Roofing in North Beach
Every suburb wears its roofs differently. North Beach is no exception and the pattern here is fairly consistent.
North Beach spent the first half of the twentieth century as a holiday spot, not a suburb. A place of fibro-and-timber shacks and holiday houses where Perth families came for the summer. Every time. It only became a permanent residential suburb in the late 1950s and was nearly fully built out by 1961 . Two things follow for an inspection. First, some of those original fibro shacks are still standing and fibro is asbestos cement. On the older North Beach houses asbestos is a live consideration that changes what any renovation or demolition involves. Second, the bulk of the stock is now sixty to seventy years old . Means roofs, wiring, plumbing and wet areas are reaching the end of their service lives all at roughly the same time. The suburb is also changing under rezoning pressure . Older lots are being redeveloped, public-housing sites cleared and there is a live push to lift density from R30 toward R60. The practical result on the ground is a 1950s cottage next to a brand-new three-storey infill build. Two completely different inspections on adjoining blocks, one about the defects of age and one about the defects of fast new construction. Star Swamp , a large wetland reserve, occupies close to half the combined land of North Beach and Watermans Bay. For houses near its edge, the water table and drainage are worth attention, a seasonal wetland moves the ground moisture around it through the year. And it is a genuine ocean-front suburb, with a long stretch of exposed coast. That is the usual North Perth coastal package: salt on everything metal , wind-driven rain on the seaward walls and in the older tiled roofs, delignification to look for in the roof space.
The ocean air reaches further inland than most people assume. It settles on every sloping surface and because a roof stays damp longer than a wall does, salt gets a much better grip up there. Fixings usually go first.
A high or seasonal water table changes what happens at ground level after a downpour. Gutter overflow pools against the house instead of soaking away and the damp air above keeps the roof surface wet into the morning.
Character housing carries materials that reward care. Steep pitches, decorative ridge work and reworked flashings all mean slower work and a repair that ignores the profile is visible from the footpath for the next thirty years.

Nothing gets quoted from the footpath. We get up there, photograph what we find, look underneath where access allows and put it in writing. If a roof needs less than you were told, we will say so.
We work through the roof methodically. Ridge and hip lines. Valley irons and their discharge into the gutter. Apron and step flashings. Vents, flues, whirlybirds, aerial brackets and solar feet. Gutter falls, laps, internal corners and the fascia behind them. Downpipes and where the water actually ends up. Individual tiles, including the ones somebody has already tried to fix. Then the roof space, looking at battens, sarking, insulation and any watermarks on the timber.
Specification is not window dressing. Flexible pointing compound outlasts sand and cement because it moves with the roof instead of splitting under it. Coatings need a sealed, prepared substrate or they peel. Sheet metal and fixings should suit the exposure of the site, since coastal and industrial air chew through standard product.
