A repair is targeted work on a specific fault. Cracked pointing, a perforated valley, a pulled flashing, a handful of broken tiles. On most Noranda homes that is all that is wrong and it is priced accordingly.
Roof Repairs in Noranda: the short version
Most repairs are smaller than owners expect once somebody has actually looked. Background on our service page.
Why Noranda roofs behave the way they do
Noranda is younger than the post-war suburbs around it. It was only named in 1977 (after a town in Florida) and it developed largely from the late 1970s. It rarely is. 80s, with the northern part, transferred from the City of Swan as recently as 2016, newer still. So where its neighbours Morley, Bedford and Embleton are 1950s-60s stock, Noranda is mostly late-70s-80s brick-and-tile, now forty to fifty years old. That is a different era with different defects: not the older post-war fabric, but the first-to-second maintenance cycle of a late-70s/80s suburb. It is a middle-to-upper-middle-class, white-collar family suburb, more consistent and a bit more modern than the older belt to its south. Its distinctive local feature is Lightning Swamp Bushland, a bushland-and-wetland reserve within the suburb. Blocks near the reserve carry two considerations: a little more termite pressure from the native bush and a water table and drainage to keep in mind near the swamp. The new Noranda train station (opened 2024) may also bring some infill and density over time. Being inland, coastal salt and delignification are a low priority in Noranda. The story here is a later, more consistent 70s-80s suburb, with a bushland wetland at its heart. What that means for roof repairs in Noranda
Coastal repairs usually start with metal rather than tile. Salt attacks fixings, valley irons and flashings from the outside in, so the component that failed is frequently the one you cannot see. We check what the tiles are fixed to before assuming the tiles are the problem.
A high or seasonal water table also means overflow has nowhere to go. Gutter and valley faults matter more on these blocks because the water that escapes simply sits against the house.
This vintage produces the same three repairs over and over. Cracked ridge pointing, corroded valley irons and broken tiles. The tiles themselves are almost always sound, which is why a repair here is usually far smaller than owners fear.
Salt does not attack tile, it attacks everything holding the tile down. A coastal roof can look immaculate and be failing underneath.
Low ground keeps humidity high and roofs damp, so repairs here often reveal deterioration further along than the age of the roof suggests.
Noranda roofs: symptom and fix
| What you are seeing | What it usually means | What it needs |
|---|---|---|
| Steady drip in ordinary rain | Valley corroded beneath the tiles | Replace the valley run |
| Damp at a wall junction | Flashing pulled or sealant perished | Cut out and re-flash |
| Same tile slips repeatedly | Batten below no longer holds a fixing | Replace batten, then refix |
| Leak near a vent or solar mount | Penetration never detailed properly | Re-detail the penetration |
Guide only. Every roof differs, which is why we look before quoting.

01Roof Restoration in Noranda

Roof Restoration in Noranda
Learn moreA roof restoration renews a tired but sound Noranda roof for a fraction of replacement: we treat the moss and lichen, high-pressure clean, replace broken tiles, re-bed and re-point the ridge caps in a flexible compound, then seal and coat with a Dulux AcraTex membrane as accredited applicators.
It’s the right call when the tiles have decades left but the surface and pointing are gone — the same judgement we bring to nearby Embleton. We’ll tell you honestly whether a restoration suits your roof or whether repairs or a re-roof make more sense, and the finished job carries both a manufacturer coating warranty and our 10-year workmanship warranty. Most Noranda homes take two to three days depending on the repairs needed before coating. As accredited applicators we prepare to the manufacturer’s specification, so the membrane actually holds — a coating only lasts if the surface beneath it was treated, cleaned and repaired properly first, which is exactly where a cheap spray-over fails within a couple of summers.

