Mullaloo's population has slowly declined since the mid-1990s, specifically because the property stock has barely changed, little redevelopment, little infill. For a buyer that means a suburb of original, aging houses: fabric that is fifty to seventy years old and, in many cases, never substantially rebuilt. That is the opposite of a churn suburb like Sorrento. Here the findings are the accumulated wear of decades, original roofs, wiring, plumbing and wet areas that have quietly aged in place and that is exactly what an inspection is for. The suburb also splits by elevation: Mullaloo Heights sits back and up, Mullaloo Beach sits on the front. The Heights bring some slope and the drainage and retaining that come with it, while the beachfront takes the full salt load. That is the pattern. What the work involves
- Match nozzle and standoff to the surface. A pencil jet concentrates enormous force into a tiny area and will carve concrete. A fan tip spreads the same energy across a band. Doubling the distance from the surface dramatically reduces impact force
- Work down, never uphill under laps. On any roof or overlapping surface, driving water uphill forces it behind and underneath. That damage is invisible on the day and appears as a stained ceiling weeks later
- Protect surrounds and manage the runoff. Plants covered, windows and fittings protected and the considerable volume of dirty water directed somewhere sensible rather than into a soakwell it will block

What about asbestos?
