There is a reason North Lake roofs fail the way they do and it has more to do with the ground and the setting than with the builder.

North Lake is a small suburb built around the lake it is named for. The northernmost of the Beeliar chain and much of its land is lake, wetland and Beeliar Regional Park rather than housing, alongside recreation venues like the Lakeside centre, Adventure World and the Ice Arena. For the residential blocks, the lake is the defining inspection factor: those near it sit on low ground with a high water table . Drainage and subfloor or slab-edge damp are the things to read and a block's elevation relative to the lake is worth establishing. Nothing dramatic. It is a small, low-density suburb with no schools of its own, wrapped by major roads. The Kwinana Freeway to the east and the Roe Highway reserve to the south, so perimeter blocks carry traffic noise and Murdoch University sits directly to the north. The residential stock is limited and generally 1970s-80s onward , set among the recreation and reserve land. Being an inland suburb, salt-driven delignification is a low priority in North Lake. The report here is dominated by the lake-side ground. Water table, drainage, low blocks and by the recreational, reserve-heavy setting that surrounds the housing.

Salt does the damage here long before age does. It gets drawn into anything porous and it sits in the laps and creases where water lingers, so fixings, valley irons and gutter seams give out while the tiles above them still look perfectly serviceable. Owners are often surprised by that order of failure.

A high or seasonal water table changes what happens at ground level after a downpour. Gutter overflow pools against the house instead of soaking away and the damp air above keeps the roof surface wet into the morning.
