replacing matching tiles, re-bedding and re-pointing the ridge in a flexible compound, or renewing a corroded valley.

We’ll always tell you honestly when a roof is genuinely repairable versus when the repairs are mounting up and a restoration would serve you better, as it often does through nearby Samson. Prompt repair matters: a single cracked tile left through a wet winter becomes soaked insulation, stained ceilings and, eventually, damaged roof timber. Every repair is backed by our workmanship warranty, and because we photograph what we find and talk you through it, you’ll understand exactly what was wrong and what we did about it rather than being handed a bill and a shrug.

Roof Restoration in Hilton

A roof restoration renews a tired but sound Hilton roof for a fraction of replacement: we treat the moss and lichen, high-pressure clean, replace broken tiles, re-bed and re-point the ridge caps in a flexible compound, then seal and coat with a Dulux AcraTex membrane as accredited applicators.

It’s the right call when the tiles have decades left but the surface and pointing are gone — the same judgement we bring to nearby Coolbellup. We’ll tell you honestly whether a restoration suits your roof or whether repairs or a re-roof make more sense, and the finished job carries both a manufacturer coating warranty and our 10-year workmanship warranty. Most Hilton homes take two to three days depending on the repairs needed before coating. As accredited applicators we prepare to the manufacturer’s specification, so the membrane actually holds — a coating only lasts if the surface beneath it was treated, cleaned and repaired properly first, which is exactly where a cheap spray-over fails within a couple of summers.

Roof Replacement in Hilton

When a Hilton roof reaches the end of its life — porous tiles, rusted-through valleys, or a roof that’s been patched one too many times — a full re-roof is often the honest answer. We strip the old covering, check and repair the timber and battens underneath, and install a new tile or Colorbond roof with fresh sarking, valleys and flashings throughout.

A tile-to-Colorbond conversion is popular here for its lighter weight, clean lines and colour range, and because the lighter roof changes the wind uplift we reassess the tie-down as part of every conversion. We’ll also be straight about whether you’ve genuinely reached replacement or whether a restoration, as we do through nearby Kardinya, would renew the roof for a fraction of the cost. Every re-roof is engineered and tied down to Australian Standards and backed by our 10-year workmanship warranty, and we handle the guttering, flashings and tie-down as one job so nothing is left for you to chase afterwards.

Roof Inspection in Hilton

Learn more

A roof inspection is the cheapest way to know exactly what your Hilton roof needs before you commit to anything — or before you buy. We get onto the roof and into the roof space, physically checking the tiles, pointing, valleys, flashings, gutters and the structural timber, then hand back a clear written report with photographs.

On older homes we test the timber for rot, termite damage and delignification; on newer ones we look for the builder-grade detailing faults that leak early. It’s the same thorough check we run through nearby Spearwood, and it’s what tells you whether a roof needs a minor repair, a restoration or something structural. If you’re buying a home, an inspection of the one part most people skip — the roof space — is money very well spent, and the written report gives you something concrete to put in front of an agent, a buyer or your insurer rather than a verbal all-clear.

Roof Carpentry in Hilton

Roof carpentry is the structural timber under your tiles — the rafters, battens and trusses that hold everything up. On Hilton homes we repair and rebuild that framing to standard: sistering weakened members, replacing rotted or termite-damaged timber, and reinstating trusses that have been cut for a skylight, duct or downlight.

We also test for delignification, the chemical breakdown that leaves roof timber looking sound but unable to hold a fixing — the same treatment we carry out through nearby North Lake where the timber is worth saving rather than replacing. As registered builders we can certify structural carpentry, which a general handyman can’t, and we assess the whole load path while we’re in the roof space so a repair addresses the cause, not just the symptom. Where a member is load-bearing we prop it safely with acrow props and work to a structural engineer’s design before anything is cut — it’s the natural companion to our tie-down and structural-defect work.

Roof Cleaning in Hilton

Learn more

Roof cleaning strips the moss, lichen and black weathering off a Hilton roof and gets it back to a clean, even surface — either as a standalone tidy-up or as the first stage of a restoration. We treat the growth first so it dies at the root, then clean at a pressure matched to the tile so we lift the grime without stripping the surface or driving water under the laps.