Roof Replacement in Noranda
Learn moreWhen a Noranda roof reaches the end of its life — porous tiles, rusted-through valleys, or a roof that’s been patched one too many times — a full re-roof is often the honest answer. We strip the old covering, check and repair the timber and battens underneath, and install a new tile or Colorbond roof with fresh sarking, valleys and flashings throughout.
A tile-to-Colorbond conversion is popular here for its lighter weight, clean lines and colour range, and because the lighter roof changes the wind uplift we reassess the tie-down as part of every conversion. We’ll also be straight about whether you’ve genuinely reached replacement or whether a restoration, as we do through nearby Morley, would renew the roof for a fraction of the cost. Every re-roof is engineered and tied down to Australian Standards and backed by our 10-year workmanship warranty, and we handle the guttering, flashings and tie-down as one job so nothing is left for you to chase afterwards.

03Roof Inspection in Noranda

Roof Inspection in Noranda
Learn moreA roof inspection is the cheapest way to know exactly what your Noranda roof needs before you commit to anything — or before you buy. We get onto the roof and into the roof space, physically checking the tiles, pointing, valleys, flashings, gutters and the structural timber, then hand back a clear written report with photographs.
On older homes we test the timber for rot, termite damage and delignification; on newer ones we look for the builder-grade detailing faults that leak early. It’s the same thorough check we run through nearby Malaga, and it’s what tells you whether a roof needs a minor repair, a restoration or something structural. If you’re buying a home, an inspection of the one part most people skip — the roof space — is money very well spent, and the written report gives you something concrete to put in front of an agent, a buyer or your insurer rather than a verbal all-clear.

04Roof Carpentry in Noranda
Learn more
Roof Carpentry in Noranda
Learn moreRoof carpentry is the structural timber under your tiles — the rafters, battens and trusses that hold everything up. On Noranda homes we repair and rebuild that framing to standard: sistering weakened members, replacing rotted or termite-damaged timber, and reinstating trusses that have been cut for a skylight, duct or downlight.
We also test for delignification, the chemical breakdown that leaves roof timber looking sound but unable to hold a fixing — the same treatment we carry out through nearby Dianella where the timber is worth saving rather than replacing. As registered builders we can certify structural carpentry, which a general handyman can’t, and we assess the whole load path while we’re in the roof space so a repair addresses the cause, not just the symptom. Where a member is load-bearing we prop it safely with acrow props and work to a structural engineer’s design before anything is cut — it’s the natural companion to our tie-down and structural-defect work.

Storm Damage Repair in Noranda
Learn moreWhen a storm hits a Noranda roof — lifting ridge caps, cracking tiles or dropping a limb through it — our first job is always to make the roof safe: tarp the opening, stop the water, and take the immediate danger out of it. Only then do we scope the permanent repair and deal with your insurer.
We document the damage thoroughly, separating genuine storm damage from pre-existing wear so the claim is properly supported, and we check the framing around any impact because a limb strike shock-loads more than the visible hole. It’s the same rapid response we bring to nearby Inglewood. Getting there quickly limits the internal damage — an hour of water ingress can mean ceilings and insulation you’ll otherwise be replacing later. We liaise with your insurer directly and hand back a documented, photographed scope, so the claim is straightforward and the repair holds up in the next blow rather than becoming the next emergency.

06Roof Cleaning in Noranda
Learn more
Roof Cleaning in Noranda
Learn moreRoof cleaning strips the moss, lichen and black weathering off a Noranda roof and gets it back to a clean, even surface — either as a standalone tidy-up or as the first stage of a restoration. We treat the growth first so it dies at the root, then clean at a pressure matched to the tile so we lift the grime without stripping the surface or driving water under the laps.
Left alone, that growth holds moisture against the tiles and works into the pointing, which is why we treat rather than just blast it — the same method we use through nearby Embleton. We check the roof over while we’re up there and flag anything that needs attention, so a clean doesn’t paper over a repair that’s quietly getting worse. On steeper or two-storey Noranda roofs we work off proper anchorage and stay off the tiles where we can, so the clean lifts the grime without cracking the very surface it’s meant to protect, and we’ll let you know if the roof would be better served by a full restoration.

