There is a reason Koongamia roofs fail the way they do and it has more to do with the ground and the setting than with the builder.

Koongamia was built on a picnic reserve . The Greenmount Picnic Reserve was developed from 1955 by the State Housing Commission and unusually for a government subdivision the reserve's character was deliberately kept. A network of linear open space still threads between the streets. That green structure is genuinely relevant to an inspection. Many properties back onto reserve or parkland, which brings mature trees working near seventy-year-old drainage. Footings, significant limb loads over roofs and termite pressure from retained vegetation, with a bushfire consideration on the scarp side of the suburb. The housing has been through two distinct phases. The original stock is 1950s government housing , where asbestos-era materials are likely in anything untouched and services sit at or beyond a second replacement cycle. Then in 2003 the Department of Housing and Works upgraded housing and streetscapes here under its “New Living” programme. So a given house may be original or substantially reworked half a century after it was built and the difference in services, roofing and wet areas is considerable. Establishing which comes first. It adds up. Koongamia sits at the foot of the Darling Scarp below Greenmount, so the upper side of the suburb has sloping ground. Retaining, cut-and-fill and downhill stormwater to manage.

On any Koongamia roof the first thing we do is look properly. That means the ridge line, the valleys, the flashings and, where there is access, the roof space from underneath. Photographs of everything. You get told what is actually there, including the parts that are fine.

The checklist runs top to bottom. Capping first, since failed mortar accounts for most calls. Then valleys, which hide corrosion under the tiles either side. Flashings at walls, chimneys and skylights. Every penetration, including anything a solar installer added later. Guttering, brackets, fascia and downpipe discharge. Tiles that are cracked, slipped or patched with roof cement by somebody in a hurry. Underneath, we want to see battens, sarking and any staining on the rafters that tells us where water has been travelling.

Specification is not window dressing. Flexible pointing compound outlasts sand and cement because it moves with the roof instead of splitting under it. Coatings need a sealed, prepared substrate or they peel. Sheet metal and fixings should suit the exposure of the site, since coastal and industrial air chew through standard product. We use Dulux AcraTex as accredited applicators, which is what makes the manufacturer warranty available on your roof and we match tiles from current or salvage stock rather than putting a modern profile across an older elevation.

How we approach a Koongamia job

Two seasons, two mechanisms. Long dry summers strip the surface off tiles and bake flexibility out of old cement. Winter fronts then push water uphill under laps and into any crack that opened during the heat. That is why a roof that behaved perfectly through February suddenly stains a ceiling in July.

Timing is worth planning. Coatings need a dry surface and a dry stretch afterwards, so the practical window runs from spring through to autumn. Repairs happen year round. Storm work happens whenever it has to.
