Roofing in Maylands
We have worked on enough Maylands roofs to know what we will find before the ladder goes up.
Maylands sits on the Maylands Peninsula , on land granted in the earliest days of the colony specifically because it was fertile alluvial river ground . That alluvial soil and the clay that came with it, is the key to inspecting the suburb. And it is underlined by one striking fact: the Maylands Brickworks operated here from 1927 to 1983 , digging clay for brick. Same story. Tile and the old pits are now part of a golf course and housing. Clay is reactive : it shrinks and swells with the seasons and that movement is a leading cause of footing cracking and slab distress . This is a very different ground story from the sandplain suburbs to the west and it puts footings and any movement in the structure at the centre of the inspection. Two pieces of made-ground history are worth knowing. The former brickworks clay pits and the former aerodrome (closed 1963, now a golf course), mean some parcels sit on backfilled or reworked ground, a settlement consideration on the affected blocks. The original stock is 1890s timber-and-iron workers' cottages. Genuinely old, timber-framed, asbestos-era where later work has been done and often under heritage character constraints. At the same time, the Maylands Activity Centre renewal is adding apartments and mixed-use around the town centre, so some inspections here are strata . Being a river suburb, salt-driven delignification is a low priority ; in Maylands it is reactive clay and old cottages that shape the report.
Living this close to the water sets the clock differently. Metal corrodes from cut edges and screw heads inward, mortar goes chalky and porous years early and a roof can look sound from the driveway while the components holding it together have quietly given up.
River air keeps roofs damp well past sunrise. Shaded planes on the southern side can stay wet most of the day through winter and that constant moisture is what lets moss and lichen take hold properly rather than just sitting on the surface. Growth like that behaves as a sponge.
Clay is the reason repairs on these streets sometimes fail early. Anything fixed rigid on ground that moves twice a year will work loose again. Flexible detailing lasts. Cement does not.
What that means for a Maylands roof
Free-draining sand keeps ground moisture out of the equation, which removes one variable. Roof problems in these streets are usually about age and exposure rather than anything happening underneath the house.
Built on fertile ALLUVIAL river-flat ground + former brickworks CLAY. That is the pattern. Clay is reactive. Shrink/swell, footing movement, slab cracking. Very different from the sandplain suburbs; clay footings are the story. Former brickworks clay pits redeveloped into housing/golf. Made ground/backfilled pits on some parcels; settlement context.
1890s timber-and-iron workers' cottages. Genuinely old, timber-frame, asbestos-era; heritage character constraints. Activity Centre renewal. New apartments/mixed-use; strata inspections.
River, not coast. Salt/delignification low priority.
On any Maylands roof the first thing we do is look properly. That means the ridge line, the valleys, the flashings and, where there is access, the roof space from underneath. Photographs of everything. You get told what is actually there, including the parts that are fine.
The checklist runs top to bottom. Capping first, since failed mortar accounts for most calls. Then valleys, which hide corrosion under the tiles either side. Flashings at walls, chimneys and skylights. Every penetration, including anything a solar installer added later. Guttering, brackets, fascia and downpipe discharge. Tiles that are cracked, slipped or patched with roof cement by somebody in a hurry. Underneath, we want to see battens, sarking and any staining on the rafters that tells us where water has been travelling.
The materials conversation is short but it decides how long the work lasts. Flexible pointing, not rigid cement. Sealed substrate before any membrane. Fixings and sheet chosen for the exposure rather than for the invoice. Matched tiles from salvage where the original profile has gone out of production. Dulux AcraTex applied under accreditation, so the manufacturer warranty stands, with a ten year workmanship warranty from us on top.
You will get a written quote that says what is included. No square metre guess, no verbal figure, no pressure to sign on the day. If we find something underneath that changes the scope, we photograph it and ring you rather than adding it quietly to the bill.
How we approach a Maylands job
Two seasons, two mechanisms. Long dry summers strip the surface off tiles and bake flexibility out of old cement. Winter fronts then push water uphill under laps and into any crack that opened during the heat. That is why a roof that behaved perfectly through February suddenly stains a ceiling in July.
Most work here is easier outside the winter fronts. That said, leaks do not wait and we will make a roof watertight in any weather that is safe to work in.
Our work carries a ten year workmanship warranty. Manufacturer product warranties are separate documents with separate terms. You should finish a job holding both.
Worth mentioning. The same crew quotes and completes the work, which removes the usual gap between what was promised and what arrives. We protect surrounds before starting, sweep up afterwards and take the debris with us.
We cover the whole of the City of Bayswater. Short drives keep roofing affordable on smaller jobs and most of ours are smaller jobs.
Sometimes the honest answer costs us the job. If the tiles are sound and only the ridge has failed, that is what we will quote, even when a bigger number was on the table.
Roofing services we do most in Maylands
Gutter Replacement. Re-hanging, resealing or replacing, including the fascia behind it when that is the real fault.
Roof Valley Repairs. The metal trough between two roof planes. It carries the most water and hides the most rust.
Roof Replacement. For roofs where the structure has gone rather than the surface.
Roof Repairs. Targeted work on a specific fault rather than a whole roof.
Roof Cleaning. Treating growth properly so it dies rather than blasting it off and watching it return.
Bedding & Pointing. Re-bedding ridge caps and pointing them in a flexible compound instead of rigid cement.

Questions we get asked in Maylands
Do I need scaffolding? Sometimes. Steep pitch, two storeys or difficult ground make it a safety requirement, and we would rather price it properly than cut corners at height.
How do I know the pointing has failed? Look in your gutter. Mortar crumbs and grit sitting in there are the giveaway, along with hairline cracking along the ridge line.
Can you match my tiles? Usually. Salvage yards carry decades of discontinued Perth profiles, so a handful of broken tiles almost never forces a re-roof.
Who actually turns up? Our own crew. We do not subcontract the work out to whoever is available that week.

Materials, warranties and matching
Where sheet metal is involved the grade decides how long the work lasts. BlueScope marine and industrial specification guidance is explicit about severe marine environments, recommending COLORBOND Ultra steel within a few hundred metres of breaking surf. Profiles come from Lysaght roofing and guttering. Standard product near the water is a warranty problem rather than a saving.
