Roof restoration in Nollamara

Nollamara was the first of them. It's the earliest of the State Housing Commission's 'Mirrabooka Project' suburbs, laid out in the early 1950s — and being only around eight kilometres from the city, closer in than Balga or Mirrabooka, it's aged into almost an inner suburb. Its housing is honest 1950s brick-and-tile, and the roofs are of their time: Wunderlich terracotta tile and corrugated galvanised iron, hipped and practical, on homes built to house a growing post-war Perth.

That inner-ish location has made Nollamara a redevelopment suburb — a lot of the original stock is being subdivided and rebuilt under higher-density codes. But plenty of the 1950s homes remain, and for those, a restoration is the sensible way to get another few decades out of a sound old roof.

What's failing on a 1950s Nollamara roof

Seventy years on, the Wunderlich terracotta has gone brittle, faded and lost its ridge pointing, and moss has settled on the shaded sides where the porous clay holds moisture. The corrugated-iron roofs of the same era have rusted at the fixings and laps. Neither is a sign the roof is finished — terracotta of this quality lasts generations, and iron renews well — but both are well past the point where the surface and the details need renewing.

As with all the post-war Housing Commission stock, there's an asbestos-cement flag on Nollamara's eaves and outbuildings, which is a reason to have the roof read properly before work rather than a reason for alarm.

What a restoration involves here

We work to the material. A Wunderlich terracotta roof gets a careful clean, the ridges re-bedded and re-pointed by hand, brittle tiles matched to the original profile and replaced, and a breathable finish. A corrugated-iron roof gets its rust arrested, failed fixings replaced, laps and flashings re-sealed and the sheeting re-coated. Where asbestos eaves are present, they're handled carefully rather than disturbed.

A straight clean and assessment first tells us which your home has and what it genuinely needs — useful in a suburb where a 1950s original might sit right next to a modern rebuild.

Restore or replace in Nollamara?

If you're keeping a 1950s Nollamara home, restore — the roof almost certainly has years left once the pointing, fixings and coating are renewed, and that beats a re-roof on cost. A replacement only earns its price where the covering is genuinely spent or a survey turns up structural trouble, which we confirm with an inspection first. If you're redeveloping the block entirely, that's a different conversation, and we'll give you a straight one.

The groundwork we check first

On seventy-year-old stock the framing has earned a proper look, so before any finish goes on we check the valleys, flashings and whether slow leaks have softened the timbers, and we confirm what the eaves are made of. A restoration over a sound roof lasts; one hiding rust or rot doesn't.

Honest value on an established home

For a retained 1950s Nollamara home, a restoration is among the best-value jobs you can do — it protects the structure and lifts the whole house for a fraction of replacement, and in an inner-ish suburb that's turning over, a well-kept roof holds its own against the new builds next door. The registered builder-and-painter difference

Because we're registered builders, we don't just paint over what we find — we can assess the roof timbers and framing — sometimes alongside asbestos-era materials and rectify a genuine structural problem before any coating goes on.

Then, as registered painters, we deliver the finish itself to standard — so you get a roof that's genuinely watertight and properly presented, not one at the expense of the other. That combination is rare: most roof restorers are either painters or roofers, and the majority working in WA aren't registered to carry out this work at all.

Common questions about roof restoration in Nollamara

What are Wunderlich tiles, and can you match them?

Wunderlich made much of the terracotta tile on WA's post-war roofs, including Nollamara's 1950s Housing Commission homes. Yes — we match broken tiles to the original profile so the roof stays uniform.

My roof is corrugated iron — can you still restore it?

Yes. An iron roof is restored by arresting the rust, replacing failed fixings, re-sealing the laps and flashings and re-coating the sheeting, rather than the re-bed and re-point a tile roof needs.

Is there asbestos in these 1950s homes?

Asbestos-cement is common in the eaves and outbuildings of Nollamara's post-war stock. We confirm what the material is before touching it and handle it with the care it requires.

Is it worth restoring if the area's being redeveloped?

If you're keeping the home, absolutely — a restoration gets decades more from a sound roof for a fraction of replacement. If you're rebuilding the block, that's a different conversation and we'll give you a straight one either way.

Do you cover all of Nollamara and the nearby suburbs?

Yes — we restore roofs across Nollamara and the neighbouring Stirling suburbs, with an honest assessment first.
