Why North Beach roofs behave the way they do
North Beach spent the first half of the twentieth century as a holiday spot, not a suburb, a place of fibro-and-timber shacks and holiday houses where Perth families came for the summer. The practical result on the ground is a 1950s cottage next to a brand-new three-storey infill build, two completely different inspections on adjoining blocks, one about the defects of age. One about the defects of fast new construction. Star Swamp, a large wetland reserve, occupies close to half the combined land of North Beach and Watermans Bay. It happens quietly. For houses near its edge, the water table and drainage are worth attention, a seasonal wetland moves the ground moisture around it through the year. And it is a genuine ocean-front suburb, with a long stretch of exposed coast.
