Before you accept a replacement quote, ask which component has failed and whether anyone inspected the roof space. On Maylands housing the answer is frequently that the tiles are sound and only the structure beneath needs work, which is a very different number.
Roof Replacement in Maylands: the short version
If a roof genuinely needs replacing we will say so and show you why. If it does not, we will say that instead. Background on our roof replacement page.
Why Maylands roofs behave the way they do
Maylands sits on the Maylands Peninsula, on land granted in the earliest days of the colony specifically because it was fertile alluvial river ground. That alluvial soil and the clay that came with it, is the key to inspecting the suburb. It is underlined by one striking fact: the Maylands Brickworks operated here from 1927 to 1983, digging clay for brick and tile and the old pits are now part of a golf course and housing. Clay is reactive: it shrinks and swells with the seasons and that movement is a leading cause of footing cracking and slab distress. This is a very different ground story from the sandplain suburbs to the west and it puts footings and any movement in the structure at the centre of the inspection. Two pieces of made-ground history are worth knowing. Nothing dramatic. The former brickworks clay pits and the former aerodrome (closed 1963, now a golf course), mean some parcels sit on backfilled or reworked ground, a settlement consideration on the affected blocks. The original stock is 1890s timber-and-iron workers' cottages, genuinely old, timber-framed, asbestos-era where later work has been done and often under heritage character constraints. At the same time, the Maylands Activity Centre renewal is adding apartments and mixed-use around the town centre, so some inspections here are strata. Being a river suburb, salt-driven delignification is a low priority; in Maylands it is reactive clay and old cottages that shape the report. What that means for roof replacement in Maylands
The shaded planes on these roofs stay damp through winter, so degradation is frequently uneven across a single roof. An assessment should cover the whole roof space rather than one corner.
Where a roof is being relaid on moving ground, the detailing has to accommodate that movement rather than resist it, or the same problems reappear.
A century of previous repairs means the framing under an old roof is rarely as built. Stripping it is the first time anybody has seen it properly and what turns up should be photographed and discussed.
Maylands roofs: symptom and fix
| What you are seeing | What it usually means | What it needs |
|---|---|---|
| Ridge line visibly sagging | Framing problem beneath | Structural assessment first |
| Sheet metal perforated at laps | Corrosion through the base metal | Replace to correct grade |
| Roof patched repeatedly, still leaking | Underlying cause never addressed | Full assessment before quoting |
| Asbestos sheeting, weathered | Regulated material | Licensed removal, then replace |
Guide only. Every roof differs, which is why we look before quoting.

Roof Restoration in Maylands
Learn moreMaylands's older character roofs respond beautifully to a careful restoration — the bones are usually good, they've just weathered. We lift the river-damp moss, re-bed and re-point the ridges, replace the odd broken tile, and finish in a tone that flatters the house. On a character street the aim isn't to make it look new; it's to make it look properly, deliberately maintained, and that's what a good restoration delivers.

Roof Repairs in Maylands
Learn moreMaylands sits on a Swan River peninsula and mixes lovely older character homes with newer apartments, so the repairs vary — perished pointing and cracked tiles on the established places, tired flashings, and river damp feeding moss on the shaded pitches. We match the tile so the fix blends in, re-point the ridge in a flexible compound that won't crack out again, and trace the leak back to its real source rather than sealing the stain on the ceiling below.

Roof Carpentry in Maylands
Learn moreUnder the older Maylands character homes there's framing that's soaked up decades of river-flat damp, and where a leak's been added on top, the timber's often quietly gone. Repairing it well means matching the old jarrah, not just bolting in something new, so the structure stays true to the house. We cut back to sound wood, splice in a proper match, and sort the leak above so it doesn't return.

04Roof Inspection in Maylands

Roof Inspection in Maylands
Learn moreA character Maylands home can carry a roof that's quietly aged behind a pretty facade, so a pre-purchase inspection is worth the money. We inspect on top and inside the roof space and look at the tiles, pointing, valleys and flashings, plus the sarking and older framing, then hand you a clear written report with photos. On a riverside character home the roof is often the biggest unknown, and it's far better to know before you sign than after.