Signs a Noranda roof needs it
- Daylight visible through the roof from inside the roof space
- A ceiling stain that grows after heavy rain
- Tiles visibly slipped, cracked or missing
Local conditions in Noranda
Named/developed from 1977, LATER than the surrounding post-war suburbs. Largely late-70s-80s stock, now 40-50 years; northern parts (ex-City of Swan) newer still. Different era/defects from Morley/Bedford/Embleton.
Lightning Swamp Bushland in the suburb, reserve-edge blocks: termite pressure; and a wetland (swamp) so water table/drainage nearby.
Noranda station opened 2024, potential for infill/density near the new transport.
Inland, salt/delignification low priority.
We cover the whole of the City of Bayswater. Around Noranda that takes in Bayswater, Ellenbrook, Morley, Bedford and Embleton. Short drives keep roof repairs affordable on smaller jobs and most of ours are smaller jobs.
Materials and specification
Where a repair reveals that the ridge line is generally finished rather than locally cracked, we will say so and price both options. Doing one hip now and the rest in two years means paying for access twice and the arithmetic usually favours doing it once.
A little about Noranda
Later than its neighbours, largely late-1970s-80s onward; single-detached; some newer northern parts Lightning Swamp Bushland & Lightning Park Recreation Centre; Noranda station opened 2024 (Ellenbrook line) Middle- to upper-middle class with some affluent pockets; largely white-collar families None of that decides what your roof needs. It does tell us what to expect before we get the ladder out in Noranda.
Recent work

What the work involves
- Find the actual fault. The roof gets walked, the ridge and valleys checked and the roof space inspected where a manhole allows. Water travels along battens before it drops, so the stain is rarely under the problem
- Fix the cause, not the symptom. Cracked pointing gets cut out and re-pointed in flexible compound. Perforated valleys get replaced. Broken tiles get matched and swapped. No roof cement smeared over a failing junction
Common questions about roof repairs in Noranda
Do you guarantee the work?
Ten year workmanship warranty in writing. Where a coating is involved the manufacturer warranty is separate and comes through accreditation, so you finish holding two documents covering different failures.
Can you attend at short notice?
For active leaks, yes. Booked repairs run on a schedule and we will give you a realistic date rather than an optimistic one.
What if the leak returns?
Ring us. A repair that fails inside the warranty is our problem to sort out and we would rather hear about it than have you assume that is normal.
Do you work on commercial buildings?
Yes, including strata. Those need a documented scope with photographs rather than a verbal figure, because a committee has to act on it.
How quickly can you attend?
Ordinary repairs within a few days. Active leaks get priority and we will make a roof watertight before arranging the permanent fix if the weather demands it.
Will a repair be enough or do I need more?
Depends whether the faults are isolated or the whole roof is at the same stage. One failed valley on a sound roof is a repair. Pointing gone everywhere plus corroded valleys is a different conversation and we will show you photographs either way.
Do you work throughout Noranda?
Yes and the surrounding suburbs. Ring 0421 768 842 and tell us your street. If we are not the right people for the job we will say so rather than quoting anyway.
What we look at first in Noranda
Every Noranda roof gets the same opening assessment regardless of what you rang about. Ridge and hip capping for cracked bedding and perished pointing. Valleys, cleared enough to see the crease where rust starts. Flashings at every abutment, chimney and skylight. Penetrations, including anything a solar installer added later. Gutter Replacement Perth, laps and the fascia carrying them. Then the roof space if the manhole allows it, looking at battens, sarking and any staining on the timber that shows where water has been travelling. It takes about an hour and it is what separates a quote from a guess.
Three questions worth asking first
Ask who will actually be on the roof. Whether the crew are employees or subcontractors matters most when a warranty claim arises, since a workmanship warranty from a business that subcontracts everything and supervises nothing is a document rather than a protection.
