Replacement is warranted when the structure has failed rather than the finish. On most Nedlands homes the tiles outlast the battens holding them, so lifting, re-battening and relaying your existing tiles is both cheaper and the right answer. We will tell you which one your roof needs.
Roof Replacement in Nedlands: the short version
There is a middle option most quotes leave out: lift the tiles, replace the battens, add sarking and relay what you already own. Detail on our service page.
Why Nedlands roofs behave the way they do
Nedlands began as “Ned's Land&rdquo, 320 acres bought in the 1860s by Colonel John Bruce for his son Edward. Filled out along the tram line in the early 1900s, then again after the First World War as returning soldiers looked for homes. It is avoidable. But its most distinctive building stock came later, in the late 1920s and 1930s, when Spanish Mission. Mediterranean styles swept through, reinforced by the design of UWA's Hackett Memorial Buildings just down the road. Interwar rendered houses fail differently These homes, rendered masonry, parapet walls, arched openings, low-pitched or concealed roofs, have their own list of era-specific problems: render cracking. Debonding from the masonry behind, parapet and box-gutter detailing that leaks once neglected and concealed roof drainage that is easy to miss and costly when it lets go. Inspecting one of these as though it were a conventional brick-and-tile bungalow will miss the things most likely to be wrong with it. Nedlands also began building flats in the 1930s and has been intensifying ever since, so the range here is wide: grand interwar houses, pre-war walk-up flats and brand-new apartments. Establishing whether a property is a house or a strata lot and which era it belongs to, comes first. That intensification is currently accelerating. Recent rezoning is driving townhouse and apartment redevelopment through the suburb, which has two practical consequences: demolition. Construction next door make a dilapidation record genuinely worth having and subdivided lots bring new party walls and shared drainage arrangements to check. With major hospital and university precincts adjoining, there is also a substantial rental and student share and with it the deferred maintenance and informal conversions that tenanted housing tends to accumulate. What that means for roof replacement in Nedlands
River suburbs hold moisture longer than most and roof spaces that never dry are where timber quietly loses strength. Batten condition is the thing to establish before any decision.
Ventilation matters here as much as the covering. If a roof is being opened up, improving airflow is a small addition that protects everything going back on.
On a character property, replacing original terracotta is rarely the right answer. Those tiles are the most valuable material on the building and they are usually sound. Lifting, re-battening and relaying preserves them.
Nedlands roofs: symptom and fix
| What you are seeing | What it usually means | What it needs |
|---|---|---|
| Faded chalky tiles, sound structure | Surface wear, not structural failure | Restoration, not replacement |
| Tile edges crumbling in the hand | Material genuinely at end of life | Replacement of the covering |
| Ridge line visibly sagging | Framing problem beneath | Structural assessment first |
| Sheet metal perforated at laps | Corrosion through the base metal | Replace to correct grade |
Guide only. Every roof differs, which is why we look before quoting.

Roof Restoration in Nedlands
Learn moreRestoring a roof on a Nedlands character home is careful, considered work — the houses are substantial, the streets are leafy, and the finish has to be right. We treat the moss the shade and river damp encourage, clean back to sound tile, re-bed and re-point ridges loosened over the years, replace what's spalled, and coat it in a colour that suits the house rather than shouting over it. Done properly it protects a fine old roof for years and lifts the whole home.

Roof Repairs in Nedlands
Learn moreNedlands is grand old western-suburbs housing on leafy riverside streets, and the roofs fail in the ways older homes do — a cracked tile off a steep pitch, perished pointing along an aged ridge, tired flashing round a chimney or parapet. On homes like these the repair has to be discreet as well as sound, so we match the profiles where we can, trace the leak to where the water really enters, and leave it looking as though nothing ever went wrong up there.

Roof Carpentry in Nedlands
Learn moreBeneath many Nedlands homes is original jarrah framing that's earned its keep for the best part of a century — and where a leak's been sitting in it, that beautiful old timber needs saving, not scrapping. We repair sympathetically, sistering and splicing in matching jarrah wherever we can rather than tearing out, and fixing the source above, so the structure stays as sound and as original as the home deserves.

04Roof Inspection in Nedlands

Roof Inspection in Nedlands
Learn moreA beautiful Nedlands home can carry a roof that's quietly aged behind its facade, so a pre-purchase inspection is money well spent here. We get on top and into the roof space and look at the tiles, pointing, valleys and flashings, plus the sarking and the older framing, then hand you a clear written report with photos. On a substantial riverside home the roof is often the biggest unknown in the deal, and it's far better to know before you commit.

