Roofing in Nollamara
Every suburb wears its roofs differently. Nollamara is no exception and the pattern here is fairly consistent.
Nollamara is the oldest of the “Mirrabooka Project” suburbs. The State Housing Commission developed it in the early 1950s and the name (the red-and-green kangaroo paw, WA's floral emblem) was approved in 1954. That makes the original stock around seventy years old and it changes the inspection in one important way: 1950s construction is squarely in the asbestos era . On the original houses, asbestos-containing materials, fibro sheeting, eaves linings, fencing. Are genuinely likely and that is a health-and-cost consideration for any renovation or demolition, not a footnote. Old house one side, brand-new infill the other Nollamara is only about 8 km from the city, close enough now to be called “almost inner city”. And that has driven subdivision and R-code infill . The result is a suburb where a 1950s State Housing house sits next to a brand-new duplex or triplex . Those are two completely different inspections: one about seventy-year-old fabric and asbestos, the other about the defects of brand-new construction. Establishing which you are buying is the whole starting point. Being inland and close-in, coastal salt and delignification are a low priority here. That matters. The Nollamara story is age, genuinely old stock. Asbestos on the original houses and a suburb visibly rebuilding itself one subdivided block at a time.
Salt does the damage here long before age does. It gets drawn into anything porous and it sits in the laps and creases where water lingers, so fixings, valley irons and gutter seams give out while the tiles above them still look perfectly serviceable. Owners are often surprised by that order of failure.
The building boom that created these streets used one method almost everywhere, so the roofs reach the end of their mortar life together. Whole streets need the same work in the same few years.
Newer roofs here are nowhere near the end of anything. Where they leak it is usually a detail that was never right, or a penetration added later for solar or air conditioning. That is a targeted repair rather than a restoration.
What that means for a Nollamara roof
Being close to heavy industry shortens the life of metalwork. Fixings, flashings and gutters all suffer and putting standard product back is how the same job comes around again.
The OLDEST of the Mirrabooka Project suburbs. Early-1950s State Housing Commission stock. ~70 years old: original 1950s fabric, possible early asbestos-era materials, well past first service life. Close-in location (~8km) driving subdivision/R-code infill. Old SHC house on one block, brand-new duplex/triplex next door. Two inspections side by side.
1950s construction. Asbestos-containing materials (fibro, eaves, fencing) genuinely likely on original stock. Inland but close-in. Salt/delignification low priority.
On any Nollamara roof the first thing we do is look properly. That means the ridge line, the valleys, the flashings and, where there is access, the roof space from underneath. Photographs of everything. You get told what is actually there, including the parts that are fine.
The checklist runs top to bottom. Capping first, since failed mortar accounts for most calls. Then valleys, which hide corrosion under the tiles either side. Flashings at walls, chimneys and skylights. Every penetration, including anything a solar installer added later. Guttering, brackets, fascia and downpipe discharge. Tiles that are cracked, slipped or patched with roof cement by somebody in a hurry. Underneath, we want to see battens, sarking and any staining on the rafters that tells us where water has been travelling.
Specification is not window dressing. Flexible pointing compound outlasts sand and cement because it moves with the roof instead of splitting under it. Coatings need a sealed, prepared substrate or they peel. Sheet metal and fixings should suit the exposure of the site, since coastal and industrial air chew through standard product. We use Dulux AcraTex as accredited applicators, which is what makes the manufacturer warranty available on your roof and we match tiles from current or salvage stock rather than putting a modern profile across an older elevation.
On price, we quote the work rather than a rate per square metre. A roof with sound tiles and dead pointing is a different job to one with failing battens and pretending otherwise helps nobody. You get an itemised written figure after the inspection, not a number over the phone. If something unexpected turns up once we are underway, you hear about it before we do anything about it. Nobody enjoys surprises on an invoice.
How we approach a Nollamara job
Two seasons, two mechanisms. Long dry summers strip the surface off tiles and bake flexibility out of old cement. Winter fronts then push water uphill under laps and into any crack that opened during the heat. That is why a roof that behaved perfectly through February suddenly stains a ceiling in July.
Timing is worth planning. Coatings need a dry surface and a dry stretch afterwards, so the practical window runs from spring through to autumn. Repairs happen year round. Storm work happens whenever it has to.
Workmanship is covered for ten years. Product warranties sit separately and come from the manufacturer, which is why accreditation matters. Keep both pieces of paper. They cover different failures and you may need either.
A word on how we operate. Employed tradesmen, not a subcontractor lottery. Surrounds protected, gutters flushed of the mess the job creates, site left clean. It sounds obvious. Plenty of people have stories suggesting otherwise.
We cover the whole of the City of Stirling. Around Nollamara that takes in Balga and Mirrabooka. Short drives keep roofing affordable on smaller jobs and most of ours are smaller jobs.
We will also tell you when work is not needed. A roof that looks tired from the street is often sound underneath and a clean plus fresh pointing can buy years. Selling somebody a replacement they do not need is a short career.

Questions we get asked in Nollamara
How long will it take? A straightforward repair is often half a day. Re-bedding and pointing a whole roof usually runs two days. A full restoration with cleaning, repairs and coating typically takes three to five working days, weather permitting.
Do you charge for the quote? No. Inspection, photographs and a written price cost nothing.
Is my roof insured for this? Depends entirely on cause. Insurance Roof Repairs Perth cover sudden events such as storms or impact. Gradual deterioration is excluded, whatever the salesman told you.
Can you deal with asbestos? Older roofs sometimes contain it. We identify it before disturbing anything and handle it lawfully rather than pretending it is not there.

Specification and sourcing
On specification we follow the published guidance rather than opinion. BlueScope marine and industrial specification guidance sets out what suits coastal and industrial exposure, COLORBOND Ultra steel covers the heavier coated option, and Lysaght roofing and guttering supplies the profiles.