Storm Damage Repair in Maylands
Learn moreWhen a storm comes through, Maylands's older roofs and big riverside trees make for the usual trouble — lifted tiles, peeled flashings, and the odd branch down. We get out to make the roof safe and watertight first, stop the water getting into your ceilings, then assess the full extent, which after an impact means checking the framing under the damage too. If it's an insurance job, we document everything from the first visit.

Roof Tie-Downs in Maylands
Learn moreThe older character homes strung along the Maylands peninsula were framed long before uplift was calculated the way it is today, so their hold-down is often a matter of luck rather than design. Re-roofing is the chance to fix that — we open it up, see what's actually there, and add the straps and fixings a modern roof needs, doing it neatly so it disappears back into an older home rather than announcing itself.

Signs a Maylands roof may genuinely need replacing
- Repeated repairs that no longer hold
- Asbestos cement sheeting in poor condition
- Battens that feel soft or springy from inside the roof space
- Fixings pulling out across the whole roof rather than in one spot
- Tiles breaking down at the edges rather than simply faded
Local conditions in Maylands
Built on fertile ALLUVIAL river-flat ground + former brickworks CLAY. Clay is reactive, shrink/swell, footing movement, slab cracking. Very different from the sandplain suburbs; clay footings are the story.
Former brickworks clay pits redeveloped into housing/golf, made ground/backfilled pits on some parcels; settlement context.
1890s timber-and-iron workers' cottages, genuinely old, timber-frame, asbestos-era; heritage character constraints.
We cover the whole of the City of Bayswater. Short drives keep roof replacement affordable on smaller jobs and most of ours are smaller jobs.
Materials and specification
You should finish holding photographs of the concealed work, the product documentation and both warranties. Battens and sarking are invisible once tiles go back down and a purchaser or a building inspector will eventually ask what was done. The manufacturer warranty terms are published in full.
A little about Maylands
Developed in the 1890s (railway 1880s); rapid growth after Ferguson's pipe factory & railway station; blue-collar workers' cottages of timber and iron (occasionally hessian) Maylands Aerodrome, first official WA airport (Kingsford Smith landing); closed 1963, now a golf course Maylands Brickworks operated 1927-1983, Clay Pits from brick/tile-making now part of a golf course and residential area Riverside inner-city; heritage character; Maylands Activity Centre urban renewal, apartments/mixed-use around the town centre None of that decides what your roof needs. It does tell us what to expect before we get the ladder out in Maylands.
Recent work

What the work involves
- Strip, assess and re-batten. The covering comes off, the framing beneath is inspected properly for the first time in decades and battens are replaced at the correct gauge for whatever is going back on
- Sarking, then the new covering. A membrane goes on before the tiles or sheeting, giving a secondary water barrier the original roof almost certainly never had. In bushfire areas it forms part of ember protection
- Flashings, penetrations and the edge. Every abutment, chimney, skylight, vent and solar mount is re-detailed and guttering is usually renewed while access exists because doing it later costs the setup twice
Common questions about roof replacement in Maylands
How long does it take?
Longer than a restoration and weather dependent, because sections are open during the work. No competent crew strips more than it can close before the end of the day.
Will my ceilings crack?
Minor cracking occasionally occurs from vibration on older plaster. Worth raising before work starts rather than discovering afterwards.
Do I need approval?
Usually not. Heritage listed properties and some estates with covenants are the exceptions and both are worth checking before material is ordered.
What about solar panels?
They come off and go back on, which needs coordinating with an electrical contractor. Raise it at quoting rather than discovering it mid job.
Do you work throughout Maylands?
Yes and the surrounding suburbs. Ring 0421 768 842 and tell us your street. If we are not the right people for the job we will say so rather than quoting anyway.
Before you commit to anybody
Compare scopes rather than totals. A cheaper quote is frequently a different job and the gap is usually treatment time, film build, or repairs excluded and raised later. Ask for the product name, coat count and what happens if more damage is found once work starts.