Storm Damage Repair in Nedlands
Learn moreNedlands's mature riverside trees are a blessing until a storm turns them into the problem — limbs come down on roofs that don't take kindly to it. We respond quickly to make the roof safe and watertight without doing further harm to an older structure, then assess the full extent, which after an impact means checking the framing under the damage as well as the tiles. On a heritage home the make-safe has to be gentle, and if it's a claim we document everything from the start.

Roof Tie-Downs in Nedlands
Learn moreThe grand old Nedlands homes were built to last, but 'built to last' and 'built to a wind code' aren't the same thing — most predate the rules entirely. When one's re-roofed, especially shedding heavy tile for lighter sheet, the restraint needs bringing into the modern world. We do that sympathetically on a home of this calibre: proper straps and fixings through the load path, done cleanly, so the engineering's right and the house is untouched.

Signs a Nedlands roof may genuinely need replacing
- A roof line that has visibly sagged or wandered
- Sheeting perforated rather than chalky
- Repeated repairs that no longer hold
- Asbestos cement sheeting in poor condition
- Battens that feel soft or springy from inside the roof space
Local conditions in Nedlands
Nedlands holds a concentration of INTERWAR SPANISH MISSION and Mediterranean-style homes, rendered masonry, parapet walls, arched openings, low-pitched or concealed roofs. These have era-specific failure points: RENDER cracking and debonding from the masonry behind, PARAPET. Box-gutter detailing that leaks when neglected and concealed roof drainage that is easy to overlook and expensive when it fails. Nothing dramatic. Do not inspect one of these as if it were a conventional brick-and-tile bungalow.
Flats appeared here from the 1930s and the suburb has been re-intensifying since, so inspections range from grand interwar houses to 1930s walk-up flats to brand-new apartments. Establish house versus Commercial Roofing Perth and the era before anything else.
Recent rezoning is driving townhouse and apartment redevelopment, expect demolition and construction next door, which makes a DILAPIDATION record worthwhile and expect subdivided lots with new party walls and shared drainage.
We cover the whole of the City of Nedlands. Around Nedlands that takes in Perth and Crawley. Short drives keep roof replacement affordable on smaller jobs and most of ours are smaller jobs.
Materials and specification
Where tile is going back on, current ranges come from Bristile Roofing, Perth founded in 1929, or Monier. Where we are relaying your existing tiles, breakages are made up from salvage stock at Roof Top Industries so the roof stays consistent.
A little about Nedlands
Late 1920s: the influence of Spanish Mission, popularised by Hollywood, as a building style; Mediterranean styles reinforced by the winning design for UWA's Hackett Memorial Buildings (1929-1932) on the Crawley campus; variations appeared through the 1930s including the Captain Stirling Hotel on Stirling Highway. Domestic homes by architect Marshall Clifton; 1930s saw noticeable growth in the number of Flats In the 1860s Colonel John Bruce (staff officer for the Pensioner Guards) bought Swan Location 85, about 320 acres, as an investment for his son Edward, nicknamed NED; the area became known as NED'S Land, then Nedlands Recent government Rezoning has led to more intense development of Townhouses AND Apartments None of that decides what your roof needs. It does tell us what to expect before we get the ladder out in Nedlands.
Recent work

What the work involves
- Strip, assess and re-batten. The covering comes off, the framing beneath is inspected properly for the first time in decades and battens are replaced at the correct gauge for whatever is going back on
- Sarking, then the new covering. A membrane goes on before the tiles or sheeting, giving a secondary water barrier the original roof almost certainly never had. In bushfire areas it forms part of ember protection
- Flashings, penetrations and the edge. Every abutment, chimney, skylight, vent and solar mount is re-detailed and guttering is usually renewed while access exists because doing it later costs the setup twice
Common questions about roof replacement in Nedlands
How do I know a replacement quote is honest?
Ask three things. Which component has failed. Whether anyone entered the roof space. Whether photographs exist. Clear answers to all three usually mean the assessment was real.
Can I keep my existing tiles?
Usually yes. On most Perth roofs the tiles have decades left and it is the battens, fixings and missing sarking that have reached the end. Relaying is substantially cheaper than buying a roof's worth of tile.
How long does it take?
Longer than a restoration and weather dependent, because sections are open during the work. No competent crew strips more than it can close before the end of the day.
Will my ceilings crack?
Minor cracking occasionally occurs from vibration on older plaster. Worth raising before work starts rather than discovering afterwards.
Do you work throughout Nedlands?
Yes and the surrounding suburbs. Ring 0421 768 842 and tell us your street. If we are not the right people for the job we will say so rather than quoting anyway.
How to tell a real assessment from a sales visit
Ask what happens if the scope changes. On older Nedlands roofs things become visible once work starts and that is normal. What is not normal is discovering the variation on the invoice. It should be photographed, priced and discussed before anybody acts on it.
