Why Kardinya roofs behave the way they do
Kardinya shares an origin with Winthrop, it too was a University pine plantation, clearcut through the 1960s and into 1975 for housing, but its ground is what most shapes an inspection. Kardinya sits on Spearwood dunes: brown sand over yellow subsoil with Tamala Limestone beneath and the limestone comes close to the surface in parts. That matters, because limestone near the surface affects how footings are formed, rock and variable bearing and some older homes sit on limestone footings, while elsewhere the sand drains freely. It is a genuinely different ground story from the grey Bassendean sand or the reactive clay of other suburbs. It is avoidable. Being a former plantation, parts of Kardinya also carry cleared-plantation ground, old stumps, root systems and reworked soil under some blocks. The housing is unusually varied for the area: 1970s brick-and-tile through units and modern rebuilds, spanning plenty of price. Type, so establishing what a property is and when it was built is the starting point, the mature 1970s homes are into their first-to-second round of services. Kardinya lies about six kilometres from the coast, so salt is only a minor consideration, delignification is low-to-moderate priority, mostly low.
