An entire new residential-and-commercial precinct, not fully complete until around 2036. For existing homes near the works, that is a genuine reason to consider a dilapidation report, a dated, photographed record of condition, before and during the construction next door. It adds up. And the new marina dwellings themselves, when they come, will be brand-new builds and apartments needing their own careful inspection. The ground was originally sand plains, dunes and limestone outcrops, so near-surface limestone affects footings in the usual variable way. One point of difference from the frontline suburbs: a protected dune belt up to 400 metres wide sits between the houses. The sea, which takes some of the edge off the direct salt exposure, though on the older tiled roofs, delignification is still worth a look in the roof space.What that means for pressure cleaning in Ocean Reef

What the work involves
- Match nozzle and standoff to the surface. A pencil jet concentrates enormous force into a tiny area and will carve concrete. A fan tip spreads the same energy across a band. Doubling the distance from the surface dramatically reduces impact force
- Work down, never uphill under laps. On any roof or overlapping surface, driving water uphill forces it behind and underneath. That damage is invisible on the day and appears as a stained ceiling weeks later
- Protect surrounds and manage the runoff. Plants covered, windows and fittings protected and the considerable volume of dirty water directed somewhere sensible rather than into a soakwell it will block

What about asbestos?
Never pressure clean it. Cleaning fibre cement sheeting releases fibres and it is both dangerous and unlawful. We identify suspected material and decline the work rather than proceed.
Where does all the water go?
Into your drainage, carrying whatever came off the surface. On a large job that is a genuine volume and it can silt a soakwell. Managing the runoff is part of doing it properly.
Is soft washing better?
On fragile surfaces, considerably. It applies treatment chemistry at low pressure and lets it work over time, then rinses gently. It takes longer and it does not damage what it is cleaning.
Can you clean before painting?
Yes and preparation is exactly where pressure cleaning earns its place. Coatings adhere to the substrate, not to what is sitting on it.