Left alone, that growth holds moisture against the tiles and works into the pointing, which is why we treat rather than just blast it — the same method we use through nearby Samson. We check the roof over while we’re up there and flag anything that needs attention, so a clean doesn’t paper over a repair that’s quietly getting worse. On steeper or two-storey Hilton roofs we work off proper anchorage and stay off the tiles where we can, so the clean lifts the grime without cracking the very surface it’s meant to protect, and we’ll let you know if the roof would be better served by a full restoration.

Signs Hilton roof metalwork needs attention

  • Damp high on an internal wall rather than mid-ceiling
  • Staining on a chimney breast or beside a skylight
  • Water appearing only in wind-driven rain
  • Rust streaks running out of a valley into the gutter
  • A leak that started after solar panels went on

Local conditions in Hilton

Hilton contains at least FOUR DIFFERENT CONSTRUCTION TYPES side by side: imported PREFABRICATED houses, TIMBER homes, ASBESTOS-CLAD homes and DOUBLE BRICK or BRICK VENEER. You genuinely cannot assume what a Hilton house is made of from the street. Identifying the construction type is the first task, because each carries a different inspection, subfloor. Not always. Framing on the timber and prefab stock, asbestos assessment on the clad homes and cavity and damp behaviour on the brick.

Asbestos cladding is explicitly part of the suburb's documented building mix. On any unrenovated home here, ASBESTOS ASSESSMENT is central rather than incidental, particularly before renovation, drilling or demolition.

The Hilton Precinct was adopted as a heritage precinct in 1994, the garden-suburb character, mature trees and street pattern are recognised, which constrains some alteration. Check the status of the address.

We cover the whole of the City of Fremantle. Short drives keep roof plumbing affordable on smaller jobs and most of ours are smaller jobs.

Materials and specification

On box gutters, capacity is calculated rather than estimated. Roof area, rainfall intensity, sump size and overflow provision are related by design and an installation that has worked for years can still be under capacity for the heaviest half hour of the year.

A little about Hilton

Efforts were made to retain the garden nature of the subdivisions, today the Mature Trees, Relatively Large Suburban Blocks. Parkland all contribute to the garden-suburb vision; the Hilton Precinct was adopted by Council on 19 August 1994 Hilton is largely a Post-Second World WAR Housing Commission development built to house NEW Arrivals: Returned Servicemen AND Immigrants; Planned IN THE Late 1940s AS A Garden Suburb, although the name was suggested pre-war None of that decides what your roof needs. It does tell us what to expect before we get the ladder out in Hilton.

What the work involves

  • Trace the water before touching anything. Metalwork leaks enter well inside the roof and travel along framing before they drop, so the stain is almost never under the fault
  • Remove the old detail rather than covering it. Failed flashings come out so the timber and masonry behind can be seen. Roof cement over a failing junction hides the deterioration while it continues
  • Fabricate and lap it correctly. Metal shaped to the actual junction rather than forced into shape, lapped so water runs over each joint instead of into it, mechanically fixed with sealant as a secondary defence rather than the primary one

Common questions about roof plumbing in Hilton

Why does my chimney leak when the roof is fine?

A chimney is a masonry column punched through a waterproof surface and water runs downhill into its uphill face. That side needs a back gutter or saddle to divert water around it. Many older Perth homes never had one, or it has corroded away.

Can flashings be repaired or do they need replacing?

Occasionally repaired where the metal is sound and only the termination has failed. More often replacement is honest, because half the cost is access and doing it twice wastes both.

Why did my leak start after solar was installed?

Mounting feet penetrate the roof covering and they are installed by electricians rather than roofers. Good installers detail them properly. Not every installer is good and it is the most common new-leak cause we attend.

What is a box gutter?

A rectangular channel set within the roof structure rather than hung on its edge, usually behind a parapet or between two roof planes. It fails inward, which is why a blockage puts water into the ceiling rather than over the side of the building.

Yes and the surrounding suburbs. Ring 0421 768 842 and tell us your street. If we are not the right people for the job we will say so rather than quoting anyway.

Three questions worth asking first

Ask who will actually be on the roof. Whether the crew are employees or subcontractors matters most when a warranty claim arises, since a workmanship warranty from a business that subcontracts everything and supervises nothing is a document rather than a protection.
