Three different organisms grow on Perth roofs and only one washes off. Moss sits on the surface, algae streaks down it and lichen bonds chemically into aged tile. Powerdrive treats growth so it dies, then cleans at a pressure matched to the tile. Free inspection across Joondalup.
Why Joondalup roofs behave the way they do
Joondalup is unlike every other suburb in this northern run because it was planned to be a city. The 1970 Corridor Plan designated it the sub-regional centre for Perth's north, the “city of the north”. It was built out from the late 1980s around a genuine central business district: retail, civic and university precincts, not just housing. For an inspection that changes the mix, because Joondalup has real apartments, condominiums and mixed-use residential above retail. Is strata territory: concrete and reinforcement, balcony and podium membranes, fire separation between tenancies and the common-property defects that become body-corporate levies. That is a different discipline from a suburban house and it is worth engaging someone who inspects to that scope. The residential estates, near Currambine station and along Lakeside Drive, are largely early-1990s planned stock, now about thirty years old and reaching their first real maintenance cycle. And the suburb wraps the eastern edge of Lake Joondalup and the Yellagonga wetland, so for the lakeside estates the water table and drainage deserve attention. Predictably so. Being well inland, 26 km north and sitting on a lake rather than the coast, the salt-driven concerns that dominate the beach suburbs, delignification included, are a low priority here. The findings are about age, water and construction type rather than sea air.Roof Cleaning in Joondalup: the short version
What is growing determines what removes it. Algae, moss and lichen are three different problems and only one of them is superficial. Background on our service page.
What that means for roof cleaning in Joondalup
Rinsing sheltered metalwork is worth doing at the same time. Twenty minutes with a hose twice a year does more for a coastal roof than most owners expect.
Low ground keeps the air above it damp, so roofs in these pockets dry slowly and growth establishes readily even on elevations that would stay clear elsewhere.
Growth in the ridge joints on these roofs is worth noting, since it indicates mortar that has broken down enough to hold moisture and support a plant.
On a coastal roof we check fixings and valleys while we are up there. Cleaning frequently reveals corrosion that growth had been hiding and it is better found now than through a ceiling.
Joondalup roofs: symptom and fix
| What you are seeing | What it usually means | What it needs |
|---|---|---|
| Roof clean but gutters full of grit | Surface breaking down | Assess whether coating is due |
| Dark vertical streaks | Algae, spreading with each rainfall | Treat and wash |
| Green cushions in the ridge joints | Moss holding water against mortar | Treat, clean, then re-point |
| Flat grey or sage crusty patches | Lichen bonded into the tile | Treat and wait, never blast |
Guide only. Every roof differs, which is why we look before quoting.

Roof Restoration in Joondalup
Learn moreThe estates around Joondalup are hitting the age where the factory colour has chalked and faded and the pointing's given up — usually somewhere past fifteen years. A restoration on one of these is straightforward and pays off well: the tiles are generally sound, so it's treat the growth, clean, re-point the ridges, and re-coat to bring the colour back and seal the surface. It's a fraction of a re-roof and it makes a tired-looking newer home look its age again, which up here is often exactly what people are after before selling.

Roof Repairs in Joondalup
Learn moreJoondalup's housing is newer than most of Perth, but even a thirty-year-old estate roof starts dropping tiles and shedding pointing, and the surprise is how early the builder-grade stuff fails. A lot of repairs we do up here are cracked or slipped tiles and perished ridge pointing on homes people assumed were too new to bother. We match the tile profile so the repair disappears, re-point in a flexible compound that won't crack out again next summer, and sort the actual cause rather than the symptom on the ceiling.

Roof Replacement in Joondalup
Learn moreEven Joondalup roofs eventually need replacing — and when a newer tiled roof's genuinely done, we'll talk honestly about tile versus Colorbond for the re-roof, because the lighter option changes both the look and the loads. We sort the sarking and framing while it's open, get the flashings and valleys detailed properly, and leave you a roof that'll outlast the last one comfortably. On the exposed northern estates we pay attention to how it's held down too, since the wind up this way has a clear run at it.

Roof Inspection in Joondalup
Learn morePeople assume a Joondalup home is too new to need a roof inspection, and that's exactly how they end up buying someone else's deferred repairs. We check the tiles, the pointing, the valleys and flashings, and get into the roof space to look at the sarking and framing — and on newer builds we're often flagging workmanship shortcuts from the original construction. You get a straight report with photos, so you go in knowing whether that estate roof is sound or quietly overdue for a spend.

Roof Carpentry in Joondalup
Learn moreEven newer roofs have timber problems — a Joondalup home isn't immune to a leaking valley quietly wetting a batten, or a bit of original framing that was never quite right. When we find soft or damaged timber up here it's usually tied to a specific leak, so we fix the cause, cut back to sound wood and repair the structure to match. It's less common than on the old places, but when it's there it's worth doing properly rather than leaving a weak spot in an otherwise good roof.

06Storm Damage Repair in Joondalup

Storm Damage Repair in Joondalup
Learn moreThe newer northern estates sit fairly exposed, and when a storm sweeps through Joondalup it finds the weak points — a poorly fixed ridge, a flashing that was never quite right, tiles lifted where the wind gets under. We come out and make it safe and watertight first, stop the water getting into the ceilings, then work out the full extent of what's actually let go. On a newer roof a storm often exposes an original workmanship issue, and we'll tell you honestly if that's what we're looking at, claim or no claim.

Recent work

What the work involves
- Treat, then wait. A biocide kills the organism including whatever is bonded into the surface. That takes days, not minutes and it is the stage that separates a lasting clean from a cosmetic one
- Clean at a pressure matched to the tile. Aged concrete that has been damp for decades has a softened surface. Excessive pressure removes material rather than dirt and drives water up under the laps into the roof space
- Clear up afterwards. A clean produces a considerable quantity of debris that goes straight into your gutters and downpipes. Flushing them is part of the job rather than an extra
Common questions about roof cleaning in Joondalup
How often should a roof be cleaned?
It depends on aspect, canopy and whether the surface is sealed. An open aspect coated roof may go many years. Aged unsealed tile under heavy trees on a shaded side needs it far sooner.
Will cleaning damage my tiles?
Done at appropriate pressure with proper treatment, no. Done aggressively on aged concrete, yes and the damage is permanent. It strips the surface and leaves the roof more hospitable to growth than before.
Why does growth come back so quickly?
Usually because it was blasted rather than killed. Lichen in particular regrows from what remains bonded to the tile and a roughened surface gives spores more to hold onto.
Is it safe for my garden?
With proper protection and a thorough rinse down, yes. It is a fair question to ask any contractor before they start and isolating a rainwater tank is sensible.
Can I do it myself?
The chemistry is available. The height is the problem and mossy tile in the wet is genuinely treacherous. Ladder falls at home are common and serious.
Do you work throughout Joondalup?
Yes and the surrounding suburbs. Ring 0421 768 842 and tell us your street. If we are not the right people for the job we will say so rather than quoting anyway.
Before you commit to anybody
Ask what happens if the scope changes. On older Joondalup roofs things become visible once work starts and that is normal. What is not normal is discovering the variation on the invoice. It should be photographed, priced and discussed before anybody acts on it.
