Why Innaloo roofs behave the way they do
Innaloo's ground is the first thing to understand here. The suburb was originally Njookenbooroo, named for a swamp and in 1898 the developers drained that swamp into Herdsman Lake, cutting drainage channels through the area to open it up for market gardens. So parts of Innaloo sit on former swamp and made ground, with old drainage channels and a water table in the lower western and southern pockets. It shows. That drives the local risk: footing settlement on made ground and subfloor damp where the ground stays wet. The housing adds a second distinctive factor. Most of Innaloo's original homes are single-detached timber-frame, built around the Second World War, not the double-brick that dominates most of Perth. A timber-frame house is a different inspection: stumps or piers, borer and decay in the framing and subfloor ventilation all move to the front. And being post-war, asbestos-containing materials are likely in the original fabric and later additions, a real consideration for any renovation. Innaloo is now visibly turning over, with brick-and-tile units gradually replacing the old timber cottages, so a WWII-era house may sit next to brand-new strata, two different inspections. And with its big mixed-use retail core (Westfield, IKEA, the cinemas), some properties sit close to commercial land. What the work involves
- The roof surface, methodically. Ridge and hip capping for cracked bedding and perished pointing. Valleys, cleared enough to see the crease where rust starts. Flashings at every abutment, chimney, parapet and skylight. Every penetration, including anything added later for solar or air conditioning
- The drainage. Gutter falls, laps, internal corners and the fascia carrying them. Downpipes checked for flow and for where they actually discharge, because water dumped beside a footing is a problem of its own
- The roof space, where access allows. Battens and rafters tested physically rather than looked at. Sarking, if any was ever installed. Staining on timber that shows where water has travelled and insulation that has been wet
