Roofing in Hovea

Every suburb wears its roofs differently. Hovea is no exception and the pattern here is fairly consistent.

Hovea is a very small hills locality on the scarp between Parkerville and Mundaring, part of the belt of settlements that grew along the original Eastern Railway alignment. Now the Railway Reserve Heritage Trail. Being this small means Hovea has no dominant housing type or era . Properties range from old cottages along the former railway line to later hills homes on bush blocks. Worth knowing. Suburb-level generalisation is therefore useless here: the era, construction and servicing of the individual property have to be established from scratch. What is true of the house next door may not be true of this one. What is reliably true is the setting. Hovea adjoins John Forrest National Park and forested scarp country, so bushfire exposure is genuine. A BAL assessment is a real requirement rather than paperwork, accompanied by high termite pressure from continuous native vegetation and constraints on what may be cleared. Expect properties to be unsewered , on septic or aerobic treatment systems with bore or tank water and reached by long private driveways. Each of which needs assessing, with access mattering for emergency vehicles as much as for trades. The ground is Darling Scarp: granite and laterite at or near the surface , sloping sites requiring cut-and-fill and retaining and stormwater to be managed downhill.

Salt does the damage here long before age does. It gets drawn into anything porous and it sits in the laps and creases where water lingers, so fixings, valley irons and gutter seams give out while the tiles above them still look perfectly serviceable. Owners are often surprised by that order of failure.

Leaf litter is the recurring problem up here. Jarrah and marri drop constantly, gutters and valleys pack solid and backed-up water goes sideways under the tiles into a roof with nothing else wrong with it. That is the most common call we get from these streets.

Old roofs need a lighter hand than modern ones. Original terracotta is brittle, early profiles have not been manufactured for decades and a century of settlement means very little sits square. Matching salvage stock beats putting modern tiles across an old elevation.

What that means for a Hovea roof

Bushfire rating shapes roof detailing in these streets. Gaps at ridge and hip lines are exactly what ember attack exploits and litter in gutters is a recognised ignition risk. Closing a roof up properly does two jobs at once.

Hovea is a very small hills locality with no dominant housing type or era. Properties range from old cottages on the former railway alignment to later hills homes on bush blocks, so suburb-level assumptions are of no use. The era, construction and servicing of the INDIVIDUAL property have to be established from scratch. Adjoining JOHN FORREST NATIONAL PARK and forested scarp country. Bushfire (BAL) exposure is genuine and the assessment matters, along with high TERMITE pressure from continuous native vegetation and constraints on clearing.

Expect unsewered properties on septic or aerobic treatment systems, bore or tank water and long private driveways. Each needing assessment and access mattering for both emergency vehicles and trades. Darling Scarp ground. Granite and laterite at or near the surface, sloping sites with cut-and-fill and retaining and stormwater that must be managed downhill.

On any Hovea roof the first thing we do is look properly. That means the ridge line, the valleys, the flashings and, where there is access, the roof space from underneath. Photographs of everything. You get told what is actually there, including the parts that are fine.

The checklist runs top to bottom. Capping first, since failed mortar accounts for most calls. Then valleys, which hide corrosion under the tiles either side. Flashings at walls, chimneys and skylights. Every penetration, including anything a solar installer added later. Guttering, brackets, fascia and downpipe discharge. Tiles that are cracked, slipped or patched with roof cement by somebody in a hurry. Underneath, we want to see battens, sarking and any staining on the rafters that tells us where water has been travelling.

Specification is not window dressing. Flexible pointing compound outlasts sand and cement because it moves with the roof instead of splitting under it. Coatings need a sealed, prepared substrate or they peel. Sheet metal and fixings should suit the exposure of the site, since coastal and industrial air chew through standard product. We use Dulux AcraTex as accredited applicators, which is what makes the manufacturer warranty available on your roof and we match tiles from current or salvage stock rather than putting a modern profile across an older elevation.

On price, we quote the work rather than a rate per square metre. A roof with sound tiles and dead pointing is a different job to one with failing battens and pretending otherwise helps nobody. You get an itemised written figure after the inspection, not a number over the phone. If something unexpected turns up once we are underway, you hear about it before we do anything about it. Nobody enjoys surprises on an invoice.

How we approach a Hovea job

Perth weather gives a roof two different problems each year. Summer bakes the surface, drives moisture out of mortar and chalks whatever coating remains. Then winter arrives as a run of cold fronts off the Indian Ocean, throwing rain almost horizontally at the western face of the building. Most leaks announce themselves in June rather than January, though the damage that caused them happened months earlier under a very hot sky.

Timing is worth planning. Coatings need a dry surface and a dry stretch afterwards, so the practical window runs from spring through to autumn. Repairs happen year round. Storm work happens whenever it has to.

Ten year workmanship warranty on what we do. The coating carries its own manufacturer warranty under our accreditation. Two documents, two different things covered.

One more practical note. Our crew are employees rather than a rotating cast of subcontractors, so the person who quotes your roof is generally the person standing on it. Gear gets carried in, rubbish gets carried out and the garden survives. Small things, but they are the difference between a tidy job and a fortnight of picking mortar out of your lawn.

We cover the whole of the Shire of Mundaring. Around Hovea that takes in Mundaring, Perth and Parkerville. Short drives keep roofing affordable on smaller jobs and most of ours are smaller jobs.

There is no value in overselling. Plenty of roofs in this suburb need a repair rather than a replacement and we would rather do the smaller job properly and be called back in ten years for the larger one.

Roofing services we do most in Hovea

Gutter Replacement. Re-hanging, resealing or replacing, including the fascia behind it when that is the real fault.

Roof Valley Repairs. The metal trough between two roof planes. It carries the most water and hides the most rust.

Roof Replacement. For roofs where the structure has gone rather than the surface.

Roof Repairs. Targeted work on a specific fault rather than a whole roof.

Leaking Roof Repairs. Tracing where water actually gets in, which is rarely where the stain appears.

Storm Damage Repair. Make safe first, document for the insurer, then repair properly.

Questions we get asked in Hovea

Do I need scaffolding? Sometimes. Steep pitch, two storeys or difficult ground make it a safety requirement, and we would rather price it properly than cut corners at height.

How do I know the pointing has failed? Look in your gutter. Mortar crumbs and grit sitting in there are the giveaway, along with hairline cracking along the ridge line.

Can you match my tiles? Usually. Salvage yards carry decades of discontinued Perth profiles, so a handful of broken tiles almost never forces a re-roof.

Who actually turns up? Our own crew. We do not subcontract the work out to whoever is available that week.
