Quick answer

Valleys, box gutters and sumps carry concentrated water and fail inward rather than over the edge. On Innaloo properties that means a leak appears well inside the building, frequently a long way from the fault.

Why Innaloo roofs behave the way they do

Innaloo's ground is the first thing to understand here. The suburb was originally Njookenbooroo, named for a swamp and in 1898 the developers drained that swamp into Herdsman Lake, cutting drainage channels through the area to open it up for market gardens. So parts of Innaloo sit on former swamp and made ground, with old drainage channels and a water table in the lower western and southern pockets. It shows. That drives the local risk: footing settlement on made ground and subfloor damp where the ground stays wet. The housing adds a second distinctive factor. Most of Innaloo's original homes are single-detached timber-frame, built around the Second World War, not the double-brick that dominates most of Perth. A timber-frame house is a different inspection: stumps or piers, borer and decay in the framing and subfloor ventilation all move to the front. And being post-war, asbestos-containing materials are likely in the original fabric and later additions, a real consideration for any renovation. Innaloo is now visibly turning over, with brick-and-tile units gradually replacing the old timber cottages, so a WWII-era house may sit next to brand-new strata, two different inspections. And with its big mixed-use retail core (Westfield, IKEA, the cinemas), some properties sit close to commercial land. Being inland near Herdsman Lake, coastal salt and delignification are a low priority; here it is the drained-swamp ground and the timber-frame stock that matter.

Roof Plumbing in Innaloo: the short version

Box gutters and internal drainage fail into the building rather than outside it, which is why they deserve attention eaves guttering does not. Full detail on our roof plumbing page.

What that means for roof plumbing in Innaloo

Valleys fail first on this coast because they stay wet longest and sit under overlapping tile edges where salt laden moisture is held against the metal.

On low ground the drainage question extends past the roof. Downpipes discharging onto saturated soil have nowhere to go, so what the roof plumbing delivers has to be dealt with at ground level too.

Successive repairs by different hands leave a mixture of lead, galvanised iron and coated steel on one roof. Bringing a junction back to a single consistent material is usually the durable answer.

Innaloo is a real contrast — original Federation and interwar cottages under terracotta and slate, alongside the apartment and townhouse infill that's filled in around the shopping precinct. So a repair might be a cracked terracotta tile or slipped slate on an old cottage, or a flashing and membrane issue on a newer complex. We read the roof for what it is, match old material or sort modern detailing, and trace the leak to its real source.

Innaloo's surviving Federation and interwar cottages carry terracotta and the odd slate roof that respond well to a careful, period-minded restoration — treat the growth, re-bed and re-point the ridges, match any broken tiles, and finish sympathetically. It's a different job entirely from the flat and metal roofs on the newer infill, but on a character cottage among the density it keeps a genuine piece of old Innaloo intact.

Re-roofing in Innaloo splits two ways — a sympathetic terracotta or slate job on an original cottage, or a modern re-sheet on infill stock. On the old homes we weigh a like-for-like re-lay against Colorbond for the weight and sort the old jarrah framing beneath; on the newer ones it's proper flashings and fixings. Either way the aim is a roof that suits the building and outlasts the one it replaced.

Buying in Innaloo might mean a century-old cottage with a terracotta or slate roof, or a newer unit whose build quality is unknown — either way a look before you sign pays. We check the old tile or slate, or the sheeting and membrane on a complex, plus valleys, flashings and framing, then hand you a photographed report, so the roof isn't a surprise after settlement whatever its vintage.

On Innaloo's old cottages a leaking slate or terracotta roof can quietly rot the jarrah beneath, and among all the new infill these are the homes most worth the careful repair. We open it up, cut back to sound timber, match the old jarrah, and fix the leak above — keeping a genuine old cottage structurally honest where it would be easier just to knock it down and unit the block.

