Why Noranda roofs behave the way they do
Noranda is younger than the post-war suburbs around it. It was only named in 1977 (after a town in Florida) and it developed largely from the late 1970s. It rarely is. 80s, with the northern part, transferred from the City of Swan as recently as 2016, newer still. So where its neighbours Morley, Bedford and Embleton are 1950s-60s stock, Noranda is mostly late-70s-80s brick-and-tile, now forty to fifty years old. That is a different era with different defects: not the older post-war fabric, but the first-to-second maintenance cycle of a late-70s/80s suburb. It is a middle-to-upper-middle-class, white-collar family suburb, more consistent and a bit more modern than the older belt to its south. Its distinctive local feature is Lightning Swamp Bushland, a bushland-and-wetland reserve within the suburb. Blocks near the reserve carry two considerations: a little more termite pressure from the native bush and a water table and drainage to keep in mind near the swamp. The new Noranda train station (opened 2024) may also bring some infill and density over time. Being inland, coastal salt and delignification are a low priority in Noranda.
