The result is a suburb where a 1950s State Housing house sits next to a brand-new duplex or triplex. Those are two completely different inspections: one about seventy-year-old fabric and asbestos, the other about the defects of brand-new construction. Establishing which you are buying is the whole starting point. It rarely is. Being inland and close-in, coastal salt and delignification are a low priority here. The Nollamara story is age, genuinely old stock, asbestos on the original houses and a suburb visibly rebuilding itself one subdivided block at a time.
