If your Koongamia roof looks tired from the street but the tiles are intact, restoration is almost certainly the answer rather than replacement. It costs a fraction of a re-roof and the preparation stage decides how long it lasts.
Why Koongamia roofs behave the way they do
Koongamia was built on a picnic reserve. The Greenmount Picnic Reserve was developed from 1955 by the State Housing Commission and unusually for a government subdivision the reserve's character was deliberately kept, a network of linear open space still threads between the streets. That green structure is genuinely relevant to an inspection. Many properties back onto reserve or parkland, which brings mature trees working near seventy-year-old drainage. Footings, significant limb loads over roofs and termite pressure from retained vegetation, with a bushfire consideration on the scarp side of the suburb. It is avoidable. The housing has been through two distinct phases. The original stock is 1950s government housing, where asbestos-era materials are likely in anything untouched and services sit at or beyond a second replacement cycle. Then in 2003 the Department of Housing and Works upgraded housing and streetscapes here under its “New Living” programme. So a given house may be original or substantially reworked half a century after it was built and the difference in services, roofing and wet areas is considerable. Establishing which comes first. Koongamia sits at the foot of the Darling Scarp below Greenmount, so the upper side of the suburb has sloping ground, retaining, cut-and-fill and downhill stormwater to manage.Roof Restoration in Koongamia: the short version
A restoration is maintenance rather than reconstruction. It renews a surface and a ridge line on a roof whose structure is sound. Where the structure is not sound it is the wrong product and we will say so. Detail on our service page.
What that means for roof restoration in Koongamia
Up here the canopy governs everything. Constant debris, persistent shade and organic staining mean the treatment stage carries more weight than the coating stage. A roof cleaned without being treated will look dark again within a couple of seasons.
Older roofs need a lighter hand. Original terracotta is fired and glazed and it usually should not be coated at all, since a coloured membrane permanently changes a building that is very hard to reverse. Where the roof is concrete tile from a later addition, restoration suits it perfectly well.
Whole streets of this vintage arrive at the same point together, which is why several neighbours often need the same work in the same season.
Koongamia roofs: symptom and fix
| What you are seeing | What it usually means | What it needs |
|---|---|---|
| Mortar crumbs in the gutter | Ridge bedding at end of life | Re-bed and flexible re-point |
| Dark growth on one side only | Shaded plane holding moisture | Treat, clean, then coat |
| Previous coating peeling | Applied over contamination or damp | Strip, re-prepare, re-coat |
| Broken tiles scattered about | Foot traffic or impact damage | Match and replace before coating |
Guide only. Every roof differs, which is why we look before quoting.

Roof Repairs in Koongamia
Learn moreMost Koongamia roof problems come down to a handful of failures: cracked or slipped tiles, perished ridge pointing, rusted valley irons and tired flashings. We trace the leak to its actual source — which is rarely under the ceiling stain — and fix the cause, whether that’s replacing matching tiles, re-bedding and re-pointing the ridge in a flexible compound, or renewing a corroded valley.
We’ll always tell you honestly when a roof is genuinely repairable versus when the repairs are mounting up and a restoration would serve you better, as it often does through nearby Midvale. Prompt repair matters: a single cracked tile left through a wet winter becomes soaked insulation, stained ceilings and, eventually, damaged roof timber. Every repair is backed by our workmanship warranty, and because we photograph what we find and talk you through it, you’ll understand exactly what was wrong and what we did about it rather than being handed a bill and a shrug.

Roof Cleaning in Koongamia
Learn moreRoof cleaning strips the moss, lichen and black weathering off a Koongamia roof and gets it back to a clean, even surface — either as a standalone tidy-up or as the first stage of a restoration. We treat the growth first so it dies at the root, then clean at a pressure matched to the tile so we lift the grime without stripping the surface or driving water under the laps.
Left alone, that growth holds moisture against the tiles and works into the pointing, which is why we treat rather than just blast it — the same method we use through nearby Herne Hill. We check the roof over while we’re up there and flag anything that needs attention, so a clean doesn’t paper over a repair that’s quietly getting worse. On steeper or two-storey Koongamia roofs we work off proper anchorage and stay off the tiles where we can, so the clean lifts the grime without cracking the very surface it’s meant to protect, and we’ll let you know if the roof would be better served by a full restoration.

