Roofing in Mirrabooka

We have worked on enough Mirrabooka roofs to know what we will find before the ladder goes up.

Mirrabooka carries a confusing name for inspection purposes, so it is worth untangling. The “Mirrabooka Project” was a 1950s satellite-city plan. Not always. But the suburb of Mirrabooka is much younger. It was bushland called Yirrigan for decades, the satellite-city plan was abandoned by 1982. The suburb was only formally created around 1980-82 , then filled in through the 1980s and 1990s by subdividing the bush. So despite the historic name, Mirrabooka is largely 1980s-90s brick-and-tile, younger than its State Housing Commission neighbours Balga and Nollamara and with the defects of that later era rather than the 1960s. Its other defining feature is in the old name: Yirrigan means “elevated” and Mirrabooka genuinely sits on top of a hill. You can see the shopping centre on the rise from the surrounding suburbs. That brings some slope into the picture: cut-and-fill building platforms, retaining and drainage that has to run down-gradient rather than across the flat. Because it was built on subdivided bushland , two things follow: settlement to watch on cleared blocks and estate fill, and, where reserves remain nearby, termite pressure off the native bush. Being inland, coastal salt and delignification are a low priority, the Mirrabooka story is its 80s-90s construction, on a hill, on former bush.

Salt does the damage here long before age does. It gets drawn into anything porous and it sits in the laps and creases where water lingers, so fixings, valley irons and gutter seams give out while the tiles above them still look perfectly serviceable. Owners are often surprised by that order of failure.

Forest sites bring a maintenance load that flat suburbs never see. Debris fills the valleys within months, the cooler wetter conditions keep everything damp for longer and moss establishes in ridge joints where it can prise the mortar apart over a few seasons.

On older buildings the roof is part of the streetscape rather than a piece of hardware. That changes the approach. Salvage matching, sympathetic pointing and patient work protect the value of the place.

What that means for a Mirrabooka roof

The building boom that created these streets used one method almost everywhere, so the roofs reach the end of their mortar life together. Whole streets need the same work in the same few years.

Despite the 1950s 'Mirrabooka Project' name, the SUBURB itself is largely 1980s-90s (bushland subdivided late). YOUNGER than its SHC neighbours Balga/Nollamara. Different era, different defects. Genuinely elevated/hilltop ('Yirrigan' = elevated). Some slope, cut-and-fill, drainage down-gradient.

Built on subdivided bushland. Cleared-block settlement and bush-edge termite pressure where reserves remain. Inland. Salt/delignification low priority.

Nothing gets quoted from the footpath. We get up there, photograph what we find, look underneath where access allows and put it in writing. If a roof needs less than you were told, we will say so.

The checklist runs top to bottom. Capping first, since failed mortar accounts for most calls. Then valleys, which hide corrosion under the tiles either side. Roof Plumbing Perth at walls, chimneys and skylights. Every penetration, including anything a solar installer added later. Guttering, brackets, fascia and downpipe discharge. Tiles that are cracked, slipped or patched with roof cement by somebody in a hurry. Underneath, we want to see battens, sarking and any staining on the rafters that tells us where water has been travelling.

What goes on your roof should suit the site rather than the price list. Pointing gets a flexible compound. Coatings go over prepared and sealed surfaces, never straight onto dirty tile. Metalwork is specified for the exposure, which matters enormously near salt or industry. Tiles are matched from salvage where a profile has been discontinued. As accredited AcraTex applicators we can extend the Dulux product warranty and our own workmanship warranty runs ten years alongside it.

On price, we quote the work rather than a rate per square metre. A roof with sound tiles and dead pointing is a different job to one with failing battens and pretending otherwise helps nobody. You get an itemised written figure after the inspection, not a number over the phone. If something unexpected turns up once we are underway, you hear about it before we do anything about it. Nobody enjoys surprises on an invoice.

How we approach a Mirrabooka job

The seasonal cycle here is brutal in both directions. Months of ultraviolet punishment, then a winter of wind-driven rain arriving sideways. Roofs rarely fail during the dry stretch. They fail in the first serious front afterwards, because summer opened up the gap that the rain then found.

Timing is worth planning. Coatings need a dry surface and a dry stretch afterwards, so the practical window runs from spring through to autumn. Repairs happen year round. Storm work happens whenever it has to.

Our work carries a ten year workmanship warranty. Manufacturer product warranties are separate documents with separate terms. You should finish a job holding both.

Worth mentioning. The same crew quotes and completes the work, which removes the usual gap between what was promised and what arrives. We protect surrounds before starting, sweep up afterwards and take the debris with us.

We cover the whole of the City of Stirling. Around Mirrabooka that takes in Balga and Nollamara. Short drives keep roofing affordable on smaller jobs and most of ours are smaller jobs.

There is no value in overselling. Plenty of roofs in this suburb need a repair rather than a replacement and we would rather do the smaller job properly and be called back in ten years for the larger one.

Roofing services we do most in Mirrabooka

Gutter Replacement. Re-hanging, resealing or replacing, including the fascia behind it when that is the real fault.

Roof Valley Repairs. The metal trough between two roof planes. It carries the most water and hides the most rust.

Roof Replacement. For roofs where the structure has gone rather than the surface.

Roof Repairs. Targeted work on a specific fault rather than a whole roof.

Leaking Roof Repairs. Tracing where water actually gets in, which is rarely where the stain appears.

Storm Damage Repair. Make safe first, document for the insurer, then repair properly.

Questions we get asked in Mirrabooka

Do I need scaffolding? Sometimes. Steep pitch, two storeys or difficult ground make it a safety requirement, and we would rather price it properly than cut corners at height.

How do I know the pointing has failed? Look in your gutter. Mortar crumbs and grit sitting in there are the giveaway, along with hairline cracking along the ridge line.

Can you match my tiles? Usually. Salvage yards carry decades of discontinued Perth profiles, so a handful of broken tiles almost never forces a re-roof.

Who actually turns up? Our own crew. We do not subcontract the work out to whoever is available that week.
