Roofing in Marangaroo

There is a reason Marangaroo roofs fail the way they do and it has more to do with the ground and the setting than with the builder.

Marangaroo has an unusual layer in its history worth knowing before you inspect. Its southern pocket was developed in the 1950s and a rare heritage-listed example survives from that period: a 1951 hut. A 1953 house built of rendered concrete block , put up that way because of the post-war shortage of building materials . Nothing dramatic. That points to a specific, uncommon fabric in the older part of the suburb. Rendered concrete-block walls and concrete-tile roofs, which behaves quite differently from conventional brick and quite differently again from the 1970s-80s brick-and-tile that makes up the bulk of Marangaroo. So the first task here, as so often in the older Wanneroo suburbs, is to establish which era the house belongs to . The main body of the suburb is that 1970s-80s stock , now forty to fifty years old and into its first serious maintenance cycle. Roofs, wiring, hot water and wet areas coming due together. Marangaroo also contains the public Marangaroo Golf Course , so homes backing the fairways carry the usual golf-margin considerations: course irrigation raising the local water table near boundary footings. A history of ball strike on fairway-facing glazing and roofs. Being inland, the coastal salt problems, delignification included. Are a low priority; the Marangaroo inspection is about era, construction type and the ground.

Living this close to the water sets the clock differently. Metal corrodes from cut edges and screw heads inward, mortar goes chalky and porous years early and a roof can look sound from the driveway while the components holding it together have quietly given up.

A high or seasonal water table changes what happens at ground level after a downpour. Gutter overflow pools against the house instead of soaking away and the damp air above keeps the roof surface wet into the morning.

Character housing carries materials that reward care. Steep pitches, decorative ridge work and reworked flashings all mean slower work and a repair that ignores the profile is visible from the footpath for the next thirty years.

What that means for a Marangaroo roof

This vintage of housing runs to concrete tile bedded in rigid sand and cement. That mortar has a working life of roughly two to three decades. Most roofs of this age are well past it, which is why ridge caps loosen and mortar crumbs turn up in the gutter.

A documented pocket of post-WWII concrete-block houses built during the 1950s material shortages. An unusual, specific fabric (rendered concrete block, concrete-tile roofs) very different from the 70s-80s bulk. 1950s post-war pocket + 1970s-80s bulk. Two distinct eras; establish which.

Marangaroo Golf Course. Fairway-margin homes: irrigation/water table, ball strike. Inland. Salt/delignification low priority.

The inspection matters more than the quote. We walk the roof, check what the tiles are fixed to, look at the valleys and the ridge and get into the roof space if we can. Then you get a written price for the work that is genuinely needed.

A proper look covers more than the obvious. We check ridge and hip capping for cracked bedding and perished pointing. Valleys get cleared enough to see the crease, because that is where rust starts. Flashings at every abutment, chimney, parapet and skylight. Penetrations for vents, whirlybirds, flues, aerials and solar mounts. Gutters for fall, sag, corrosion at the back edge and the condition of the fascia carrying them. Downpipes and where they discharge. Broken, slipped or previously cemented tiles. Sarking, if any was ever installed. Battens and rafters from the roof space where the manhole allows it.

The materials conversation is short but it decides how long the work lasts. Flexible pointing, not rigid cement. Sealed substrate before any membrane. Fixings and sheet chosen for the exposure rather than for the invoice. Matched tiles from salvage where the original profile has gone out of production. Dulux AcraTex applied under accreditation, so the manufacturer warranty stands, with a ten year workmanship warranty from us on top.

You will get a written quote that says what is included. No square metre guess, no verbal figure, no pressure to sign on the day. If we find something underneath that changes the scope, we photograph it and ring you rather than adding it quietly to the bill.

How we approach a Marangaroo job

Perth weather gives a roof two different problems each year. Summer bakes the surface, drives moisture out of mortar and chalks whatever coating remains. Then winter arrives as a run of cold fronts off the Indian Ocean, throwing rain almost horizontally at the western face of the building. Most leaks announce themselves in June rather than January, though the damage that caused them happened months earlier under a very hot sky.

Timing is worth planning. Coatings need a dry surface and a dry stretch afterwards, so the practical window runs from spring through to autumn. Repairs happen year round. Storm work happens whenever it has to.

Ten year workmanship warranty on what we do. The coating carries its own manufacturer warranty under our accreditation. Two documents, two different things covered.

Worth mentioning. The same crew quotes and completes the work, which removes the usual gap between what was promised and what arrives. We protect surrounds before starting, sweep up afterwards and take the debris with us.

We cover the whole of the City of Wanneroo. Around Marangaroo that takes in Girrawheen and Wanneroo. Short drives keep roofing affordable on smaller jobs and most of ours are smaller jobs.

Sometimes the honest answer costs us the job. If the tiles are sound and only the ridge has failed, that is what we will quote, even when a bigger number was on the table.

Roofing services we do most in Marangaroo

Gutter Replacement. Re-hanging, resealing or replacing, including the fascia behind it when that is the real fault.

Roof Valley Repairs. The metal trough between two roof planes. It carries the most water and hides the most rust.

Roof Replacement. For roofs where the structure has gone rather than the surface.

Roof Repairs. Targeted work on a specific fault rather than a whole roof.

Roof Cleaning. Treating growth properly so it dies rather than blasting it off and watching it return.

Bedding & Pointing. Re-bedding ridge caps and pointing them in a flexible compound instead of rigid cement.

Questions we get asked in Marangaroo

What does it cost? Impossible to answer honestly without seeing the roof. Pitch, access, storeys, condition and the amount of ridge metreage all move the figure considerably.

Will you work on a two storey house? Yes. Access equipment and edge protection are part of the quote rather than a surprise afterwards.

Do you handle solar panels? We can coordinate removal and refitting with your installer where a restoration requires it.

Is a coating just paint? No. It is a high build membrane over a sealed substrate, and the preparation underneath decides whether it lasts a decade or fails in two summers.

What goes on your roof

Materials matter more than most quotes admit. We match discontinued tile profiles through salvage stock at Roof Top Industries rather than putting a modern profile across an older elevation, and current ranges come from Bristile Roofing, Perth founded in 1929, or Monier. Coatings are the Dulux AcraTex roof restoration system, applied under accreditation so the manufacturer warranty stands.
