Roofing in Marmion
We have worked on enough Marmion roofs to know what we will find before the ladder goes up.
Marmion is, for the most part, a suburb built in three years . Apart from a small older pocket near the coast. The area west of Cliff Street was developed by 1961, around the little 1956 primary school known as “The Little School in the Bush”, the bulk of Marmion went up between 1973 and 1976 . That tight window is the single most useful fact for an inspection here, because it means a whole suburb of mid-1970s construction reaching the same age at the same time . Not always. The characteristic findings of that era and that vintage. Roofs, wiring, wet-area waterproofing and hot-water systems now around half a century old, tend to turn up together, house after house. The other defining feature is the slope . The Cliff Street hillside falls toward the coast and the houses along it are genuinely hillside houses. Which brings retaining walls, cut-and-fill sites and down-slope drainage into the inspection in a way that the flat beach suburbs never face. On a sloping coastal block, where the water goes and what is holding the ground up matter as much as the building itself. There is also that small pre-1961 pocket near the coast to keep in mind, older stock salted in among the 1970s bulk. The age of the individual house should be confirmed rather than assumed from the suburb. And Marmion is a reef-fronted ocean suburb (Marmion Marine Park lies offshore), so the frontage takes a solid salt load. On the 1970s tiled roofs, that puts delignification on the checklist for the roof space. The battens up there have now had fifty years of sea air.
The ocean air reaches further inland than most people assume. It settles on every sloping surface and because a roof stays damp longer than a wall does, salt gets a much better grip up there. Fixings usually go first.
Forest sites bring a maintenance load that flat suburbs never see. Debris fills the valleys within months, the cooler wetter conditions keep everything damp for longer and moss establishes in ridge joints where it can prise the mortar apart over a few seasons.
Character housing carries materials that reward care. Steep pitches, decorative ridge work and reworked flashings all mean slower work and a repair that ignores the profile is visible from the footpath for the next thirty years.
What that means for a Marmion roof
The building boom that created these streets used one method almost everywhere, so the roofs reach the end of their mortar life together. Whole streets need the same work in the same few years.
The bulk of Marmion was built in a very tight window, 1973-76. A whole suburb of the same-age construction hitting the same mid-life failures together. Cliff Street hillside houses. Sloping coastal sites, retaining, cut-and-fill, down-slope drainage.
A small pocket west of Cliff St predates 1961. Older stock mixed into the 70s bulk.
Nothing gets quoted from the footpath. We get up there, photograph what we find, look underneath where access allows and put it in writing. If a roof needs less than you were told, we will say so.
A proper look covers more than the obvious. We check ridge and hip capping for cracked bedding and perished pointing. Valleys get cleared enough to see the crease, because that is where rust starts. Flashings at every abutment, chimney, parapet and skylight. Penetrations for vents, whirlybirds, flues, aerials and solar mounts. Gutters for fall, sag, corrosion at the back edge and the condition of the fascia carrying them. Downpipes and where they discharge. Broken, slipped or previously cemented tiles. Sarking, if any was ever installed. Battens and rafters from the roof space where the manhole allows it.
The materials conversation is short but it decides how long the work lasts. Flexible pointing, not rigid cement. Sealed substrate before any membrane. Fixings and sheet chosen for the exposure rather than for the invoice. Matched tiles from salvage where the original profile has gone out of production. Dulux AcraTex applied under accreditation, so the manufacturer warranty stands, with a ten year workmanship warranty from us on top.
On price, we quote the work rather than a rate per square metre. A roof with sound tiles and dead pointing is a different job to one with failing battens and pretending otherwise helps nobody. You get an itemised written figure after the inspection, not a number over the phone. If something unexpected turns up once we are underway, you hear about it before we do anything about it. Nobody enjoys surprises on an invoice.
How we approach a Marmion job
Two seasons, two mechanisms. Long dry summers strip the surface off tiles and bake flexibility out of old cement. Winter fronts then push water uphill under laps and into any crack that opened during the heat. That is why a roof that behaved perfectly through February suddenly stains a ceiling in July.
We book coating work for the drier months and fit repairs around the weather. Emergencies get attended when they happen, not when it suits the calendar.
Our work carries a ten year workmanship warranty. Manufacturer product warranties are separate documents with separate terms. You should finish a job holding both.
Worth mentioning. The same crew quotes and completes the work, which removes the usual gap between what was promised and what arrives. We protect surrounds before starting, sweep up afterwards and take the debris with us.
We cover the whole of the City of Joondalup. That takes in Sorrento and the streets around Marmion. Short drives keep roofing affordable on smaller jobs and most of ours are smaller jobs.
Sometimes the honest answer costs us the job. If the tiles are sound and only the ridge has failed, that is what we will quote, even when a bigger number was on the table.

Questions we get asked in Marmion
How long will it take? A straightforward repair is often half a day. Roof Bedding & Pointing Perth and pointing a whole roof usually runs two days. A full restoration with cleaning, repairs and coating typically takes three to five working days, weather permitting.
Do you charge for the quote? No. Inspection, photographs and a written price cost nothing.
Is my roof insured for this? Depends entirely on cause. Insurers cover sudden events such as storms or impact. Gradual deterioration is excluded, whatever the salesman told you.
Can you deal with asbestos? Older roofs sometimes contain it. We identify it before disturbing anything and handle it lawfully rather than pretending it is not there.
