Roofing in Ocean Reef
Ask what is wrong with a roof in Ocean Reef and the honest answer usually starts with where the house sits.
Ocean Reef is essentially an 1980s suburb. The name was adopted in 1974 (it was previously Beaumaris, a name a couple of the local facilities still carry) and the bulk of it was built through the 80s, stable ever since. So the dominant stock is 1980s brick-and-tile, now around forty years old and moving through its first serious maintenance cycle: original roofs, wiring, hot water. Wet-area waterproofing all reaching the end of their first life together. The suburb is split by Hodges Drive into “old” Ocean Reef to the south and a slightly newer north, though only a few years separate them. The marina changes things on the western side Ocean Reef Marina is a major project under construction at the boat harbour, breakwaters, earthworks. An entire new residential-and-commercial precinct, not fully complete until around 2036. For existing homes near the works, that is a genuine reason to consider a dilapidation report. A dated, photographed record of condition, before and during the construction next door. And the new marina dwellings themselves, when they come, will be brand-new builds and apartments needing their own careful inspection. The ground was originally sand plains, dunes and limestone outcrops , so near-surface limestone affects footings in the usual variable way. It adds up. One point of difference from the frontline suburbs: a protected dune belt up to 400 metres wide sits between the houses. The sea, which takes some of the edge off the direct salt exposure. Though on the older tiled roofs, delignification is still worth a look in the roof space.
The ocean air reaches further inland than most people assume. It settles on every sloping surface and because a roof stays damp longer than a wall does, salt gets a much better grip up there. Fixings usually go first.
Free-draining sand keeps ground moisture out of the equation, which removes one variable. Roof problems in these streets are usually about age and exposure rather than anything happening underneath the house.
Roofs from this era tend to fail in the same order. The tiles hold up. The bedding lets go. Pointing cracks, caps shift and wind-driven rain finds the gap during a winter front.
What that means for a Ocean Reef roof
Recent construction changes the diagnosis completely. Roof Plumbing Perth, penetrations and original workmanship are the likely culprits. Age is not.
Overwhelmingly a 1980s suburb. That decade's brick-and-tile, now ~40 years old and into its first major maintenance cycle. Ocean Reef Marina under construction to ~2036. Major earthworks, breakwaters and a new residential precinct. Nearby properties: dilapidation-report territory before/during works; new marina builds are their own inspection.
Up to 400m of protected dune between houses and sea. Softens direct salt somewhat vs frontline suburbs, but sand-plain/dune/limestone ground still varies. Documented limestone outcrops in the original site. Near-surface rock affecting footings.
Nothing gets quoted from the footpath. We get up there, photograph what we find, look underneath where access allows and put it in writing. If a roof needs less than you were told, we will say so.
We work through the roof methodically. Ridge and hip lines. Valley irons and their discharge into the gutter. Apron and step flashings. Vents, flues, whirlybirds, aerial brackets and solar feet. Gutter falls, laps, internal corners and the fascia behind them. Downpipes and where the water actually ends up. Individual tiles, including the ones somebody has already tried to fix. Then the roof space, looking at battens, sarking, insulation and any watermarks on the timber.
Specification is not window dressing. Flexible pointing compound outlasts sand and cement because it moves with the roof instead of splitting under it. Coatings need a sealed, prepared substrate or they peel. Sheet metal and fixings should suit the exposure of the site, since coastal and industrial air chew through standard product. We use Dulux AcraTex as accredited applicators, which is what makes the manufacturer warranty available on your roof and we match tiles from current or salvage stock rather than putting a modern profile across an older elevation.
On price, we quote the work rather than a rate per square metre. A roof with sound tiles and dead pointing is a different job to one with failing battens and pretending otherwise helps nobody. You get an itemised written figure after the inspection, not a number over the phone. If something unexpected turns up once we are underway, you hear about it before we do anything about it. Nobody enjoys surprises on an invoice.
How we approach a Ocean Reef job
Perth weather gives a roof two different problems each year. Summer bakes the surface, drives moisture out of mortar and chalks whatever coating remains. Then winter arrives as a run of cold fronts off the Indian Ocean, throwing rain almost horizontally at the western face of the building. Most leaks announce themselves in June rather than January, though the damage that caused them happened months earlier under a very hot sky.
Timing is worth planning. Coatings need a dry surface and a dry stretch afterwards, so the practical window runs from spring through to autumn. Repairs happen year round. Storm work happens whenever it has to.
Our work carries a ten year workmanship warranty. Manufacturer product warranties are separate documents with separate terms. You should finish a job holding both.
A word on how we operate. Employed tradesmen, not a subcontractor lottery. Surrounds protected, gutters flushed of the mess the job creates, site left clean. It sounds obvious. Plenty of people have stories suggesting otherwise.
We cover the whole of the City of Joondalup. Short drives keep roofing affordable on smaller jobs and most of ours are smaller jobs.
There is no value in overselling. Plenty of roofs in this suburb need a repair rather than a replacement and we would rather do the smaller job properly and be called back in ten years for the larger one.
Roofing services we do most in Ocean Reef
Gutter Replacement. Re-hanging, resealing or replacing, including the fascia behind it when that is the real fault.
Roof Valley Repairs. The metal trough between two roof planes. It carries the most water and hides the most rust.
Roof Replacement. For roofs where the structure has gone rather than the surface.
Roof Repairs. Targeted work on a specific fault rather than a whole roof.
Roof Restoration. Clean, repair, re-bed the capping, then seal and coat. Suits a sound roof that has lost its surface.
Roof Painting. A membrane over a prepared surface. Preparation is most of the job.

Questions we get asked in Ocean Reef
How long will it take? A straightforward repair is often half a day. Roof Bedding & Pointing Perth and pointing a whole roof usually runs two days. A full restoration with cleaning, repairs and coating typically takes three to five working days, weather permitting.
Do you charge for the quote? No. Inspection, photographs and a written price cost nothing.
Is my roof insured for this? Depends entirely on cause. Insurance Roof Repairs Perth cover sudden events such as storms or impact. Gradual deterioration is excluded, whatever the salesman told you.
Can you deal with asbestos? Older roofs sometimes contain it. We identify it before disturbing anything and handle it lawfully rather than pretending it is not there.
