Why Ocean Reef roofs behave the way they do
Ocean Reef is essentially an 1980s suburb, the name was adopted in 1974 (it was previously Beaumaris, a name a couple of the local facilities still carry). The bulk of it was built through the 80s, stable ever since. So the dominant stock is 1980s brick-and-tile, now around forty years old and moving through its first serious maintenance cycle: original roofs, wiring, hot water. Wet-area waterproofing all reaching the end of their first life together. The suburb is split by Hodges Drive into “old” Ocean Reef to the south and a slightly newer north, though only a few years separate them. The marina changes things on the western side Ocean Reef Marina is a major project under construction at the boat harbour, breakwaters, earthworks. An entire new residential-and-commercial precinct, not fully complete until around 2036. For existing homes near the works, that is a genuine reason to consider a dilapidation report, a dated, photographed record of condition, before and during the construction next door. It adds up. And the new marina dwellings themselves, when they come, will be brand-new builds and apartments needing their own careful inspection. The ground was originally sand plains, dunes and limestone outcrops, so near-surface limestone affects footings in the usual variable way. One point of difference from the frontline suburbs: a protected dune belt up to 400 metres wide sits between the houses. What the work involves
- Find the water before replacing the wood. Timber does not fail on its own. Something has been wetting it and replacing the member without stopping the water means doing it again in a few years
- Repair the affected members. Sistering a damaged rafter, replacing a run of battens, renewing rafter ends and fascia. Localised work wherever the rest of the structure is sound
- Rebuild only where it is warranted. Widespread failure, insect damage through the framing or a structure that was under-built to begin with. That is a bigger conversation and occasionally an engineering one

How do I know if it is structural?
Somebody has to look. Sagging along a ridge, a fascia that will not hold a gutter and battens that spin a screw are all visible indicators, but the extent is only established from inside the roof space.
Can damaged rafters be repaired rather than replaced?