Roof Replacement in Koongamia
Learn moreWhen a Koongamia roof reaches the end of its life — porous tiles, rusted-through valleys, or a roof that’s been patched one too many times — a full re-roof is often the honest answer. We strip the old covering, check and repair the timber and battens underneath, and install a new tile or Colorbond roof with fresh sarking, valleys and flashings throughout.
A tile-to-Colorbond conversion is popular here for its lighter weight, clean lines and colour range, and because the lighter roof changes the wind uplift we reassess the tie-down as part of every conversion. We’ll also be straight about whether you’ve genuinely reached replacement or whether a restoration, as we do through nearby Red Hill, would renew the roof for a fraction of the cost. Every re-roof is engineered and tied down to Australian Standards and backed by our 10-year workmanship warranty, and we handle the guttering, flashings and tie-down as one job so nothing is left for you to chase afterwards.

04Roof Inspection in Koongamia

Roof Inspection in Koongamia
Learn moreA roof inspection is the cheapest way to know exactly what your Koongamia roof needs before you commit to anything — or before you buy. We get onto the roof and into the roof space, physically checking the tiles, pointing, valleys, flashings, gutters and the structural timber, then hand back a clear written report with photographs.
On older homes we test the timber for rot, termite damage and delignification; on newer ones we look for the builder-grade detailing faults that leak early. It’s the same thorough check we run through nearby Millendon, and it’s what tells you whether a roof needs a minor repair, a restoration or something structural. If you’re buying a home, an inspection of the one part most people skip — the roof space — is money very well spent, and the written report gives you something concrete to put in front of an agent, a buyer or your insurer rather than a verbal all-clear.

05Roof Carpentry in Koongamia

Roof Carpentry in Koongamia
Learn moreRoof carpentry is the structural timber under your tiles — the rafters, battens and trusses that hold everything up. On Koongamia homes we repair and rebuild that framing to standard: sistering weakened members, replacing rotted or termite-damaged timber, and reinstating trusses that have been cut for a skylight, duct or downlight.
We also test for delignification, the chemical breakdown that leaves roof timber looking sound but unable to hold a fixing — the same treatment we carry out through nearby Woodbridge where the timber is worth saving rather than replacing. As registered builders we can certify structural carpentry, which a general handyman can’t, and we assess the whole load path while we’re in the roof space so a repair addresses the cause, not just the symptom. Where a member is load-bearing we prop it safely with acrow props and work to a structural engineer’s design before anything is cut — it’s the natural companion to our tie-down and structural-defect work.

06Storm Damage Repair in Koongamia

Storm Damage Repair in Koongamia
Learn moreWhen a storm hits a Koongamia roof — lifting ridge caps, cracking tiles or dropping a limb through it — our first job is always to make the roof safe: tarp the opening, stop the water, and take the immediate danger out of it. Only then do we scope the permanent repair and deal with your insurer.
We document the damage thoroughly, separating genuine storm damage from pre-existing wear so the claim is properly supported, and we check the framing around any impact because a limb strike shock-loads more than the visible hole. It’s the same rapid response we bring to nearby Midvale. Getting there quickly limits the internal damage — an hour of water ingress can mean ceilings and insulation you’ll otherwise be replacing later. We liaise with your insurer directly and hand back a documented, photographed scope, so the claim is straightforward and the repair holds up in the next blow rather than becoming the next emergency.

Materials and specification
Specification decides how long the work lasts. Tiles are matched from current ranges at Bristile Roofing, Perth founded in 1929, or from salvage stock at Roof Top Industries where a profile has been discontinued. The coating is the Dulux AcraTex restoration system, applied under accreditation so the manufacturer warranty is available alongside our own ten year workmanship warranty.

Recent work

What the work involves
- Treat growth first, then clean. Moss and lichen root into aged concrete. They are killed and given days to die, because anything left alive grows back through a new coating within two or three summers
- Repair and re-point before any coating. Broken tiles replaced, valleys cleared or renewed, ridge capping re-bedded and pointed in a flexible compound. Doing this after coating means disturbing new work
Common questions about roof restoration in Koongamia
Can you match my tiles if some are broken?
Usually. Perth has decades of discontinued concrete profiles circulating through salvage yards, so a handful of broken tiles rarely forces anything larger.
Will the coating peel like the last one did?
Not if the preparation is right. Coatings fail because growth was never killed, salt was never washed off, or the surface was damp when the product went on. The product is rarely the problem.
Is my roof too old?
Age alone decides nothing. What matters is whether the tiles are sound and what the battens are doing underneath and that is established by getting into the roof space.
How long does a restoration take?
Three to five working days on most single storey homes, spread across a week or two because the treatment stage needs time to work before anything else can happen.
Do you work throughout Koongamia?
Yes and the surrounding suburbs. Ring 0421 768 842 and tell us your street. If we are not the right people for the job we will say so rather than quoting anyway.
Three questions worth asking first
Ask what happens if the scope changes. On older Koongamia roofs things become visible once work starts and that is normal. What is not normal is discovering the variation on the invoice. It should be photographed, priced and discussed before anybody acts on it.
