Gutters for fall, sag, corrosion at the back edge and the condition of the fascia carrying them. Downpipes and where they discharge. Broken, slipped or previously cemented tiles. Sarking, if any was ever installed. Battens and rafters from the roof space where the manhole allows it.

What goes on your roof should suit the site rather than the price list. Pointing gets a flexible compound. Coatings go over prepared and sealed surfaces, never straight onto dirty tile. Metalwork is specified for the exposure, which matters enormously near salt or industry. Tiles are matched from salvage where a profile has been discontinued. On price, we quote the work rather than a rate per square metre. A roof with sound tiles and dead pointing is a different job to one with failing battens and pretending otherwise helps nobody. Nobody enjoys surprises on an invoice.
