North Coogee is a new coastal marina suburb , created in 2005 and built largely around the Port Coogee development. It carries a defining and specific inspection issue: much of it was built on former industrial coastal land . The redevelopment of that ex-industrial waterfront. 95 hectares between South Beach and the marina, means ground-contamination history is a genuine concern here. Checking remediation and fill records, made ground and site-history disclosures is a real part of buying in North Coogee. It is not a hypothetical: the development was opposed partly over existing site contamination. Being genuine oceanfront and marina on Cockburn Sound, salt is at full strength : delignification, salt corrosion of fixings, metalwork. Marina hardware, wind-driven rain and sheer exposure are all front-line concerns and roofs, eaves, flashings and external metal deserve close attention. And around the marina and canals, the engineered waterfront ground brings its own issues. Made ground, retaining, potential settlement and a tidal water table. The housing is new (2007 onward) and dense, marina apartments, townhouses and homes.
