The suburb was originally Njookenbooroo, named for a swamp and in 1898 the developers drained that swamp into Herdsman Lake, cutting drainage channels through the area to open it up for market gardens. So parts of Innaloo sit on former swamp and made ground, with old drainage channels and a water table in the lower western and southern pockets. It shows. That drives the local risk: footing settlement on made ground and subfloor damp where the ground stays wet. The housing adds a second distinctive factor. Most of Innaloo's original homes are single-detached timber-frame, built around the Second World War, not the double-brick that dominates most of Perth. A timber-frame house is a different inspection: stumps or piers, borer and decay in the framing and subfloor ventilation all move to the front. And being post-war, asbestos-containing materials are likely in the original fabric and later additions, a real consideration for any renovation. Innaloo is now visibly turning over, with brick-and-tile units gradually replacing the old timber cottages, so a WWII-era house may sit next to brand-new strata, two different inspections. And with its big mixed-use retail core (Westfield, IKEA, the cinemas), some properties sit close to commercial land.
