There is a reason Mullaloo roofs fail the way they do and it has more to do with the ground and the setting than with the builder.
Mullaloo is older than it looks . Urban development began here in the late 1950s. Earlier than most of Perth's northern beach suburbs, before the big growth phase of the late 1970s and 80s. So alongside the 70s-80s brick-and-tile there is a genuine 1950s-60s coastal layer and the age of the individual house is worth establishing rather than assuming from the streetscape. Little redevelopment, little infill. For a buyer that means a suburb of original, aging houses : fabric that is fifty to seventy years old and, in many cases, never substantially rebuilt. That is the opposite of a churn suburb like Sorrento. Here the findings are the accumulated wear of decades, original roofs, wiring, plumbing and wet areas that have quietly aged in place.