Roof Cleaning in Innaloo

Innaloo's old terracotta and slate cottage roofs are porous and green up on their shaded pitches, and they won't take the pressure a modern roof will. We treat the growth so it's killed at the root and clean gently and correctly for the material, clearing the valleys. On a heritage cottage among the newer density, a careful clean is often all the roof needs — and the wrong approach does real harm to old slate or terracotta.

Signs Innaloo roof metalwork needs attention

  • Damp high on an internal wall rather than mid-ceiling
  • Staining on a chimney breast or beside a skylight
  • Water appearing only in wind-driven rain
  • Rust streaks running out of a valley into the gutter
  • A leak that started after solar panels went on

Local conditions in Innaloo

Most original homes are TIMBER-FRAME, built around WWII, not the usual double-brick. Timber-frame needs stump/pier, borer, framing and subfloor checks; post-war era = asbestos materials likely.

Built over a DRAINED SWAMP (Njookenbooroo) channelled to Herdsman Lake, made ground, old drainage channels and a water table in the low western/southern parts. Settlement and subfloor damp risk.

Older stock being replaced by brick-and-tile units, new strata beside old timber cottages.

We cover the whole of the City of Stirling. Around Innaloo that takes in Rockingham and Perth. Short drives keep roof plumbing affordable on smaller jobs and most of ours are smaller jobs.

Materials and specification

Sealant has a role and it is a secondary one. It backs up a mechanical detail rather than forming it and any junction relying on sealant alone has a service life measured in seasons rather than decades. Fifteen years is optimistic for a sealed termination in Perth sun.

A little about Innaloo

1898 Town Properties subdivided the land around Njookenbooroo Swamp as market gardens and Drained THE Swamp into Herdsman Lake, digging channels; Njookenbooroo Drainage District gazetted; 25 tonnes/wk produce by 1912 Stirling City Centre / Westfield Innaloo (1967, one of the first big suburban centres), Megacentre, Ikea, Event Cinemas; mixed-use SE Originally Njookenbooroo (Noongar, for Herdsman Lake / a nearby swamp); renamed Innaloo 1927 (Daisy Bates compiled alternatives) Most homes single-detached Timber-Frame built around Wwii, post-war design; some duplexes and newer brick-and-tile units gradually replacing older stock None of that decides what your roof needs. It does tell us what to expect before we get the ladder out in Innaloo.

What the work involves

  • Fabricate and lap it correctly. Metal shaped to the actual junction rather than forced into shape, lapped so water runs over each joint instead of into it, mechanically fixed with sealant as a secondary defence rather than the primary one
  • Match the metal to what it touches. Grade suited to the exposure and never dissimilar metals in contact where moisture will sit between them
  • Trace the water before touching anything. Metalwork leaks enter well inside the roof and travel along framing before they drop, so the stain is almost never under the fault

Common questions about roof plumbing in Innaloo

What is roof plumbing exactly?

The metalwork on a roof: flashings, valleys, box gutters, downpipes, sumps, rainheads and the detailing around every penetration. It is a distinct trade to tiling and it accounts for most leaks.

Why does my chimney leak when the roof is fine?

A chimney is a masonry column punched through a waterproof surface and water runs downhill into its uphill face. That side needs a back gutter or saddle to divert water around it. Many older Perth homes never had one, or it has corroded away.

Can flashings be repaired or do they need replacing?

Occasionally repaired where the metal is sound and only the termination has failed. More often replacement is honest, because half the cost is access and doing it twice wastes both.

Why did my leak start after solar was installed?

Mounting feet penetrate the roof covering and they are installed by electricians rather than roofers. Good installers detail them properly. Not every installer is good and it is the most common new-leak cause we attend.

Yes and the surrounding suburbs. Ring 0421 768 842 and tell us your street. If we are not the right people for the job we will say so rather than quoting anyway.

Three questions worth asking first

Compare scopes rather than totals. A cheaper quote is frequently a different job and the gap is usually treatment time, film build, or repairs excluded and raised later. Ask for the product name, coat count and what happens if more damage is found once work starts.
